Great B&B located near the train station and not far from Rialto bridge. Itala was very kind and helpful. She gave us the big room, which more than capable to fit 4 adult (it’s only 2 of us in the room), with sitting area. Spacious bathroom we share with one more room. Breakfast was the best we had compared to other B&B we stay, Itala even brought the cake for all of us. We have a great time staying there.

We had no problems locating the B&B. We did have to ring the doorbell several times and wait about 15 minutes outside until someone finally greeted us (although we mentioned what time we would arrive). This was not a big problem, especially since the B&B owner, Itala, was very friendly and hospitable. She even offered to help carry our suitcase up the 2 fights of stairs! The room was comfortable - decor and furniture looks a bit old, but still nice. We did have to share a bathroom, and although it was never occupied when we needed it, it was awkward to walk out of the room and across the dining room to shower in the morning while everyone else was eating their breakfast. Since our room was right next to the dining table, it was rather loud in the morning. At night, it was somewhat difficult to sleep since there was no fan or AC, and opening the window lets in mosquitoes. Breakfast was served from 8:30 - 10:30 and was decent with corn flakes, yogurt, jam filled croissant, and banana. Only real complaint is that breakfast took longer than we hoped for - it took roughly 15-20 minutes to get the table cleared, reset, our cappuccinos made, and some croissants brought to the table. But we understand that everyone has "off"days, and we were apologized to for the slowness. We were allowed to leave our luggage behind when we checked out, and we had no problem coming back and picking it up at 5pm. Itala also allows her guests to use the bathroom facilities, the drinking station, lounge area (couches & TV) after you've checked out and if you want to rest up before catching your flight. Overall, a good stay. Very good central location.

A welcoming B&B in a real Italian community - a safe distance from the madding crowd at San Marco - good food options nearby, a small and nearby vaporetto stop and real supermarkets etc on hand. The room was so large it was more like an apartment, complete with couches, fridge etc Bathroom sharing may be an issue for some

We stayed our first night on arriving on Venice. Although a little difficult to find the first time, this is due to the small ally ways and street names are not always visible. It is just off the beaten track enough to enjoy the surrounding's of small restaurants, bars, shops and the quiet little piazza close bye. The b&b is run by the most charming young couple Itala and Luca and their adorable daughter "sole". They made us very welcome and could not provide us with enough help and information. The décor is old worldly and very comfortable, makes you feel like you are in an old Italian home. After a few days in Florence we returned to San Giovanni for our last night in Venice. It is very convenient for arriving/ departing from either the train or bus station. The two flights of stairs up is a challenge with luggage but not enough to deter a return visit.Molto Grazie San Giovanni, hope to see you all again one day.

Itala and Luca were great hosts. The B&B was very central close to train and cruise ship area although a bit hard to find initially so have a map. Outside looks are deceiving. Two flights of stairs to B&B so be prepared. Lots of church bells nearby for ambiance. The bed and pillows were a bit hard but otherwise great stay.

Luca & Itala are gracious hosts & very helpful. A comfortable B&B, especially considering this is a 16th century building, in a busy tourist location. Of course there is no lift - hey this is Venice! Be sure to follow Lucas's great instructions to find the place - or get lost - hey, this is Venice! I would have preferred a better/firm mattress. The breakfast is limited due to food handling regulations, by the way - no cooking permitted. We had difficulty with Venere about our booking , but our hosts were very generous due to difficulties. thank you once again. We would stay there again.

I have traveled to Venice many times and each time it is possible to understand it a little better. For me, this was a great place to stay, a little bit off the regular tourist tracks and in a fascinating and historic area which still feels genuinely Venetian. It's also not so far from all the main sites, once you have practiced your map-reading and learned the shortcuts. It is incredibly convenient for both the train and the bus and this saves a lot of time and money when you arrive and depart. At the same time, you have the privilege of staying in one of the oldest and unchanged parts of Venice and to understand the rhythms of Venetian life. Luca and Itala are very special people and I immediately felt a real warmth of welcome which is very unusual in Venice. They made everyone feel really welcome and helped them to discover Venice. The whole experience was more like staying with good friends rather than the impersonal feeling you often get in a hotel. While I was there, this made all the guests relax and I really enjoyed the conversations I had with other travelers from different parts of the world. Of course, there is some informality in sharing bathroom facilities but I didn't find this a problem and everyone treated the shared facilities with great respect. Although I traveled by myself, this would be a great place for a family or groups of friends to stay because the rooms are large and flexible in terms of accommodation. The large central living room is also available and there are lots of resources in terms of guidebooks and other information about Venice, things to do and places to visit as well as a range of magazines in the main European languages. I'm already planning my next visit.

I like the location, because it is a little bit away from the main attractions, which means it forces you to explore some of the wider Venice streets. There are nice restaurants around the B&B. Rooms are big and spacious, albeit a bit old. We were the only people there, so we had the whole place to ourselves. However, I've read on reviews that the bathroom is shared, so I wouldn't have been too happy if the place was full and we had to share a bathroom with strangers. I think the website should make that it clear that bathrooms will be shared. The owners were very friendly and helpful, and the breakfast was good. I'd stay there again.

Breakfast was terrible. Nescafe??? and a bunch of stuff wrapped in plastic or foil. Nothing fresh on the table. Better off going to local cafe. No drinking water in the house and stores close early in the vicinity so if you come home after midnight with a wine buzz you are out of luck. Be prepared. Also no air conditioning, shared bathroom... both not concisely described. Friendly staff was quick to grab me a fan upon arrival. Would love to see them iron out the quirks and offer espresso, for God`s sake...

We travelled with our two children, two and five years old. Therefore I made sure in advance, that we will have a private bathroom an a working heating system. When we have arrived, the bathroom wasn't really a private one, but we were lucky and the only guests at that time. The room was nice and spacious, but not comfortable warm. The landlady was very friendly, but the service was a bit careless (old towels behind the door, baskets not empty and still the old bedding at the beds, when we arrived.

A highlight of my Venice visit was the host Itala, she is very kind and extremely helpful with much local knowledge. I really enjoyed the time she took in explaining the city and just having a wonderful conversations. Yes this B&B is on my list of recommended must stay places. Although, Itala will apologize for her lack of English proficiency...she is much better at English than I am with Italian, just have patience. I ended up having very long conversations with her about world events and everyday life in Venice...so language is not a barrier...although when I return I'll have invested in a Italian 101 course...I can't recommend the San Giacomo B&B enough it's a must stay...ciao ciao.... Take any bus to Venezia in the airport doors. Get off at Piazzale Roma (bus station) and follow above directions.

Get here is simple, we are to 5 minute walk from the Santa Lucia train station and 10 from Piazzale Roma (bus station), so you must not take any private or public transport. We are exactly between two squares that are less of 100 meters one from the other: 'Campo San Giacomo dell' Orio' and 'Campo Nazario Sauro' (campo: square). is important to keep them as a reference point. The B & B is located in the 'calle Ruga Vecchia' at the number 1447, right in the corner with 'Calle Orsetti'. (calle: Street). The calle Orsetti is right at the end of the Campo Nazario Sauro, is a very small street on your left, turn the corner and we're there! Our street was named 'national monument', for which there is allowed to modify the facade and we can not make any cartel with our mark.
