We were very satisfied with our stay at Hotel Eden. Rooms are suitable for a small hotel. Decoration is sober and with pleasant colours. Only small minus (if you are travelling as a family with young children and therefore have lots of luggage), there is no elevator, but staff is very helpful with carrying bags and things to your room. Tasty breakfast for a reasonable fee in the pergola of the hotel.

This is an excellent hotel! I would go back for sure. Only issue is it is in Juan-Les-Pins, which we didn't really like. We spent most of our time in Antibes (a short walk from Juan-Les-Pins or very fast bus ride) and Nice. Overall for the value and the staff, it is a great hotel! Staff especially are just fantastic!

I stayed at hotel Eden for a week with all my family and we had great time. This was due to Patricia and her staff at Eden. From the day I did the booking I knew that there is something special about the place. Everything is customised to one's needs. Following my booking, I had a number of email exchanges with Patricia and all my expectations/requests were fulfilled. The hotel is clean and well maintained. It is in a great location with 3 minutes(walk) to the train station, 2 minutes(walk) to the bus to Antibes, restaurants, cafes, markets, shops just nearby. Also, it is very close to public beach. Kids really enjoyed the kindness of Patricia. We also used beach toys, towels, umbrellas, all provided for free. Overall, I would strongly recommend this hotel.

Stayed 4 nights with my wife and 2 kids. Very serviceminded staff. Great location to the beach and train, just 100-200m in each direction. Wifi is working well in the hotelrooms. The stairs could be hard for mature and injured people.

Pleasant bright Hotel,well located for access to and from Juan Les Pins railway station and sea- front.There is an attractive first floor terrace available for guests offering a good value breakfast.My wife and I were attended to by the personable and attentive proprietoresse-Patricia and her young efficient daughter and we would certainly stay at this hotel on a return visit.

Superb hotel. Not to be missed. The staff were warm and welcoming, always at hand to provide suggestions or advice. The room wasn't particularly luxurious but it included all essentials (air con, safe, tv, etc). The hotel is well situated close to the heart to of Juan les pins and just around the corner from the bus and train stops. I noted most guests were couples so the hotels wasn't noisy though the running of water could be heard in the morning as people woke. Unless you are a light sleeper this isn't an issue.

We loved our stay at the Eden - wish that it could have been longer than one night. Patricia confirmed our reservation quickly. When we arrived, we were very warmly greeted by Patricia and her daughter. They did everything possible to make our stay enjoyable - loaning us towels and a beach umbrella, making a wonderful recommendation for dinner. Should we be back in the area, we'll definitely try to stay here again!

The room was a good size, the hotel was lovely. The location is just off the beach, most rooms have a view of the beach. You are near the beach, plenty of restaurants near by. Very close to the train station that has good connections to all the main places along the coast. However the whole experience was made even better by the exceptional kindness from the owner of the hotel who suggested the best restaurants, best modes of transports etc etc For this reason alone I would recommend this hotel more than any other.

The location is brilliant, being about 100yds from the beach. The south facing rooms have a direct sea view. The train station is just a stones throw away. The Proprietess, Patricia is an enthusiastic delight -very orderly and will help you with anything -even to the point of supplying beach mats and towels. We didn't take breakfast as there is a Patisserie right next door for fresh croissants. A great budget option -you can't go wrong !

Generally value for money. Host really friendly and welcoming. However, the double room might be a little squeezy for 2 people, pick the quad room instead! Room is neat and clean, however dont expect the modern hotel feel. Toilet is clean. Another shortcoming, no lift :( However, they helped you to carry your luggage up your room! A family owned business and the friendliness and competency of the host makes you feel at home.

We were lively welcomed and showed to our room by both the hostess and her daughter(?). Very friendly staff and a nice room with (some) sea-view (except for the big but nice palm tree!) as described at the web. Overall, a good and friendly hotel, 100 meters to the beach and similar to all attractions, like the Jazz a Juan festival we attended for some days. ... and the distance to old Antibes was a pleasant short walk.

I picked this hotel based on a mix of tripadvisor-reviews, availability and my needs for size of room (3 beds). Upon arriving I was met in the stairs by Patricia who offered to help me carry my luggage up the 3 stairs. (There is no lift there, and this is one of the few drawbacks of the hotel). This warm welcome from Patricia immediately gave me the feeling that this would be a wonderful 3 days stay. And I was correct. I had a "Quadruple North" room (#16). It was a very nice looking room. Sort of minimalistic and modern in nice brown and white colors. I found the wardrobe to be more than sufficient for the 3 of us. We had one single bed, one double bed and one modern chair that could be made into a bed very easily. Room was of ok size, and for the 3 of us would have been even better if we had chosen not to use the "chair for bed"-solution (since we already had 1 dbl & 1 sgl bed). The room had air conditioning which worked well. The TV was new and of good quality. The channels were clear and sharp, but as usual there were plenty of french channels (dubbed as well). There were around 20 french channels, BBC world service, german 2df and a good french sports channel. Bathroom was of high standard and clean. It seemed recently refurbished with modern brown/white colors. The room had excellent wifi (the antenna was just outside our door). We had breakfast at the hotel only one of 3 morning(s). You have the choice to sit inside or outside under a "semi-shadowed" straw-roof. It was a continental breakfast of very good quality. Fresh bread & croissants with jam. Coffe, tea, warm chocolate and/or juice. For those who like continental breakfast this is as good as they get. Personally I think continental breakfast in general is too much "white bread and only sugarfilled jam" for my liking. This is the only reason why I didn't eat more than one breakfast in the hotel. I like to have ham, darker bread, boiled eggs etc. I have to give the hotel the benefit of the doubt here b

If your in Juan Les Pins for a few days and want easy access [walking distance] to the beach, town centre [inc Antibes], bus & train services - AND don't have a car - then Hotel Eden is the place for you. OK so it's a bit old fashioned more quaint, but any short-comings are more than made up for by the 'pocket dynamo' Patricia[Owner] and her team [Mum & daughter] -they are just GREAT and cannot do enough for you. [Just one example of many - While signing out at reception - which is on the first floor- our 22kg suitcase disappeared, only to reappear at the street entrance? Patricia had carried it down herself. Now that's service!! If we're in the area will definitelly go back.PS.Dump the car - use the train.

My two daughters and I could not have been more happy with Hotel Eden. Patricia, the owner, was very welcoming, hospitable and so very helpful during our stay. She was always available to help with anything as far as restaurant recommendations, transportation routes for our different daytrips, etc. The rooms, while somewhat small, worked very well for the three of us. The beds were comfortable and we all slept very well. The location of the hotel was great for both the beach, the train station, shopping and the restaurants. I would definitely come back and stay here again!!

The owner/manager was very attentive and helpful, even down to running me to the railway station at Antibes on the last day when my taxi failed to show. The level of service and attention at this family-run hotel was nothing but spectacular. We felt at home the minute we walked in the door, and we were provided with excellent service and attention to detail (from remembering our breakfast preferences to anticipating our many questions as to recommendations for beaches, sightseeing, activities, and restaurants, to having parasols, beach toys, and beach towels at our disposal). We had rooms at the front of the hotel, with a view of the Mediterranean a block away; the rooms were spacious enough and were well insulated from street noise. Parking is available at extra cost -- well worth it considering limited parking options in the general area. The absolutely wonderful level of service more than made up for some of the shortcomings, including very small bathrooms and a slightly rundown feel of the rooms. If you factor in a very reasonable price of the rooms, this hotel is definitely worth putting at the top of the list of hotels to consider for a no-frills but delightful stay.

We received a very friendly welcome on our arrival. The room was immaculate but the en suite could do with a modern power shower but it was adequate. Nothing was too much trouble, we borrowed beach towels during our stay at no extra cost. The hotel is very well situated, one block from the beach, and for all local transport and facilities. Catch the 250 Express Bus, every 35 mins, from Nice Airport, 15EUR return. It stops about a 5-10 min. walk from the hotel.

Bus #250 from the NCE airport takes you as close as 5 mins walk. Location of the hotel is perfect if you are after dining, street shopping and beaches. Everyone - during our 3 night stay - was very friendly and gave excellent service. The place has small beach umbrellas.

This is one of the nicest hotels within its price range I have ever stayed at. It is very clean, quiet and simply, but lovely in every way. It is rated by the Michelin guide as well which is another marker of quality. The owner, Madame Patricia, is the most welcoming of hosts and takes great care of her guests. She of course speaks French but also a very good English. The hotel is very near the SNCF railway station (2 min walk) and from the sea (ask for the room which overlooks the sea). The breakfast terrace is sunny and very nice to have breakfast at. In the past years I did stay in other 2 star hotels mostly in Nice which were in the same price range, and there is simply no comparison between the quality of the stay at L'Hotel Eden and these other places.

An excellent hotel in every respect full of olde world charm with a proprietor that cannot do enough for you. Some might say that the room was on the small side but we found it prefectly adequate. Some of the decor was in need of a touch up but we were there at the end of the season and to be honest it just added to it's charm. The hotel is ideally located for the the beach, the train station, the bus station and pretty much anything you could want. If you want to know anything about the area just ask Patricia and what she doesn't know she will find out. Can't recommend this hotel highly enough.

I booked a four person room. In fact the room is only and the most for three. The fourth bed is not a regular size bed but a fold in/out bed. If we have had four adults that would be not very comfortable. We came with two small children so it was just okay but very pricey. Plus, there is no balcony or anything like that so your wet beach towels stay wet for the time of your stay.

Staying at the Eden was like staying in a home, which was exactly what we were looking for. Patricia is a gem, as everyone says. We had one tiny problem with the shower drain. When we told her, she corrected the problem within minutes. Do remember -- no elevator. However, they carried bags to the room. The location was super for the beach and the Jazz a Juan. Bus to Old Antibes or Cap d'Antibes for sight-seeing also easy. Do NOT take the bus from the Nice airport unless the Tokyo subway is OK by you!

Ms Patricia (the owner) is a jewel. We recommend staying in the hotel, although it is only a 2 star hotel. The hotel is a bit dated, but this adds to its charm. Everything was ok, the only problem I had was that the price of £90 per night for 2 star hotel seems a bit excessive, but I do not think it is the fault of the owners. Simply the area is expensive. The close proximity with the beaches in Juan les Pins, and historic Antibes (by bus #1), airport in Nice (bus #200) Cannes (also bus #200), local trains is unquestionable. We liked our 5 night stay at the hotel, and we recommend Juan les Pins for a short holiday definitely

La proprietaria dell'albergo è una persona assolutamente squisita e ti fa sentire a casa sin dal primo momento, lasciando indicazioni sulla struttura, sul posto e sui dintorni. Tra l'altro parla molto bene l'italiano e, simpaticamente, si fa insegnare quelle (poche) parole che non conosce. Abbiamo avuto modo di conoscere anche il "famoso" gatto Zorro, veramente simpatico ed "educato". L'albergo è molto carino, pulito. La nostra stanza aveva vista sulla strada antistante l'albergo e su di una porzione di mare. La colazione viene servita in un gradevole terrazzo, ed è molto abbondante. Sicuramente ci torneremo.

This was an excellent value in the beautiful town of Antibes. I stayed in a sea view room with two girlfriends. The room was small but very clean and had a view of the mediterranean. The best part of our stay was the hotel owner, Patricia. She greeted us enthusiastically when we arrived and made sure that we were pleased with our room. She gave us great information on local restaurants and directions to other sights in Antibes. She let us store our bags while we toured Antibes and even let us have a late picnic lunch in her garden after we had checked out. She was absolutely delightful and we will definitely stay here again if we have the opportunity to come back to Antibes.

This is a great little Hotel for the money. The owner is particularly charming and helpful and goes to any length to make your stay enjoyable. Walk out of the door and you are a few seconds from the seafront. Cannot recommend enough. Also handy if you travel from Nice by rail as the station is only a few minutes walk. Juan-les Pins is a resort that has seen better days but is making a real effort to retrieve its former glory.

I am a single traveller. I have been to Juan-les-Pins twice and had stayed in this hotel twice!! Patricia is very nice and helpful. It is very closed to the beach and train station. I feel safe staying there. And it's easy to get access to shops and restaurants.

Good hotel, great helpful knowledgeable staff. Location may not suit everyone but we had a really good stay here. Rooms clean, well sound proofed and excellent air conditioning. Give it a try!

We thoroughly enjoyed our three night stay at the Eden. Patricia is an excellent host. She offered advice and information on the town, transport and recommended three very good restaurants that were reasonably priced in a fairly pricey part of the world.

The Eden is a family run hotel and the owner (Patricia) could not have been more helpful. Nothing was too much trouble and every advice or hint she provided was spot on. Hotel Eden made me feel like I was staying in someone's home rather than a hotel. A very clean, pleasant place to stay right near the beaches and the train for exploring other areas on the Cote D'Azure.

Patricia, the owner gave us an fantastic service and was a great help for us when we had a break in into our car in the night in her hotel garage. She did everything to help and she also took her insurance to pay for a new window on the car! She deserve a beatiful flower, and we thank her so much! Best regards Jan Ludvigsen

Patricia, the owner, goes out of her way to make sure everyone is comfortable and having a wonderfule time. She spent 45 minutes with us the morning after we go there telling us about all the towns and activities in the surrounding areas as well as what was worth going to or skipping. She would have gone on another 45 if we had let her! She gave us great restaurant selections for all types and budgets on the evening we arrived. You can't ask anymore from a hotel's staff (her family) than what they delivered. If, when, we're in the south of France again, we will be staying here.

Hotel owner stunning!! Very friendly and helpful. Bakes own croisants for breakfast and cheaper than all other hotels. Excellent hotel for the price. Well located, close to the beach. Very nice beaches. Very clean rooms & bathroom.

The Eden was every bit as good as their reviews on this site, Trust these reviews. The Owner and staff went above and beyond to provide 5 STAR Service. I was working in Cannes at the festival and had to use the hotel's computer. I needed to upload digital media, Sir Alan, the night/ manager helped me one morning so I could make my deadline. Patricia as well as the entire staff are truly exceptional and greatly enhanced my first experience at the Cannes film festival. Juan Les Pins...very nice beach and town..Stay at this hotel, great deal, great people+good coffee.

Had an enjoyable 5 night stay at "Eden". Hotel is old-world charming in a convenient location in beautiful Juan-les-Pins.Room very clean, secure & well appointed though only a trickle of water from sink cold-water tap in bathroom and occasionally water not hot enough for my liking for shower and TV could do with an update.And WHY is that Euoropean hotels are so lousy with soap allocating just one TINY ("doll-sized")piece that frustratingly have have to keep moving from shower to hand basin! Such a small cost & annoying inconvenience to blemish an otherwise good stay. My room was on top floor with pleasant water view & reasonably spacious.Many stairs and no lift..but hey,I needed the exercise & staff insisted on carrying my embarrassingly heavy luggage.Lovely Patricia is a most obliging host and her team at all times most helpful & friendly. Breakfast of the usual European fare:croissant, baguette,jams etc,juice & coffee served in very pleasant surroundings by convivial staff.I would stay here again without hestitation....but will make sure I take my own bar of soap~!

I fully endorse all of the comments that have gone before. Patricia is an absolute star, as has been mentioned before, she's like a friend you've known for years. Her recommendations for restaurants and places of interest are first class, indeed, she likes to think of herself as "The alternative Tourist Office", does a good job too. Would have no hesitation about staying again which we hope to do.

As soon as you walk in you know you're in a nice place- the entrance area and stairway are nicely decorated and clean. I was greeted at the reception desk by Patricia who makes you feel at ease after a long travel and I was in my room with tips on places for dinner in no time. The room was very clean and well maintained- and I enjoyed the ambience out the back of the hotel- very quiet with the breeze coming in the balcony window - a small neighborhood feel. The only problem I had was an inconsiderate guest who was making noise just to bother everybody else at night but overall I had a great time. The breakfast area is very pleasant and it was great to wake up to the smell of fresh baked croissants - very tasty too. Patricia's tips on things to do, friendly conversation and practical advice were invaluable and really made my trip enjoyable. I would definitely recommend this hotel.

We stayed at Hotel Eden in early May. Our daughter and grandson and a friend. The hotel was perfect for our needs. it is very close to the beach, and all kinds of restaurants and shops. The rooms - particularly the bathrooms ! - are small, but quite adequate, and appropriate for the price. The host family are extremely kind and helpful. If you want a small family-run hotel, I don't know where you'd find a better one.

A beautiful building with area sea view from some of the rooms. This is a true family hotel and Patricia makes one feel so welcome. The rooms are small and not well insulated against noise from adjacent rooms but this minor issue is more than compensated by the great value for money.

2 old friends on holidays hit the jackpot when we chose Hotel Eden for a week's stay. The staff made us feel so welcome & were ever so accomodating. Well situated, near the train station & next door to a "Patisserie". How cool is that! We highly recommend this hotel & wish to thank Patricia, Madame & Monsieur Jean for this beautiful experience.

Hotel Eden is a modest but excellent little hotel. While the rooms are small, they are perfectly adequate. Patricia, the tres gentil owner of the hotel, is very friendly and helpful and runs a clean establishment. I would and will stay there again. I stayed for a TV market in Cannes (MIPCOM 07) and found it convenient enough especially if you take the conference bus or the train. Taxis are expensive late at night but it still makes it cheaper than staying in Cannes.

What a location! And what a charming, delightful hotel manager, Patricia, who made us feel so very welcome. This was one of the best places we stayed in France. Would highly recommend this hotel to anyone who wants to be "on the Riviera" without the high cost of some places, but with all the accessibility and the best hotelier in the business!

Fabulous small hotel in the heart of Juan Les Pins. Excellent value for money. Small but comfortable and clean room with ensuite bathroom. Room had a sea view. Owner Patricia very friendly and helpful. Hotel is close to the centre of Juan Les Pin and a short walk to lots of great restaurants and the beach. A grocery store, Laundrette and post office are all near bye. I used the Hotel's garage which is close bye and my car remained safely stored for the duration of the visit.

This hotel is a two star and does not purport to be any more than this. It is very well located, close to the beach, restaurants etc. Our room (number7) on the second floor had a nice view to the Mediterranean. Patrice is a very nice lady, very helpful and welcoming. She makes all her guests feel at home. If we were staying again for a couple of days in Juan Les Pins, we would go back to this hotel

Sono stato con la mia ragazza per tre notti nell'albergo: le camere sono piccoline ma pulite, una bella vista sul mare, il prezzo è basso considerato che si trova davanti al mare a un chilometro da Antibes. La signora è una donna gentilissima, parla correttamente italiano ed è disponibilissima a consigliare su tutto, itinerari, servizi, mezzi pubblici o stradre. Se volete passare un vacanza a poco prezzo in un posto magnifico e vi accontentate di un albergo modesto a conduzione famigliare è il posto ideale!!!

Hotel is not actually in Antibes (Jean Les Peans, but it is a quick 3 minute train ride away, and the train is a 2-minute walk from the hotel). Situated very near the public beach, staff is cheery and helpful.

the hotel was amazing for the price we received the most friendly welcome and had a brilliant time in juan les pins. thank you! dont go to the restaurant "douce" on the beach the waiters were very rude and the food was extremely expensive!! the beach nearby was fantastic, sandy and within 5 mins walk.

My wife and I spent 7 nights at Hotel Eden in early August 2007. Patricia and her family were very welcoming and provided very useful information about the town and area. If going to The Hotel it is best to contact Hotel Eden for transportation from Nice Airport, they can provide airport transportation at a very reasonable rate compared to taking an airport taxi.

The people that managed the hotel where very kind and helpful. The location to the beach was great for the price. They even offered me a beach mat, Towels and Umbrella to use on the beach. The gave me some great recommendations for dinning on a budget and gave me a map of the area and explained how to get to and from each place that I wanted to visit. There is no lift in this hotel but that was not a problem for me. I need the exercise anyway. I would stay here again.

The Hotel Eden was just one short block off a great sandy beach and only 3 blocks from the train station, within a few blocks to all of Juan Le Pins and a 15 min walk to Old Town Antibes. Patrice was a great host and very helpful to us (americans). The walls were thin so I'd take earplugs as the hotel seems to fill up every weekend. Worth the price and then some.

The hotel is in an excellent location one block from the beach. Next door is a bakery where you can buy bread and pastries. Numerous restaurants of all price ranges are located a short walk along the beach. The room had a small balcony with a view of the Med. The room had a new air conditioner that worked very well. The room was also soundproofed which was great. The train station and the bus stop are both only a 5 minute walk from the hotel. Ms. Patricia was an excellent host. She was very friendly and extremely helpful. Her sightseeing and travel advice help us make the most of our limited time. She made our stay most enjoyable. We would definitely stay at the Hotel Eden again.

We arrived late, and must have woken up the very very nice old man who helped us find a parking space and carried our luggage up the stairs for us. The staff was very helpful and very kind. The hotel rooms are a bit on the small side, but acceptable, especially considering the price. Right below the hotel is an excellent bakery with heavenly chocolate croissants that you can have for a very cheap breakfast. The ocean is within site of the hotel. Parking may be difficult as there are a very small number of no-pay spaces.
