Great staff, extremely helpful and knowledgable. Amazing and beautiful rooms. Great facilities. Wifi only works in the foyer though there are plenty of lounge chairs available. Close to everything. Price too good to be true. Lovely breakfast though somewhat expensive in comparison to the room. Recommend the bar in an evening, lovely atmostphere. Great restaurant next street over. Look for the busiest place with two chairs hanging from the ceiling. Order the steak!

An excellent value. My double bed was king size. The hotel is diagonally across the island, so it is a long walk to san Marco square, but it gave me the chance to shop all the way there.

WIFI very difficult to work with in room system-needs improving asap. Stayed 2 nights - before cruise and after cruise and paid twice as much for lesser room on first night because of end of season. Breakfeast on first morning was very good. Bag breakfeast due to early departure on second stay was poor-could have done without it. Mohammed was very helpful. Chose property for access to Cruise terminal and water bus stop for airport.

Great hotel. I would recommend it to other travellers. You should know, however, that this hotel is not in the "thick" of it, meaning not close to what one might consider the "core" of Venice (i.e., San Marco Square or Rialto Bridge). However, if you don't absolutely need that or aren't seeking that out specifically, then you should stay here. It's really quite nice. The area it's in is fairly quiet, but you can be in the hussle and bussle of the restaurants and shops in 5 to 6 minutes by just walking. Once there you can hop on a vaporetto (Venetian transit, essentially like a bus, but it's a boat -- wonderful and efficient for getting around). The area feels safe for walking back from the busier parts of the city at night even though it's on the quiet side -- we were four of us walking together/ two adults and two teenage girls. The vaparettos are great to get around on; I recommend a pass though, it's cheaper. Anyway, the hotel was very comfortable for us, and spacious (we had a room with a loft -- perfect for families or couples travelling together), hotel has all the regular amenities with a small fridge equipped with bar items (a little pricey though), the front desk staff were helpful,decor is quite nice, breakfast was good and very filling. My wife and I know Venice well. We booked two double rooms in June for 5 nights - one for my wife and myself and one for my parents (in their 70's). The hotel and our stay could not have been better. The staff were excellent and we had a very warm welcome even though we arrived at around 10.30pm. This included a welcome drink in the bar. The rooms were very large (by Venice standards) and clean. We had a canal view room which was really fantastic. The location is away from the main tourist areas and so is very quiet (which is what we wanted). The breakfasts were also excellent. I would recommend that you have a good look at a map before you come so you know exactly how to find the hotel (5 min walk from San Alvise vaporetti stop). The hotel and staff really could not have been better (apart from slightly more light for reading in the rooms). We plan to return and so do my parents.

Initially we had a very hard time locating the hotel. We were told to take the water taxi and walk 2 minutes but not told where to walk. Once we found the hotel we were pleasantly surprised at how nice it was. There were 4 of us in the room with a loft. We and our 2 adult children were quite comfortable in the space provided. Breakfast was lovely and we were given a complementary drink the night we arrived. We would highly recommend Residenza Cannaregio...if you can find it!

Great hotel if you want to stay just outside from the hustle and bustle of the tourist centres. Easy to get to via the St Alvise ferry stop. We stayed in a deluxe room facing the canal. Quiet, clean, good service and a nice breakfast. Just a few minutes walk from the fabulous Mariner restaurant.

Why not 10 on all points: Aircon sligthly too weak to lower temp. to a level suitable for a Scandinavian. The lack of a hotel bar.

We found the place after some confusion, but once established in the hotel the location was excellent for access to anywhere in Venice. The standard was excellent, clean, quiet (no traffic apart from boats on the canal) and the refurbishment has kept the character yet provided spacious and bright rooms, with modern stylish furnishing. Our room was on the ground floor with a window directly on the canal, we were there in November, could imagine summer months being a bit smelly. Our party was eight people in total and none of us had any problems, from my four year old niece to my anciant aunt, all thought the place was great.

We enjoyed our 4 days trip to Venice. I personally think that the breakfast was a little bit poor, if you stay in a four star hotel. For instance always scramble eggs in the morning, the orange juice was a mix between water and something like a tablet if you get a cold.

Fantastic hotel! the suite we stayed in so was spacious and luxurious! the bar staff were superb and reception was more then happy to help! location was quiet and peaceful but a little out the way. Hard to find at first but other then that a superb hotel and time in venice! would return without a doubt! id encourage anyone to stay there!

a clear indication on how to reach the hotel from the airport via public transport (e.g. vaporetto line, location of the nearest stop) is missed. We had to take a taxi-boat to overcome this pitfall.

Hotel was very modern and all quite new. It is in a quiet residential area of Venice and will require a long walk to reach the main areas. Can take 30-40 mins to walk to St Mark's Square. Otherwise the hotel staff were extremely friendly and we would recommend it to friends.

Our view is slightly coloured by two things - firstly that the hotel was only opened in September, so everything is still very new, which was fine for us. Secondly, we were the only guests during our stay. This means it's difficult to comment on eg noise, because there wasn't any. We had booked an aparthotel thinking there would be very simply cooking facilities, so we wouldn't have to eat out every night. It was a little frustrating that there were none, though the website didn't indicate there would be (we just basedour expectation on our experience of an aparthotel in Barcelona recently). Howevever, I would recommend placing tea/coffee making facilities in the rooms. Their absence was disappointing. Venice addresses are (I understand) sometimes difficult to follow and we could have done with a rather clearer map showing the actual street on which the hotel is situated. We walked to the hotel and went too far becaue we couldn't work out exactly where the hotel was from the map provided. However, the hotel was lovely, the staff were friendly and our stay was very pleasant. We felt we recieved good value for money (though I think supplying coffee/tea would be justified at the price) and we will certainly recommend the hotel to friends coming to Venice.

Very nice newly converted hotel with well designed contemporary furnishings. Relatively few tourists in the area ("real Venice"?) and still about 1km from the station (walkable) and relatively convenient for the rest of Venice. At this winter/venere price (single 82eur), it is a complete bargain. I'm not sure why they call it 'Aparthotel' rather than plain 'Hotel' though (to me this means 'cooking facilities', which are not provided, but then the description does not promise this either). TV can do internet for eur 5/day, although typing through the remote control is not convenient.

very nice new hotel in a quit part of the town. View out of the window to a small canal is propably more enjoyable ( noise,tourists,...) than in hotels much more expensive.

Disorganised, unhelpful and rude staff including senior managers. Isolated Location and poor service is not reflected in Room, restaurant and bar prices charged, i.e. take advantage and over price. Not welcoming to Foreigners. When we complained that at 6.00 pm our room had not been cleaned, we overheard (My Husband speaks Italian) the manager ask if we were Italian or Foreigners (what difference does that make). Our visit to Venice was fantastic, however I would recommend other visitors not to stay at this hotel.

The hotel and restaurant were excellent. Our main problem was that the hotel is brand new and we were not given directions to get there nor a phone number by your website, and no one in Venice could actually tell us where the hotel was. It was not listed under hotels at the train station and in Venice there are no land taxis, only water transport, and we were given the wrong water bus stop at the train station. We got off and were wandering deserted streets in the dark, dragging our suitcases, trying to find the hotel. Eventually, we ran into the owner (can you believe!) who took us there. After we settled in, we LOVED the hotel and the restaurant, which offered delicious food at very moderate rates. Because it is in a residential neighborhood, it is quiet and peaceful, yet easily accessible to "the action." Now that we know how to get there, we would go back in a minute! I think you need to give specific information about the water bus stop and the route to the hotel from there (which is only a few blocks) but must be walked over cobblestone streets and one bridge with stairs. The hotel can give you that information. And you (they) should make sure they are listed in the Information office at the train station.

Very nice room and facilities. Directions to the hotel were non-existent. It was extremely difficult to find with the minimal address information provided. (2 hours, having asked directions at least 8 times.) I'd be surprised if the postman could find the hotel with the info that we were given. A very new hotel with a few teething problems. Overall, a very nice place to stay.
