Style place on narrow street with good service in Angel room. Breakfast with latte was nice and on time and ladies friendly. Even some local people around to catch Venice atmosphere. Near St.Stae and good local restaurant in garden.

Good localisation in Venice, sparkling clean,nice and silent venician B&B. However, weird and scary owner: obviously a maniac of cleanliness, orderliness and procedures. We are use to go in B&B and we had never seen that sort of military welcoming before.

We were so excited once we step in to the place. The receptionist was friendly and very decent rooms. But horrible feeling started after: 1) the owner came to inspect our room three days respectively during our stay herself to ensure we don't broke anything in her property!!! 2)We must leave the place by 10am!!! i thought we were having our holidays?? 3)Lousy breakfast that we rather gave up after the first morning, served with package orange juice, dry and cold croissant that will only be served before 9am only. I will not returned again for my next visit.

Cà del Modena.Located close to the St Stae boat station but still gives you the feel of real Venice.Host was warm,but would be better if they could respond more in english.Rooms are clean and have old charecter features which are interesting.Lot of good resturants around and easy access to all important sites.In short CàdelModena was a comfortable stay in mystical venice.

Don´t go there if you need a place to party. You are asked to have breakfast not later than 9 am, which was fine with us. The B&B is a very quiet place where you hear Monteverdi for breakfast. We had a small room and a small bathroom, but everything was in good shape and clean. Mara the houskeeper was very nice and helpful and also the breakfast was ok for Italy. I liked it and I would go there again.

Too control and rules from the owner Very poor breackfast There are not intimity for the costumers, the owner got into the room and control what you done, and get up each morning withouth ask for it. You must be out at 10.00 am each day you an't sleep in your hollidays !!! There is not a true Bed and Breakfast. And is expensive

This b&b is very lovely, the owner is nice--however it is just a place for sleeping. The main sitting room is locked immediately after breakfast and one must be very quiet as to not to disturb fellow guests. We are an older couple so it worked for us, lovely as it was, we would not return, we felt as if we were intruding even though we were paying guests.

This is a beautiful house, in a convenient part of town, and for a reasonable price in expensive Venice. I hate to say I wouldn’t go back there, but I can’t blame previous reviews, since they were more than clear. The owner’s insistence to enter the room daily (to make sure we were not contributing any wear and tear in the slightest), along with the obvious cost-cutting measures (measly breakfast, with rushed start / end times, only one single large bath towel for two, one small bar of soap, etc.) do not make up the benefits of the place.

Staying here is more fun than the iffy scores suggest. And it is very easy to find (though there is no sign - when you arrive you need to read the house number over the door). The couple who own it do not live there (funny B&B, eh?) and the woman is sweet but an aspirant control freak; her husband sounds pretty unpleasant on the phone, but you never get to meet him. Because they don't live there the latest arrival time is 22.00; our flight should have arrived at 20.45 but was late. We texted from Bristol and after landing at Marco Polo and won a grudging extension to 22.15. We were lucky with our baggage, bus and vaporetto and arrived on the stroke of 22.15. Had we not Gabriella seemed as though she would have gone home. Secondly they want payment in cash (this is Italy after all) on arrival by which they mean instantly - not after breakfast the next morning. Grudgingly I was trusted to go to the ATM and be back by 10.00. Then a problem - although Venetian ATMs often say they dispense up to Euros 850, some actually only pay 200. So I and my girlfriend each got 200 and we went back with 400 of the 600 we owed (for 5 nights). Offering Gabriella the 400 and promising the last 200 at tomorrow's breakfast we were refused as she had written our the manuscript receipt for 600. Hence conversation with absent distrustful husband. Reluctantly we were allowed to pay the 600 the following morning. I spent the day worrying my pocket would be picked and I would lose both the 400 and my credit cards; how would I explain that? The house rules forbid food in the room, but of course you need a bottle of wine and we had a travel kettle and coffee, but it is ESSENTIAL that you hide them in your bags during the day. And do not spill wine on the sheets! The dining room/sitting room is locked at all times but you are there for Venice not the B&B lounge. But it was fun.

This was a very nice facility equipped with the finest amenities. It was located not too far from the train and bus stations, Rialto Bridge and market but rather far from San Marco Square. It was difficult to find if you tried to take a shortcut rather than going back to the original vaporetto stop which was farther away than seemed necessary. Especially at night. We knew that we had to pay in cash but it wasn't clear that the full amount was to be paid in advance. Since we could only take so much cash per day out of our account this was an inconvenience. If they had taken a debit card or allowed us to pay one day at a time it would have made a big difference. This alone would keep up from returning.

We have stayed at other B&B's and had good experiences so we were surprised to be treated rudely by the owner at our arrival. The walls were thin and we heard every sound the other guests made. We would not recommend or stay there again.

We had a great time in Venice during the carnival period of 2008. This is a wonderful place to stay if you can appreciate the value of an old traditional renovated villa with some of the original features indeed well preserved. Very comfortable beds (and this comes from an orthopaedic surgeon), spacious rooms clean and well kept. Not a place for vandals. Serves light breakfast (sorry folks this is not USA, Britain nor Germany.) The price was a bit high but then again this was peak season due to the carnival. Very close to one of the vaporetto stops (St Stae) Mrs Gabriella (the owner) was very kind, hospitable and helpful with her recommendations on where to find good food not particularly touristic.

Good location but really bad service: the owner had impolite manners and imposed military service rules such as leaving the apartment necessarily in the early morning to clean the rooms; we were waken up at 08:00 by the loud speaking of the lady and the hammering of an electrician working inside the apartment. On the whole the room and the environment were not well maintained. Good for soldiers not if you are on holidays.

Good location and very clean, pleasant stay. Could be difficult to find, but follow directions as noted by previous guests on this site and you will be fine. Breakfast is poor, considering the price, and welcoming was not great as the lady was not there to welcome us. Luckily she happened to turn up not long after we arrived at the door, otherwise we would have been stood outside waiting. So double check that she has your arrival time because there is no access otherwise.

Ca'Modena war eine sehr gute Adresse in Venedig, zentral gelegen und sehr gutes Preis-Leistungs-Verhältnis. Das Zimmer war für italienische Verhaltnisse sehr geräumig und tip-top sauber.

el acceso el dificil no es claro , debería decir tomar el vaporeto bajarse en la parada correspondiente . En cuanto a la reservacion efectuada con mucha anticipacion no respetaron la solicitud, la cual era 2 camas , situacion que no fue posible solucionar que que fue muy incomodo y desagradable para mi compañera de viajes una amiga.

We're very disappointed with this B&B!! The housekeeper was friendly and welcoming, but the OWNER treated us very bad. Thay made a lots rules for the travelers, ex: You can't eat and wash your clothes in your room...etc. They also TOOK our bowl, instant noodles, electric spoon AWAY without telling us!! We're very angry about it! Besiedes, they LOCKED the kitchen and living room all the time, you can do nothing. We won't to suggest anyone to live in a B&B who will take your private thing away!

The accomodation was not as described on the web site. Guests were woken at 8.30 in the morning and had to get out of the rooms by 10am.There was no access to reception/lounge only for breakfast, The heating was turned off on a cold wet day. No tea/coffee making facilities. No clean dry towels provided.Very poor standard of service and unfriendly people.

We were very disappointed with one of the written rules for the house - that we had to be out of our room by 10am every morning for cleaning. We are on holiday. We expect to be able to sleep in as long as we need to. We were forced out of our room one morning, so we decided to sit in the lounge until cleaning was finished,...however were told we could not stay there!....hence there was no where for us to be but outside! We didnt want to go outside! Only then were we allowed back into our room. This is a 110 euro/night room, we expect more for this. We were woken up every morning at 8.50am for a breakfast which consisted of 2 small buns and a yoghurt!! Give me a break. Other guest shared our views on all issues. I would not recommend this place as value for money to anybody.

The room was spacious and clean. Bathroom facilities were fine. The indications on the map were not very clear and were it not for the instructions given by another comment on the site, I do not think that we could have found it as easily. My only reservation is that the room that we occupied was facing the back of the house. The streets are very narrow and the people living in the building behind had parties that lasted till very late (around 4:00 am) the 2 nights we were there. Very hard to get a good night's sleep. I would suggest you ask for the rooms in the front of the house. Everything is very regimented there. They ask you coming in if you want your breakfast at 8:30 or 9:00. If you say 8:30, you better be ready at that time. Also make sure you have a cell phone that works in Europe as ours didn't and should an emergency happen during the night, there is no phone on the premices to get help. This is a very residential area with nothing open at night.

We enjoyed our stay a lot and can only recommend the B&B to all visitors. It is located near to Canale Grande (very near to the next ferryboat stop), but in a very quiet area and not directly at the water. The people and service there was really friendly.

Indeed the rooms were clean, spacious, very beautiful. But Gabriella is very hard about the time in the morning. At 9 o'clock precisely we must leave the room for the breakfast and it's impossible to stay in the room after 10 o'clock, even if you want to sleep! Moreover, the room is hot in the evening, without air conditioning... We had the impression to be always watched, they enter in the room many times in the day when we're not here... If you like flexible rules, avoid this absolutely!!!

Ca' del Modena is an ancestral home, beautifully restored as a B&B. Our stay was very pleasant. Because the home is in a residential area, it is very quiet and peaceful. Air conditioning is offered in the public areas only, so to cool our room, we needed to leave the door open. Under most circumstances, this would have made me nervous, but due to the building's outside security, and the size (4 guest rooms) I took the chance, without incident. Don't hesitate to explore the surrounding neighborhood. It offers excellent, romantic dining opportunities, bakeries and gelato shops. We even stumbled upon a neighborhood dance! Water buses are easily accessible. Our hostess met us half way between the water bus stop and the B&B. We would have otherwise gotten lost... but, once you know how to get there, it is easy to find. I would stay at Ca' del Modena again, and highly recommend it.

This little non smoking B&B was a delight. we stayed four nights. The room & en suite were spotless. One or two of the other rooms are not en-suite. The bathroom is over a corridor but was for sole use of that room and NOT shared. Breakfast was a little sparse, Coffee/Tea, a couple of rolls, a sweet cake,yoghurt,one pat of butter & a portion of jam. They are very strict with seating and breakfast is between 8.30 & 9.00am if you are not at the table shortly after 8.30am they will come and get you! Gabriella is an excellent, helpful & attentive host & is helped by Susan her single member of staff. The thing missing for us was air conditioning in the room. We went in mid summer & the temperature was well into the 30's & the room was very stuffy at night & open windows mean the risk of mosquitos. I suppose it would have helped if there was a fan in the room but we didn't ask & non were provided. There is a place to leave baggage for late flyers home which is good because you have to check out by 10.00am sharp. All in all a very enjoyable stay & recommended to anyone on a budget.

We had terrible experience with this B&B. Our trip for heney moon supposed to be wonderful, but turned out that with Ca' del Modena, was HORRIBLE. The price was not expensive, but we preferred to stay other place if we knew the B&B is such an awful place. First of all, our privacy was invaded. The owner of this B&B came into our room while we went to shopping, dinner, and sight seeing etc., each times, she moved our staff, bed sheets, position of pillows, towels...etc. In second, she made a false charge against us. She showed us the bedspread that has a spot. She told us that the spot came from food, but we did not eat food on the bed. We actually found out that spot smelled like soap. We explained the spot is not from food. However, without checking the spot or anything, she claimed the cleaning cost for $60! Euro. We could not believe that she claimed such a outrageous price. She did not listen to our explanation, yet she bawled to us and keep saying "this is my house, you should follow my house rule." We were dismayed by what she said. She eventually steeled for 20 euros for “dry-cleaning” even though the cover said it was machine washable. Also the sheets did not get washed from day to day. We stayed other B&B while this trip, we never had any problem, we stayed many places not only this trip but also many other occasion. We are not recommended anyone to this B&B for the sake of your joyful trip in Venice. Oh, the breakfast was very poor, there are only stale bread and piece of cake, coffee and one yogurt.

We have mixed feelings about Ca' del Modena. On one hand, the B&B is centrally located, a great value (for Venice) and beautiful but the service provided by the owner was horrible. The cleaning lady is very nice and gets an "excellent" for service. We had emailed the owner a few times that we would arrive in the late afternoon. She wanted specific details which we could not give because we were arriving by train and did not know the area. Trains from Florence to Venice can easily be 20-30 minutes early or late... So we could not give specific times. We had emailed her something like 3-5pm arrival time. When we arrived, we followed the map on the website and only got a little lost when we could not see the very small alley that led left to Calle del Modena. We arrived at the B&B according to our schedule to find that no one was there. We waited 1.5 hours. We tried to find a public phone but the closest ones were broken. After 45 minutes, we finally found a neighbor who let us use his cellular phone. Italians are so friendly and nice to tourists. I wish I had given him a Euro because he saved our Venice vacation!!! We called the owner who was upset at us for not giving her specifics. I guess a 2 hour timeframe is not good enough (even though she never replied to our email saying this). She finally arrived, yelled at us... claiming that we did not provide the arrival time (which is untrue)... she also complained that we had left our bags in the house. A kind couple who also had to wait for the owner when they arrived, allowed us to put our bags inside... Apparently, they also received a yelling session from the owner. After all of this vacation time lost, we could not believe the owner's lack of respect and kindness. Even though this is a house and does not have a front desk, she is running a business that depends on happy customers. Very nice B&B. Definitely, I suggest to anybody who would like to explore Venezia. Quiet, nice and very clean place to rest after each whole day of walking outside to explore Venezia. The building and the decoration is marvelous as well as the facilities. The breakfast is not plenty but this is used everywhere in Venezia. The only thing that may annoy is that you have to clear the room at 10:00 for cleaning, hence not suitable for sleep lovers. We did not have any problem as we left the room every morning in order to see as many as possible places arround. We would stay there again without any doubt. (Very easy to find, we could not understand why other guests found it difficult to reach. Just keep in mind to turn left after you see the church at the San Stae vaporeto stop and then follow the canal. You will find the property's door (No 2006A) in your left hand).

The directions were impossible, we searched for over an hour in the rain, the number we had did not work even when tried by a venetian gentleman trying to help us. No one knew where the street even was. The owner finally found us and was very angry she had to take time out of her day. She ripped us up one side and down the other for being late. She was such a witch I wouldn't recommend this hotel dispite the beauty of the room.

This is an ideal location for visiting Venice. We enjoyed our visit, our fears with regard to Venice being very expensive were not borne out. Walking and using Vaporettos was easy. Room was excellent as was the breakfast despite the reservations expressed in other comments. Easy to get lost in the many little streets - it became a fascination to see people at every corner looking at maps!!

The inside is beautiful. But getting back there from anywhere but the vaperetto is tough (and that was only with directions from previous comments). If you have a lot of luggage, be prepared for some serious hauling, both to get there and up the stairs to the room. Gabriella is very nice, but quite the task master. She likes things on time and her certain way, so if you are on vacation time, it's really quite a bummer. I would, in the future, stay somewhere easier to get to, with more flexible rules.

There has been a reason why I moved out from my parents place! Watch out! You are not allowed to eat except for designated areas. You are not allowed to put anything on the floor (there could be scratch in the floor). You are not allowed to cancel breakfast. You are not even allowed to be 5 minutes late for breakfast.... I want my mum back!!!!!!

Centrally located, very easy to find B&B. 2 mintutes away from the vaporetto stop. Beautiful place with a lot of character, wish we would've stayed there longer. . The mosaic floors, fresco ceilings, and Venetian chandeliers are a joy to admire. No lack of modern amenities. Breakfast is in a beautiful spacious room with classical music in the background. Last but not least--Gabriella is a truly wonderful host, very welcoming and informative.

It's one of the best bed and breakfast in Venice for this price. The rooms are very nice, decorated with old furnitures and one of them with a fresco in the roof. The breakfast is not extensive but with great quality. The owner makes a homemade apple cake on Sunday. When you arrive to Venice, I think it is a good idea to buy the oficial map of the city because Venice is a labyrinth and to lose yourself is very easy. The worst, the room haven't air conditioned and the summer it's too hot and very very wet.

This small B+B is ideall if you want to stay in the heart of Venice. The room was excellent with en suite facilities and the welcome was warm. The breakfast was limited in choice but adequate. It gave the opportunity to meet your fellow guests and swap experiences! Main problem was finding the address, especially at night!! Best advice I can give is to use Vaporetto to get there and walk to left hand side of church at stop. This provides a near direct route to B+B. If in doubt, ask. Locals were very helpful. I would reccommend this B+B.

Sehr schönes und ruhigers B&B. Frühstück ortsüblich etwas eingeschränkt. Insgesamt sehr empfehlenswert. Da etwas schwieirg zu finden anbei die Wegbeschreibung: Erst wie beschrieben... Am Bootsanleger links von der Kirche über die kleine Brücke. Dem Weg für ca. 4 Minuten immer am Knala entlang folgen. Zum Schluß macht der Weg einen links (Gasse wird sehr eng) und dann wieder einen rechts Knik. Dann der vierte Eingang auf der linken Seite.

The en suite room was perfect, very clean and well maintained.It proved difficult to find on arrival as access was down narrow alley, but once inside it was beautiful.The breakfast was a disappointment,yogurt,a small assortment of bread,one pkt of butter and a limited no of jams.We were asked to make our choice of tea or coffee on the day of arrival,which meant you had to have the same every morning. Tea was one tea bag with a flask of hot water.I would have liked to have had some choice of breakfast cereal and fresh fruit or fresh orange juice.

Our accomodations at the Ca'del Modena were a very pleasant surprise. Considering how expensive Venice is, I did not expect to see such a beautiful B&B for the price that we paid. Our room and bathroom were very up to date and recently refurbished. The interior decorations were very elegant and refined. The public areas for breakfast dining were equally well furnished. Our host, Gabriella, was very sophisticated and refined. She spoke good English, and her French was excellent. This B&B has a very central location. It is within minutes from the Grand Canal and about 5 minutes from the Ponte di Rialto. We enjoyed being in a nice, quiet neighborhood, but within minutes of all the grand sights of Venice. If we visit Venice again, we will certaily stay here.

Excellent price for an excellent place and location. The place is beautiful, clean, and with a great owner. Highly recommended. The bathroom even had an American friendly power outlet (110V). Some detail! If you know how to read a map you will easily find this place. It is worth it.

This was a really lovely place to stay with very nice facilites and pleasant staff. The only problem was finding it. It took us 30 minutes getting lost inspite it being only 3 minutes from the vaporatto stop. It took our friends 90 minutes from the bus station, which should have been 10 minutes were they not lost. Here are my directions, which I offered in English to Gabrilla, but she was insulted. First try to get the excellent official tourist map from the tourist office, perhaps at the airport or train station. Follow the Ca Modena web site directions which are fine but end too soon. Take the vaporetto to the stop S. Stae. At S. Stae, cross immediately in front of the church to the little bridge on the left side of the church. Follow the little walkway along the little canal for about 1/4 mile, making the required corners and curves but staying straight on the main path until you come to Calle Modena. Look on the left for door #2006A toward the end of the block.

Very well presented, clean and secure house with a long Venetian history. Owner and staff very hospitable and helpful. Unfortunately the communal area (lounge) is not available in the evenings so you are limited to your bedroom. We will use Ca' del Modena again when next in Venice.

It's the best hotel during my 7 nights stay in Italy. The room was clean & lovely decorated, it's not a big room but it's warm & quite. The location was also convenient thought it's difficult to find in the first place (in a very small alley), only 2 mins walk to closest water bus station (San Stea) and 15 mins walk to Realto Bridge and St Marks Square. Neigbourhood was also quite and safe. Whatelse do you need.. The breakfast was also nice (Pastries & Yoghurt plus the most delicious hot chocolate I ever had), it was served in a lovely family room with music playing along while you enjoy your morning in Venice. Too bad I stayed therer only one night. Overall, very good value for money. Highly recommend.

The Ca del Modena is a really great place to stay,our hostess was charming,friendly and very helpful.Its location is great for walking around the city and only 2 minutes from the nearest Vaporetto.I have no hesitation in recommending this accomdation, its really good value for money and ill certainly be staying there again.

My son and I had an enjoyable stay at Ca del Modena. The B&B was near to many of the main sites and the vaporetto. The room and facilities were spotless and of very high quality. Gabriella and her daughter were very welcoming and helpful, even producing plastic over boots so we could leave the house when we encountered unusually severe flooding. We arrived in the dark and rain and while we found the street easily, we had more trouble finding the house as the number is over the door and you have to look up.

If you are the kind of traveler who requires discipline or a schedule, then this is the place to stay. Despite its beautiful decor, cleanliness, well-equipped bathrooms and satisfying breakfasts, there are some strict house rules to remember during your stay. Don't expect to sleep in any day as you must be out of your room by 10am for daily cleaning. And breakfast is only served between 8.30am and 10am. Nevertheless, the hostess runs a tight business and the success of it shows with her constant tenants.

The quality of the property and the price charged offers superb value for money. The accomodation was charming being furnished elegantly and very well maintained. Gabriel our host was gracious and most helpfull.Its location being just 5 minutes from the San Stea vaporetto stop, 5 minutes from the Rialto and only 10 minutes from St Marks square made it an ideal location. We had a very difficult time finding Ca'del Modena, as both the map E-mailed to us and the city map in our guide book did not show this street clearly. Otherwise, we were quite happy with this bed and breakfast. It is very attractice, the hosts were delightful and helped us a great deal in the midst of a minor crisis we experienced. The breakfasts were excellent. Beds were comfortable. There is not much sound-proofing between rooms and people in the hall can be heard, but one must keep in mind this is the home of a family and we were staying in their home, so we were exposed to a family environment. But we were very pleased with our stay there and would recommend it to anyone.

A nice place but the owner was a weird lady who wasn't nice at all. Things weren't really what the were told either. We were promised a twin bed room but got a double room with toilette in the corridor. So the place was nice enough but the owner made us feel that we intruded. I would not stay there again and I wouldn't recommend it.

Found it hard to find initially - would be good if they had a sign. We were not particularly happy about having to be out of the rooms by 10am for cleaning when on holiday! This was the most expensive of our accommodation in Italy and although the room was nice, we felt it was a little excessive. Staff were helpful in contacting us before hand with instructions on how to get from airport and catch waterbuses etc. Reasonably close to waterbus transport.

This B&B is an ideal location for exploring Venice. It is situated in a quiet neighbourhood and the water bus stop is only a few minutes away. The Rialto bridge area is about a ten minute walk away and there several restaurants and shops close by. We found our room to be comfortable and the B&B Owner was both friendly and welcoming.

Of the 4 places we stayed in Italy, this was the best. The owners are very warm, but not instrusive. We had a great room, very elegant. And the price was excellent for Venice. Venice is so small, and with the water taxi, the location for this B and B is much better than staying close to St Mark's square. I would HIGHLY recommend this place to others.
