Because of the very hot periode, we didn't appreciate that air conditioned didn't work during the night, so that was disagreable. The staff wasn't very kind. Tables in the dining room were too near one to another.

We enjoyed our stay at La Rocca very much. The location was at the top of the town and therefore it was nice to walk downhill to all the sites. Also it was near the bus station and therefore convenient for our arrival and departure. The room was spotless and the meal we had in the dining room was excellent. All the staff members were friendly and helpful.

Location is surely the selling point of this hotel. You can't get more central than this, especially at such an honest price! We had a nice room with a small but functioning private toilet and a outstanding view on mount Subasio.Breakfast was very good and I could finally eat rice cakes!I suggest you to stay here for dinner as well.Great food, big portions and reasonable prices...much better than eating in town!Other plus is the free parking just behind the hotel.Downside...very noisy during the night due to the restaurant on the middle floor.Overall, I'll surely recommend it!

La Rocca represents very good value for money. We stayed in the annexe about 20 yards away as they had a party of American students staying. The daily choice of menu(not alla carte) was limited but we never left the table hungry. The room was very clean and comfortable although the ceiling somewhat low on one side,Luckily my wife is only 5feet tall. Unfortunately they did not allow anyone to eat on the terrace which had superb views. Why I do not know. All in all we enjoyed our stay there, the staff were helpful (if a little lacking in english).Fortunately I do speak Italian fairly well.We would certainly return if in Assisi again

The room for 1 night was excellent but I would not recommend it for a longer stay because there's no safebox, no refrigerator and no air conditioning in the room. Also, they charged us for the breakfast (very basic and average for the price) and for the parking... So our total bill came-up to 71 euros; which is not so bad I presume...

This hotel was at the very top of Assisi in the perfect location for exploring the city. The view is spectacular and the room is very comfortable! Simply take the bus from the train station to Assisi and the hotel is a 2 minute walk from there. The man at the front desk was very kind and gave us a map explaining all of the things to see. I would definitely stay here again!

We stayed in Assisi for a weekend break. The surroundings where suggestive because although the dates coincided with the beginning of Spring, this medieval city was covered in snow. The Hotel provided an excellent accomodation in a period building renovated to high standards and at excellent budget prices. I very much recommend the hotel to other visitors of this unique city of peace & tranquility.

This hotel is in a great location inside the historic city walls at the high end of the town. Unfortunately after parking in a guest parking space we were told that these spaces were not available for customers that night (New Years Eve) and so we needed to move our car to a public parking area up the hill some distance. We were then dismayed to be led to an upstairs room that had no windows at all. There was a skylight in the high ceiling which could be opened using a switch on the wall but as it was directly overhead could not actually be used since it rained overnight and we and the bed would all have gotten soaked. Not suitable for anyone with claustrophobia or who needs fresh air ventilated to their room.

Nice hotel, friendly staff, excellent service, big spacious room in an annex, free parking, breakfast ok. The only negative: we could not have the breakfast on the terrace! When we asked why, the answer was; Breakfast is served inside. Pity! Why have a nice terrace with tables and chairs if you can use it only in the evening for having a drink?

I was told on check-in I could have dinner and/or a drink on the terrace -- very beautiful with panoramic views. However, when I went for dinner, I was told I could not eat or have a drink on the terrace. Please note: terrace was not occupied, except for one cuple dining! I think the policy is that everyone who took a room with meals is relegated to inside, back-of-room dining -- my table faced the kitchen entry! I will never stay there again or recommend it to others -- I was so disappointed for being denied dining or drinking access on the terrace. Also noted terrace was NEVER full so that beautiful dining area with a view and warm evening breeze was wasted, sitting empty. This one amenity could be a real selling point for this place, but unfortunately it was misused for greed -- I think they were hoping others from the other hotels and inns would flood it, but it never happened.

Our reservation was not honored. Hotel was full when we arrived and staff arranged for us to stay in another property down the street (San Rufino). Although other hotel was also fine, it was farther from public parking. In fact, we had chosen our hotel based on the parking distance. Breakfast in San Rufino was good, but our room was quite noisy. We could hear the phone ringing in the front desk, which was unattended during the night but someone kept calling. We could also easily talk to our neighbors next door.

Best location in all of Assisi. Near Piazza Matteotti bus stop and away from most tourist traffic. Near the most attractive streets in Assisi with a beautiful view of the countryside nearby. The staff was friendly and accomodating, and the dinner was good. Breakfasts consisted of cereal, juice, homemade bundt cake, coffee, tea. It was quiet although one night they were hosting a party that was loud, but they stopped at a reasonable time.

The staff was not very pleasant, they didn't gave much information about the city. The breakfast is not included and I preferred to eat in a bar outside. This is a lovely place to stay with welcoming staff and an excellent location. It ticked all our boxes.Driving into these pretty Italian walled cities is difficult. Do your homework first. Just 2 mins walk down hill to St Ruffino's and 3 mins away from dell commune. A wanderful hotel highley reccommended. I will definately stay there again. Only bad point is that it is at the top of the town so any journey back to the hotel involves a journey back up the very baeutiful but steep pathways, but there is a regular bus service that drops you off 100m from hotel.

I chose this hotel because it was some way away from the Basilica so I thought it would be quieter. How wrong was I. Be warned. THIS HOTEL CATERS FOR SCHOOL PARTIES. A group of Austrian children were there for the first two nights of my stay and preparations were being made for the arrival of another group as I left. I suppose it could have been worse - the noise subsided a little after 11.00pm and only one of the children was sick. The presence of a large school party may have had something to do with the fact that none of the staff smiled during the entirety of my stay - although I had very little contact with them, reception was almost always unmanned and I kept the key card I was given on arrival with me at all times. As regards breakfast, this was meagre and was probably the worst breakfast I have ever had in Italy. Had I realised I had paid for bed only I would have saved the exhorbitant €5 charged and gone to a local bar instead. I was unable to alter the temperature of the air conditioning in my room so had to open my window to take advantage of the welcome breeze from the mountains although this did mean there was some outside noise. The only posistive comment I can make is about the view from the bedroom window which was breathtaking. Oh, and the bus terminal is only a two minute walk from the hotel which makes for a nice quick getaway.

The receptionist hung up on me when I called to ask a question. I'm not the hardest customer to please, but this seems a bit over the edge. This is definitly not a fancy place as the shower basically has a toilet and sink in it and there's no heating, as it was a bit rainy so a little cold in october. Thankfully the older guys that worked there the next morning were much more helpful and much nicer than the girl the night before. (stayed for one night Easter 05) Lovely setting - overlooking valley at the back of Assisi (though our room did not have this view). Location is at the other end of town to the Basilica but Assisi isn't really very big and nice to wander through, there are plenty of eating places around, and I preferred being in the less touristy part of town. Also you can drive to the hotel without going through the centre and easy to park outside. Overall v good value - would go back, but hope for room with the fantastic view next time!

Excellent location within the ciry walls on the far side of town which makes finding it a bit of a treasure hunt. But everyone in town was very nice in helping us on our way. Our room had a great view but was adjacent to the outer ring road which made for some nightime noise. Our friends were in another room with no traffic noise but not as good of a view so take your pick. La Rocca has a hardly used veranda on the 2nd floor with that same view...we undid several bottles of wine there watching the townsfolk below and and valley beyond. We got a sense that La Rocca is a bit of a locals place which we found charming...not the usual touristy feeling. The staff was friendly and the only downside to our visit was that the air conditioning was not working when we were there. For the money it was maybe the best value we had in 17 days of Rome, Umbria and Tuscany.

I do not know if you received a comment before this. I moved something around me and my computer got disconnected. We thought that La Rocca was going to be a very beautifyl experience, all the comments, but one , were good. We should have paid attention to the bad comment that spoke about racial discrimination. We are hispanic and arrived at the hotel in the same taxi from the train station with a white american woman, the treatment was so grossly different it was disgusting. The woman claimed not to have anything with a picture for ID, not even her passport but they continued to be very nice with her, smile after smile, well, not with us, rush rush for the papers and the only man that speaks English gave us a bad very limited information of what we could see that day. Thank God we had been to three other cities before that and were given the royal treatment at every place, otherwise we would have thought that all Italians are that prejudist. The combo bath of shower with no separation from the toilet was disgusting, to say the least and NO as other comments say it is not a common thing in Italy, none of the other B&B where we stayed had that problem. OH!!!!!!! but the worse was yet to come when we came back that night after doing the regular visiting of the church and other places, to find out that there is no air conditioner, at a temperature of 108 Farenheit (42 C) imagine the night that we had. Thank God it was only for one night. NEVER EVER again would we stay at La Rocca and will make sure that many friends and family that plan on going to Italy in the comming months do not go to La Rocca

Would highly recommend Hotel La Rocca to anyone. The room was immaculate, with modern bathroom fittings and a communcal balcony with a spectacular view over a valley. By far the best hotel in this price category we found in Italy.

Outstanding place to stay. The kindly older gentlemen is the owner and should be (is) very proud of his establishment. On your way toward Rocca Maggiore, just before you get to the "porto" existing the city proper, make a u-turn down. Quickly, you will find a passageway to your left big enough for one car to pass through. Immediately on your right side is La Rocca hotel. Drop your bags, reverse your car and continue to the outdoor free car park over- looking the mountains and valley below. Be sure to park past the blue P sign (for non-residents.)The younger staff speak fluent English. Room was newly renovated, spacious, and clean. Double w/bath. Very modern ammenities, including TV without English language programming and phone. Bathroom - spectacular. A/C unit present but not paid for and not needed in early June. Electronic card key. Towels and soaps provided. Lift. Breakfast 4.50 euros, not tried. A restaurant is on the premises, but not sampled. Just a pleasant walk on gentle slope to square (Church of S. Chiara). On the far side of square is a take out/dine in pizza place with OUTSTANDING pizza. The near side of the square features a bar with cheap internet access. San Francesco is a little bit of a walk, but Assisi is pleasant enough not to really notice. Take the bus back to Piazza Matteotti. Hotel is two minute walk, but check directions. If using Rick Steves, skip the "roman amphitheater" he mentions in his walking tour. It's very close by La Rocca, but a real waste of time and directions can be confusing. Start at S. Chiara. 46 euros per night, two nights, would gladly return. Only complaint - neighborhood quiet, but our window faced the hotels annex, which was noisy (I think they may wash the dishes there.) No noise after 11:30 pm. Bothersome to light sleepers, others should be OK.

I enjoyed my stay but suffered from noise at night and from lack of heating in the room (no heating during the day during a very cold spell). Food was excellent and staff friendly. View from room was superb but the room was cramped. I would consider going again.

Nice little hotel about a 5 min. walk from the Piazza Matteotti parking garage & bus stop. Excellent value for the price. Rooms are on the small side, but very clean. Our two rooms were off a shared terrace with spectacular views of the countryside. They use a combo room key/power card to make the lights etc. go; we were there off-season (March) and the room got a bit chill while we were gone but warmed up reasonably quickly once we turned the power on again. Prices quoted are for cash only but they state this up front (some places we stayed didn't) so we were prepared with enough cash on hand. Breakfast isn't included in the price of the room and is pretty standard (juice, rolls, coffee) -- but if you opt out of breakfast, make sure you don't miss their restaurant downstairs for dinner. It was one of the best meals of our entire trip to Italy.

Very nice stay at Hotel La Rocca. Generally a modern hotel with one exception: the shower drains onto the bathroom floor. Not an uncommon occurance in Italy, but certainly not my favorite way to shower. This would not keep me from returning. The hotel is located at the top of town. It's off the main tourist paths, which keeps it quiet. Since Assisi is such a small town, you're not far from all the excitement.

The hotel is easily accessible and has parking either across the street (6 Euro per day) or for free just on a side street nearby. The food was excellent in the restaurant and the staff more than accomodating. A few blocks up the hill from St. Rufino's Cathedral, pretty much the whole town is within 30 minutes walking distance. Close to the Rocca Magiore which is being repaired for the season ( a tremendous view of the community from the octagonal tower. The room was comfortable and warm on a very cold windy night. It is a great place to stay and I hope to visit there again.

La Roca was a wondferful little place - especially for the price. No complaints. And do try the restaurant - great food, again, at a very low price. Oh - tiny bathroom with a shower and no stall - shower washes over floor of room - an odd set up, but ok. TV in room, no English language stations. Can smell some cigarette smoke from other rooms, coming in from halls. But still, we liked it and were comfortable and again, great price.

This was my second time to stay at La Rocca, It was my wife's first visit to Italy. She loved staying at La Rocca and has said that on our next visit to Assisi we must stay at La Rocca. Rooms were immaculately clean, well furnished, warm and cozy. Excellent location near Santa Chiara and the central square, very quiet area also. Best value of all the hotels we stayed in during our honeymoon in Italy.

A little tough to find, as entrance is through an arch in stone wall, and sign is small. Easy to park and register, and we were directed to an area of ample street parking about a half block away. We were a bit apprehensive as exterior looks (and is) very old. But everythjing inside is state of the art. My guess is extensive interior rebuilding after earthquake, but exterior preserved. Decent restaurant and bar on premises. Church of St. Francis is within walking, as are many restaurants an shops. Only complaint (minimal) is combo shower/toilet room, very common in Italy.

I was delighted with the location of the hotel, the quality of the room (all have ensuite bath) and quality of dinner and breakfast at La Rocca. Half-board at this hotel was the best deal I experienced while travelling in Italy. It's a popular place so it helps to book ahead and to make personal contact with the manager if you can.

The reason I booked this hotel because it seems a charming hotel in Assisi by the recommendation on internet. BUT They gave us a very bad smell double room when we arrived. It smells like something rotten... We asked them to change the room for us but their attitude was very bad. They denied in beginning but we insisted to change. Yes they did. The employee ( or employer maybe ) took us to the other room and "fling" the door with very bad attitude. We left the hotel next morning but they asked for cash. Why???? The guy that checked out in front of us pay by credit card!! Is it " racial discrimination " ??!! I will not go back that hotel and I will post my experience and opinion on internet absolutely.
