People were lovely , room was exellent , only problem was access to rooms was by 5 flights of stairs , no lift in building , Once u got your bags up there it was not...

The tax only applies to the first 5 nights of a stay, and is collected at the property in cash. 50% reduction applies for 2011: from 1 November to 4 December and 12 to 22 December and for 2012: from 9 January to 3 February, 23 February to 31 March, 1 November to 2 December and 10 to 22 December.

People were lovely , room was exellent , only problem was access to rooms was by 5 flights of stairs , no lift in building , Once u got your bags up there it was not a problem , but any 1 with dissabilities or mobility problems ,it would be not suitable . Great possition to get the feel for local people .

Lovely, friendly, cozy place! Very nice landlord and high hospitality. Very good location - most attractions are reached by foot.Real venetian atmospere. No doudt to stay again when visiting Venice next time. Very much recommended.

We had a wonderful stay, with lovely hosts. The home has a spacious, traditional Venecian home feel and the breakfast was ample and well presented, even if not an full buffet selection. It is a short walk out of the heavy tourist area but within easy reach and close to transport to the airport and other islands. We had a memorable, relaxing and enjoyable stay and would love to return!

Very nice place to stay, lovely untouristy area but close enough to vaporetto and Rialto bridge to be very useful. Absolutely perfect, except the breakfast which could have been a lot better. Beautiful room and bathroom, very spacious. Charming hostess. Beware if you have heavy luggage, the staircase is steep and it's on the 3rd floor, no elevator.

What an adorable couple that has this b and b, they are very sweet and helpful. When we couldn't find it (we arrived at night) they came down to find us! The room was big and spacious and very clean. The bathroom was an okay size by American standards but I guess an Italian would call it spacious. A nice healthy breakfast was served upon waking in the morning. Only drawback was a lot of stairs so don't bring a lot of luggage, otherwise you can consider it good exersize.

Very nice place, quiet and clean but be careful there is not any elavator (3rd floor). For the price, the breakfast should be more consequent.
