This was my first of two stays within 3 weeks. Per previous comments, the owner did come out to the nearest ACTV/water bus stop upon our call to him. Very friendly, and VERY helpful. Helped us with our bags, and brought us to the B & B. (Three bridges to cross). Very quiet setup and we had a second floor room with tall windows. Looked out over a garden and open court yard area. They supplied map of the area, with the 6 nearest good restaurants, location of post office, banks, etc. - Very helpful. Breakfast was better then expected with fresh croissants and rolls, (bakery in the family), plus yogurts, coffee, tea, and juices. They do the very best for you. Six languages spoken.

This was my second stay here - (stayed for two days before my cruise about two weeks before). Very quiet B & B, with very helpful staff, including a map with the six nearest good restaurants, plus bank, post office, and other necessary places. Great continental breakfast with all you would want to start the morning. Wish I could have stayed for a week.

We loved staying here. Daniel covered for his parents the week that we stayed and was the most excellent host. All of the restaurant recommendations were really really good. Don't come for the room views as there are none. We spent all our time walking Venice and returned to sleep. Breakfast with Daniel and other guests always a pleasure. Would stay again!

Can I give higher than 10? It was perfect. It was topped off by excellent service from Mario who goes above and beyond to ensure you are comfortable, and that you really enjoy his city. The room is very clean and quiet (you can't hear the other guests) and you come and go as you please. Just stay here, I would again and again and have my family/friends stay here also (even if a hotel is cheaper, I still would stay here first).

A great place to stay! We had a beautiful three-bed bedroom ("Mario" - Yes, the rooms have names!. It has a high ceiling with wooden beams and two high windows overlooking a neighbour's garden. The furniture is typically Venetian and everything is very, very, very CLEAN! There's air conditioning, too, but we didn't switch it on. The shared bathroom is small, but modern and REALLY spic&span! Breakfast is served at three small tables in the hall and consists of buns, butter and jam, pastries, yoghurt, juice and coffee, tea, hot chocolate or milk. The manager is very friendly and helpful. The B&B is located in a quiet area in a small alley not far from Campo San Polo. There are several restaurants and shops within walking distance. The waterbus stops "San Silvestro" and "San Stae" are nearby, Rialto is a short walk away. The B&B is difficult to find at first, but the manager offers a pick-up service from San Silvestro waterbus stop. He gave us a good map so we found our way easily afterwards. Really great B&B at a fair price!

Mario and Esmeralda are real ventians who open part of their house to pay for the bills. It is clear that they love their work and love venice. They were our travel guide and information people. We followed their directions to the tee and experienced the best of Venice for the short amount of time that we had. Rooms were very clean and neat. We had booked the shared bathroom but it was still being clean, so they upgraded us to the private bathroom for the same price. Breakfast is very Italian, croissant, bread, milk, tea, coffee, juice, but quality. They get the baked goods fresh every morning. Santa Croce is a 10 min walk from St. Marco Sq, it's quiet neighborhood to sleep in, but close enough to the touristy action. We had a thorough fantastic time in Venice, mostly because we stayed at this B&B. We hope to come back.

We stayed in the four-bed room as a family and naturally the space is limited as one might imagine in an old house in the historic centre of Venice. The room was clean and all facilities absolutely okay. The location of the B & B is great, a few steps away from everything you might need right in the centre. Mario & Esmeralda are exceptionally friendly and helpful. We had some wonderful days and the kids especially enjoyed the adventure of “acqua alta”, which almost reached the door steps.

Great people running the B&B. When we arrived in Venice there was a boat strike, Mario advised us to meet him at the Campo de Polo. When we arrived he carried both pieces of my luggage back to the B&B. I can tell you its not easy carrying luggage in Venice, especially when there is a strike on. thanks Mario. On arrival at the B&B Mario let us settle in before he gave us a detailed map with recommendations of nearby businesses and directions to the closest sites. the room we had was spotless and the bathroom had great water pressure in the shower, something that is lacking in lots of other establishments in Italy. Our double bed was comfortable and the pillows were thick enough to even please my husband. I was woken by other guests arriving home later in the evening, but I guess that cannot be controlled by the host. Esmerelda prepares breakfast for everyone staying at the B&B. She has to stagger the guests as there is not a large dining room. But the breakfast is equal to any I have had in Italy with one exception, she actually offers mugs for tea which I find hits the spot more so than a small cup, worth the price of entry alone. Esmerelda has a great knowledge of Venice and I saw her give detailed advice to several of her client over breakfast. She is an excellent communicator and speaks at least three languages, Italian, French and English fluently. On departure they had no qualms about allowing their guests to stow their luggage until their time had come to leave. The B&B is located away from the madding crowd and I felt very secure in its location. A 100 metre walk to the port of san silvestro and from here you can go anywhere in Venice easily. Our room was on the first floor so you have to manage at least one flight of stairs with your luggage, but if Mario greets you I am sure he will offer to take them to your room. Don't refuse him you might spoil it for others. Its good to have your own personal tour guide in Esmerelda, keep up the great work girl. Thanks

The owner of the B&B will offer to come and get you from the bus stop hopefully, otherwise please ask for help, there is no way to find it the first time even with a map. It is not because of the location, it is because of Venice itself. The location was good when we recongnise our way, it was near the center of Venice. What a wonderful place! The rooms were immaculate, comfortable, quiet, and cool (the AC was great). We shared a bathroom, but that worked out fine too. Mario, the owner, is a fantastic host! He took his time with us at every turn. I visited with my children, and he was terrific with them. He even came and picked us up at the vaporetto stop, and brought us back! Very conveniently located near the Rialto bridge--25 minute walk to St. Marks. Breakfast was very simple, but that's true at anyplace in this price category in a major tourist destination. I will definitely stay here again.

What a wonderful welcome to such a marvelous city! Mario came to meet us at the water bus stop and guided us back to the B&B giving us tips and directions along the way. He & Esmerelda traded off with breakfast duty each day so we had the benefit of two gracious hosts. He gave us a very detailed map with restaurant suggestions and sites marked. We had a wonderful stay at this B&B. We had a family of 4 so we rented the quad room with private bath, which was roomy and worked out well. The facility was clean and well maintained. The location is away from the main drag by a few blocks so we enjoyed quiet sleep and felt like we were experiencing Venice from the local perspective. This was my 3 rd visit to Venice, I have stayed in nice hotels on both ends of the Grand Canal but this was my favorit location so far. Mario was very pleasant and makes a good cup of coffee. The only issue we had was our bedroom was downstairs off the kitchen area and during breakfast it was loud, but we didn't mind too much. I would have used a fan to drown out noise if I had one with me, but it wasn't a big deal because we wanted to be up early enough to start our day in the beautiful city of Venice. This is the best offer I found across my entire 4.5 months travels in Europe. The owners are local Venetians who make a significant effort to assist you in any way possible during your stay in Venice. Of the many restaurants they suggest to us (a list of 10 and map of where in Venice they are located), we tried 3 of them and ate phenomenally for a great price too! Wonderful experience for a first trip to Venice. The B&B is in what we decided was the coolest neighborhood in the city. Old, narrow streets very close to just about everything, yet off the tourist path and extremely quiet. We will definitely recommend this place! The breakfasts were fresh baked goods, tea, coffee, yogurt and juice. The room was small, but we expected that. Really we wanted a comfortable room in a great, centrally-located neighborhood where we could stage our itinerary of "getting lost." The inn was perfect for that. Our room was spacious, well heated & clean, with comfortable bed, and a good bathroom. Breakfast is simple but good. Pleasant owner, nice to talk to. The only possible problem could be finding the place, as it is a bit hidden in the maze of Venice. but on the other hand the ''hidden factor'' makes your nights tourist-noise free:) Highly recommendable!

Fantastic place. The place was nice and cozy, with very comfortable beds. The breakfast was excellent and the staff is fantastic. The only thing I can think about is the location. It is in the middle of Venice and since the town is a maze, we got lost every time we tried to go back to the hotel. Nevertheless, if you are like us and think that getting lost is a great way to know a place you will not mind at all. And it is never for more than 15 minutes anyway.

Unfortunately we had a late flight but Mario met us - with a smile - at midnight by the vaparetto, he gave us clear instrucions on how to find the next day and we did!! Enjoyed the breakfasts and informal conversations. Mario recommended a local restaurant for our evening meal - excellent!!! Esmerelda was very helfull with questions and emails I sent before we left UK. Would love to stay again, we even took our friends back to show them where we had stayed when we returned to Venice 2 weeks later. The accommodation and area gives you a real feel of how the locals live - loved it!!!

The owner is a nice and welcoming Venetian man who gives a great deal of support to his guests. The rooms are clean,(but no shower gel or shampoo is provided) The B&B is located in a quite but central area of Venice. Great value for money. We did enjoy our stay quite a lot.

We enjoyed our stay at Residenza degli Angeli. The rooms are immaculate and the owners provide great advice along with excellent service. The B&B is located close to all of the major tourist attractions but in a quiet residential area.

Very friendly owner welcoming us upon our arrival. Location is a little hard to find, but pick up service can be arranged before hand. Located in one of the quiet residential area and away from all the touristic location gives you a different perspective into Venice. Room was spacious with a cozy setting.

I booked this B&B for its attractive location and price. When I get there I was also very pleased to find pretty comfortable room and to be welcomed by extremely nice people who talk my language (french) very fluently and who told me a lot about the city.

Whilst the frontage of the accomodation is not picturesque the rooms are very quiet well furnished and with comfortable beds.Mario and Esmerelda met us at the vaporetta and recommended excellent resaurants. They were generous in upgrading us on the first night without charge and allowing us to leave luggage on the final day. Breakfast was very good and their welcome and advice was most hospitable. We would most certainly stay here again. Excellent value for money. Thankyou.

We chose this B&B because of all the good ratings on Venere and we weren't disappointed. Esmeralda and Mario were charming hosts, and we enjoyed our three-night stay at the Residenza degli Angeli. Mario came to meet us (all you need is just to call him upon arrival) and carried my bag the whole way there. Esmeralda is also delightful; we enjoyed chatting with her at breakfast. They had lots of tips for restaurants and where to go to avoid the crowds, etc. Everything is within walking distance from the B&B and it was great to be able to return to the room at anytime of the day.

we stayed 2 nights in Venice. The couple was very nice and gave us advises what to see and where to walk in Venice as well as where to eat. The room was small but we were only there to sleep anyways and totally tired at night. Bed and Breakfast was very good although the location of the bed and breakfast could be drawn and described more clearly. We had problems finding it at night. It is adviceable to hand out a map how to get there with the small streets.

We very much appreciated Mario and Esmeralda's welcome and helpfulness with planning our stay. Mario kindly used his i-phone to access any information we needed. Continental breakfast comprised freshly bought bakery every day and a good oppotunity for conversation with our hosts and other guests. Highly recommended!

My adult daughter and I stayed here for 2 nights and had a wonderful time. Not having a mobile phone did make checking in a little difficult. Someone does meet you at the stop to walk you to the B&B. Very nice establishment and easy to find with a map. Close to all of the sights and our host was extremely helpful. We would highly recommend this to our friends and family.

The hosts Mario & Esmeralda were delightful. We were met at the waterbus and escorted to the house. Esmeralda went to great lengths to advise us on where to eat, where not to shop etc. Breakfast was ample and delicious and the hosts were more than happy to help us out on anything we wanted to know.

Though the price for this B&B were steep ... this was the best hotel that we had during our tour of Italy ... Though it is a tad difficult to find on your own .. Allesandro & his mother were kind enough to guide us to their hotel .. This was a perfect abode for the beautiful experience we had at Venice :)

A highly recommended place to stay if you want to have a quiet and nice stay in Venice. Both hosts (Esmeralda and Mario) are most friendly and helpfull. They won't hesitate to help you out if you need any advice on the visit and/or way of life of the city. They can recommend you a few addresses to dine. They can speak a lot of languages aside from the italian (english, spanish, portuguese and french !). When I'll get back to Venice in the years to come, I will certainly look to go back to "The House of the Angels"...

The room was lovely, clean and decorated in a sumptuous style. I was particularly pleased with the en-suite facilities although a hair-dryer would have been an improvement. The welcome was good- the proprietor picked us up from the water-taxi stop, gave us good advice on where to eat and provided us with a map. I have been to Venice four times and never recieved this level of hospitality. The mosquitos were a problem; not the fault of the hotel, but I was annoyed that the mosquito-killer in our room was empty upon our arrival and that the maid failed to replace it even after I made a request. I had to make a second request before this was done. Not good. I also think that the air conditioner should have been under the control of the residents rather than pre-set to save money. In the middle of the night it became a choice of "window open mosquitos in" or "window closed and overheat" resulting in a terrible night's sleep either way. Breakfast felt uncomfortable because the proprietor would sit on the stairs and observe us all eating. We also noticed that yoghurts seemed to be handed out on a "first-come first-served basis" which seemed unfair and we kept missing out! Given that the price of food in Venice is so high, every morsel counts. Plus I obviously wasn't receiving the breakfast I had paid for. Overall the decor was nice in the rooms, but did seem to infantilize the guests somewhat with childish name plates on the doors and teddy bears in the room. I think a "do not disturb" sign on the door would have been well in order. Me and my partner felt very tense in the mornings getting dressed etc. because we didn't know whether the maid was going to walk in at any moment. The one "English language" television channel was dire and unwatchable; in fact it was American. This hotel failed to meet some basic needs such as privacy and sleep. I would not call this a 3-star experience: I have had better in Venice.

I was upgraded to a double room with private bath. Very clean and spacious accommodation in the heart of the city, and literally walking distance to most Venice attractions. Host was very helpful in planning my sightseeing, directions, maps - and accommodating in allowing me early check-in since the room was available. I will definitely come back and stay in this cosy, economical and centrally located B&B again..

This is a very familiar hotel. The owner is very very kind and before going to Venice he phoned us to know our arriving time and told us which "vaporeto" we had to take. Then he went to take us to the vaporeto stop. He also help us with the schedule of our departure and the buses that we had to take to leave the city. It is a little house 4 minutes walking from Rialto Bridge and 10 from Plaza San Marcos. It is very very clean. It has only 3 rooms and a hall were you can have breakfast. Our stay there was very good.

Our hostess met us from the water bus as it would have been very difficult to find without help the first time. She came equipped with spare wellis as the tide was high that day! The room was quiet and Our ensuite bathroom was clean. Our hostess pointed out things on a map and marked them for us which was very useful as were the half dozen restaurants she pin pointed for us where we would get a good meal without being ripped off - no 'tourist menues'. All these proved to be excellent eating places. Breakfast was basic - just juice, tea or coffee and fresh croissants and bread rolls. We had a lovely time and were pleased with the accommodation which turned out to be well situated. Our hosts were friendly and informative. They let us keep our luggage at the accommodation until the early evening on the day we left. As on most of the continent, there are no 'welcome trays' in the rooms so we always take a small kettle to make a drink when we need one.

Residenza is a great place to stay, but the price is a little high. The owners are wonderful - our flight was delayed by 6 hours but they still picked us up from the vaporetto at 2:30am, with a smile! They recommended a fantastic local restaurant, gave us a very good map and stayed to talk with us over breakfast each morning. I think I would stay there again. Thanks Esmerelda and Mario :)

No-one there to meet us when we arrived. Had to phone and wait for their arrival. Dining room very small, this including a Lion Witch and Wardrobe cupboard which contained a fridge, sink and continental breakfast was prepared from this!!!!! No complaints on breakfast, fresh croissant, roll, yoghurt, tea or coffee and preserves - no butter.

This B&B is located in the quiet area. A bit differicult to locate by yourself but the owner, Mario, will give you a detail briefing after picking you up at the waterbus stop (strongly recommend the pick up). The room is spacious and clean, including bed sheet, towels, bathroom and the public area. I highly recommend this B&B.

Impossible to find, you absolutely must get a map from the owner - we left before receiving this email. We are like walking GPS and still got lost several times, even with the map. Otherwise, spacious room, nice host, very quiet area yet very central. Breakfast was good. Note shared bathroom, which I'm never a fan of at any price.
