Very pleasant welcome. The room Masaccio was spacious, but the window is in too much noisy street. Cleanliness of room and the bathroom especially was insufficient.

The bed and breakfast is nice, well located, close to the Cathedral and Piazza del Campo but is SOOOO difficult to get there I would not recommed it for older people or people carrying a lot of luggage. You have to walk from a central location where the bus leaves you (if you come in by bus or train) and then walk up the hill and the address is not clear. We asked a lot of questions until we found a peruvian lady who spoke spanish and helped us with the address. Once there, everything is perfect!!! Breakfast is pastries, juice, coffee, bread, some cheese and jam, nothing fancy but ok. The room was clean but small, quiet, we had our own bathroom, warm water,tv, enough accomodation for sleeping. Anyway we did not go to Siena to sleep........

Was nice to get breakfast included, however it was relatively uninspiring with toast, croisant and yoghurt. Reception was friendly and helpful, but is only there during breakfast time and between 3 to 6pm. The location was convenient as a base to see Siena.

Very central location from bus stop, following the main street to the direction of St. Francesco church will be more easy to find this B&B. Surrounding is quiet, also have minimarket and nice restaurant nearby. Nice breakfast, friendly host and service staff. Highly recommend this B&B.

The room was simply stunning, great views form the windows, which I requested but not paid for. We had a bit of an issue at departure when we could not find anyone for breakfast or just to settle the bill with. We had to leave the money in the room and miss out on breakfast(although the legal time had changed over night, they should have remenbered it!)I'd still recommend it to anyone as it's the perfect setting for an holiday in Siena if you don't wanna spend too much.

The location was the only part that made it ok.The view from my window was beautiful. The plumbing was atrocious.Noisy all night. When I showered, I had to turn the water off 2x so as not to flood the room. the drain was clogged.Again, the view made up for the discomfort. The breakfast was cellophaned, manufactured cookies and coffee. I happened to get a piece of panatone because it was Christmas week. Big Whoop!

The B&B San Francesco was exactly as described. This place is a real find! Exceptional value, friendliness and location. The staff, especially Emanuele, went out of their way to be helpful, even to the extent of providing a room for a friend who decided to join me at the very last minute - at the same promotional rate I was paying. I stayed in Siena for 7 nights, and B&B San Francesco felt like home. My only complaints are minor: 1) I would have liked to have the use of the fridge in my room...but wasn't expecting it, having read earlier reviews. 2) By the time I left on November 10, the weather had been cold and damp for a few days, but the heat didn't seem to be on in my room. Happily, there were two extra blankets in the cupboard, which kept me warm enough that I decided I could be virtuous and conserve energy. 3)The lighting in the breakfast area was very dim, making it just a wee bit dreary for breakfast. These are small considerations, however, in view of the fantastic value and positive ambience. I would not hesitate to recommend B&B San Francesco, and will definitely stay there again if given the opportunity.

The B&B San Francesco was centrally located and a wonderful place to stay in Siena! Emanuele, the manager, spoke English very well, was friendly and helped us with bus and train information. The breakfast was great! The rooms were clean and spacious. An A+ in our book! My husband & I would definitely stay at B&B San Francesco again. We were traveling in Italy for 15 days and Siena was among the top places we would return to!

The hotel was a little difficult to find as taking a wrong turn in Siena can send you up and down steep hills. Follow the signs to the San francesco bascilia. We also had a fabulous dinner just down from the hotel - Medioevo. We would stay here again, the location, once we found it was fantastic.

We liked very much San Francesco. The room was excellent and the breakfast also. It was very good located because it was walking distance of all turistic places in Siena and also near the limit of the town easy to get the car and leave. We would go back another time to San Francesco and we will recommend it.

Overal an enjoyable experience. Great environment within the walls of the old city. Staff are friendly, very competent and ready to assist. Welcoming needs improvement. We arrived late at night with no one in attendance and a telephone number to call (no cell phone). Finally, we noticed a note in a tiny box mounted on the wall with the entrance code and directions to the room. Room overlooked street which was quiet only from about midnight to 6AM. I guess that's to be expected in an old city like Siena. We still slept well. Public areas are minimal and not conducive to leisure. Great place if you only need a room.

We liked virtually everything about the hotel except that it is located on the top of a hill where motor scooters are allowed. There was a lot of scooter traffic and revving noise. It lessened with the window closed, but it was still there. We probably wouldn't stay there again because of the noise, but if you can sleep with earplugs or the noise doesn't bother you, then it's a great place. The people were very nice and accommodating and the room and common area excellent with a nice European feel.

We had a wonderful room with a view towards the town. We have absolutely no complaints. We knew on beforehand that there would be no breakfast, so we were prepared for a walk round the corner, but it wouldn't have been difficult to produce a simple breadfast in the hall. The only thing I didn't like was the plastic covered easy chairs. The location was superb, as it's nice and convenient to stay on the West side of the town.

The only negative point to it is the very difficult way of arriving there. It is almost impossible to arrive by car. I was escorted by the police to arrive there and could not leave the car for more than 5 minutes to unload it. The B&B should keep at least two local oarking spaces for clients to unload and upload the luggages. To arrive to the B&B you have to drive in the NO-DRIVING zone of the city center.

This is a little tricky to rate. The B&B was clean and the location was great. Unfortunatlly on one of the nights that we stayed there someone locked the door to our floor. There was no key provided and no one would answer the door. We called the phone number that was on the office door and it was unavailable. We ended up having to try and sleep on the floor of the dining room. As we never saw the manage again I sent an email when I returned home to tell him about our being unhappy about this matter and he wrote back that he would like to give us a refund, which was more than fair. Needless to say it did not arrive. After waiting for over a month I tried again and received an email fron Cinzia the new manager telling me the other follow was gone and he would like to send the refund. Although we had a few problems with the wire transfer, Cinzia keeped on his bank until I recieved it. I would now be willing to give it another shot. As i said the location was terrific, the rooms were clean and desent sized. We really like the communal breakfast table. We got to meet some very nice people from many differnt places. If you stay there go to the little bar right next store. The guy has a great selection of Jazz and Blues CD's. Siena itself is a great place to spend some time while on vacation. Although it is a fairly small city we never were bored or ran out of things to do or see. Go and give this B&B a chance. I know I will again.

First time there, and turned out to be a very good accomodation for the required price. The parking of Pian d'Ovile is at 5 min by feet, and has a convention with the B&B for a 15€/day fare, not obvious in Tuscany. The B&B is wihtin the walls marking the center of the town, and the view from Donatello room is really nice. We stayed at the end of Dec., so no problem for lack of air conditioning (heating was adequate) or noise from open window. Being Italian, I didn't experienced any problem for language (by the way, in the US in never met anyone in hotels speaking Italian!). Room was clean and ordered, with clean and well pressed bedlinen and towels.

We actually didn't stay in the B&B, b/c I guess they were overbooked. So, they put us up in an apartment in the most central location. So, no complaints there. Until an hour later we were told we had to share the first night in the apartment with another couple (they gave us a small discount). Not a huge deal, we had separate rooms, but not what we preferred. Since we were in the apt I guess, there was no breakfast, except some yogurt and biscuits. Still we had a good stay, hosts were very nice, awesome location, great price; just think the B&B may have been a little better. Take a cab from the train station (under 10euro).

Biggest problem was that the directions to the B & B were incomplete AND we had trouble getting the proprietor to answer the phone. Once we got there, everything was fine. My score for "quietness" is related to the fact that most of these old buildings have hard surface floors, ceilings & walls. Sound travels. Secondarily, our room was right outside the breakfast room. Sleeping in would not have been an option had we desired it. Not much English spoken here, but enough to get by.

It was quite difficult to get to the place (Via Stalloreggio) by car as we did, but that is mostly due to Siena's very complicated car infrastructure. The locations of the apartments are great, in the middle of the historic centre, everything within walking distance even for a handicapped woman 8 months pregnant.

The three most important things for me in a hotel room are (1) the firmness of the mattress (I have a very sensitive back and can't sleep on soft or springy beds), (2) the quietness of the room and (3) its cleanliness. The Lorenzetti room at San Franceso B&B met the first criteria perfectly - the bed was firm and very-very comfortable. The room was also fairly quiet. We didn't hear neighbors at all. We did hear motorcycles from the street, but it wasn't bad (the room faced back), and I think you'd be hard pressed to avoid that anywhere in Italian cities. I always sleep with earplugs, so the motorcycle noise didn't bother me at all. My husband (no earplugs) didn't have trouble sleeping either. The room was very clean, had a good shower and enough space both in the room and in the bathroom to spread out. The receptionist was very helpful. The hotel is within walking distance to Il Campo. Overall, we had a great stay and would definitely come back.

We originally booked for San Francesco. We were advised twice of changes to the location of our accomodation. We eventually stayed at Via Stalloreggi, 19. The directions to the B&B do not bear are not helpful in any way. It took us almost three hours and the help of five strangers to finally find the place. And, we still can't figure out exactly where it was located on the map. However, once we did find it, it was cozy and clean, with a very nice ensuite bathroom and a great breakfast. Better directions to the B&B in the confirmation information are an absolute necessity.

Charming B&B, liked the communal breakfast and the location is perfect. Won't return to this B&B. It was arkward to get to. The car park was quite a walk away ( all uphill) and was very expensive ( £80 euro for 1.5 days). The photos on the website were deceiving. There was no view to speak of. The room was cramped and at the top of several flights of concrete steps...Being six months pregnant it would have been good to know this before booking. The owner / manager was heavily intoxicated on welcoming us. The breakfast was very poor. We travelled around Italy from the lakes to Venice Florence Rome ect over a two week period...This was the worst accomodation we came across. The room was over priced and not good value for money. We couldn't wait to leave.

My sister and I spent two nights at the B&B San Francisco and would have liked to have stayed longer if the room was available. It's a popular place for good reason. The rooms are very nice, not real big but with enough room to be comfortable. The breakfast was prepared by Massimo himself and was very good with a large assortment of foods that included cereal, yogurt, pastries, fresh fruit, coffee and more. Massimo is a very friendly and helpful host and very charming. The location is fine for getting around on foot. The only minor drawback was our room was right above a noisy street and a motor scooter parking lot. However, with the windows closed, just about all street noise disappeared, and we slept very well there.

The B&B San Francesco was very enjoyable. Our room was small but quite comfortable. The bathroom was very clean. Breakfast was very good and filling. We would definitely plan to stay at the B&B again on another trip. The only challenge was we had to call the host once arriving in town to meet at the facility. As we were traveling via bicycles, this presented a bit of a headache but nothing that wasn't made up for by his graciousness and the nice facility. Just be prepared.

San Francesco Bed and Breakfast was conveniently located near the city center of Siena (about a five to eight minute walk). It was a little less than a 10 euro taxi ride from the train station when you arrive in Siena. The room was spacious enough for a three day stay. The bathroom was spacious as well and very clean. You are not allowed to bring food into the room and the minibar is not for guest use. Breakfast was simple but there was plenty of it. The one staff member that we saw pretty much did everything. He was there in the morning but after noon you did not really see him anymore. He was very helpful in helping you get around or telling you which bus you need to take to get to places you may want to go. We spent little time at San Francesco since we wanted to see more of Siena than the B&B. But my wife and I were very delighted to see the quality of the room and the establishment when we arrived. We would definitely go again.

This B&B was by far the nicest on our trip. It matched everything as advertised on the website, and is in a quiet picturesque area of Siena, but still in the city center. Massimo is a wonderful person, who truly seems very enthusiastic about what he does. He gave us great directions to wander around the town (and a free map)and how to get back to the train station the next day. The breakfast was great, especially for one provided with the stay. Very good place to stay. The only concern is it's a little noisy at night of weekend.

Massimo is awesome! What an excellent host. We loved the location. The room and bathroom were very clean. Our one disappointment was that the mattresses (two singles made to be one double) were way too soft. This is a great place, please get more firm mattresses with box springs or a solid platform for the mattress to sit on.

A fantastic price for a good, clean, b&b in the heart of Siena. I would highly recommend for anyone looking for an inexpensive place to stay, and I would definitly stay there again!

Ottima accoglienza e contesto meraviglioso. Situato nel pieno centro di Siena, in una cornice storica pregievole, consente di vivere al pieno la vitalità della città. Le stanze, finemente arredate, sono luminose e pulite. L'unica pecca la mancanza di un parcheggio.

We had the room on the top floor at the back. Everything was fine except there is a pump in the bathroom that kept working at 2:00 am and woke us up. Other than that and the noise from the street below the window, we loved this B&B. Ask for a quiet room

We would not recommend this facility. We left after one night stay due to the excessive noise made by the water closet located in our bathroom. This water closet made tremendous noise every single time any person on our floor used the the toilet or ran water. The manager was completely useless.

Only negative was the noise from the road below the B&B at night. Constant motorcycle noise going by.

My wife and I had a lovely time at San Francesco B & B in gorgeous Siena. Talk about a room with a view! The bedrooms at San Francesco overlook a splendid Tuscan valley that will take your breath away. This actually is quite a plus as we heard from others staying in Siena that many rooms at other venues within the old city walls usually open to the street or the walls of adjacent buildings. Before you get to Siena you should invest in a good map! We arrived at the bus station in Piazza Gramsci and got lost trying to find the B&B using a map from the web. Because it is located on a little street, the B&B is hard to find at first but if you get lost the locals are usually happy to point you in the right direction. If you are going to stay at San Francesco you absolutely must call Elisa on her cell phone an hour before your arrival as she does not live in the B & B. Elisa has a young charming friend that will let you into the B & B and speaks farily good english. You should also be sure to have this gentleman show you how the key to the outside door works as it was a bit tricky to get it to work at first. Breakfast was included with our stay and included croisants and coffee (standard for Italy). The location of the B&B is fabulous, there is the beautiful San Francesco cathedral around the corner, and after a 5 minute walk you can be sitting in Il Campo enjoying a cappucino or gazing skyward at the towering black and white striped Duomo! We would be more than happy to stay at San Francesco again if we are ever fortunate again to visit Siena.

The B&B is very quaint, clean and very nice. Its in a good location with only a few minutes walk to the main square of Siena. The only complaint is that the bed made my back hurt because it did not have a box spring and caused my husband and me to roll towards the middle of the bed. We did not get breakfast because it is not available for the time of year that we were there. Definitely recommend statying here and Elisa was very nice to show us a good local restaurant away from all the tourists for a traditional experience!!

Good, clean, recently decorated accommodation, in a nice part of Siena - quiet, but fairly central. Room "Donatello" has a great view. The owner was very helpful - she offered to collect us from a car park outside the town walls. We later found free parking on Via Minzoni, just outside the walls. There was no one permanently on site - the owner would visit her office at times during the day. We were told in advance that there was no breakfast offered in April, and charged 12 euros less per night. We'd recommend this B&B.

we were expecting nice fresh breakfast but it wasn't. It would have been nice if we could use the kitchen to make hot drinks. There was no tea/coffee suppliment rather than breakfast time. Room was very clean and nice.

This was our favourite B & B in Italy. The location was a little tricky to find, but it was very central once you got there. The breakfast was very good. We would stay there again and recommend to our friends.

A hard to find B&B with a gracious hostess. Had to wait a bit for her to come let us in but thereafter had an excellent stay. Very well located and a minute from all the sights. Perfect for a short stay in Siena. Nice room, bath, and a good breakfast. Only a short walk up to the room.

Our room was clean, breakfast nice and was located near the centre of Siena. HOWEVER, it can be very noisy as the rooms do not have air conditioning so if the windows are open it can be too loud to sleep from early in the morning on with the sound of mopeds or cars going past on the street outside. Also the television is pre-set to a certain maximum volume so that it is difficult to hear unless the windows are closed. Also, towels were not changed as often as we would have liked. We stayed for a number of nights and had to request that they be changed after two days as they had not been refreshed, which seemed to the manager an odd request?. For €120 a night and a first rate B&B I would expect clean towels at least each day.

Good location within the city walls only minutes from the piazza, rooms clean and spacious, nice breakfast. On a corner street noisy at night especially if its hot and you have the windows open. Sienna has expensive parking, its free if you park on the street behind the white lines.

Nice B&B! Unfortunately it is not possible to park your car in front of the B&B to bring your luggage to the B&B (the streets are very steep in Siena). No airco, so quite hot. The room was noisy due to the scooters.

This property is located close to the main street and is great if you want to explore the town on foot. One big drawback is that some basic /courtesy services are not available. If you need to know about bus service or Train timing and/or other things that are a courtesy service (provided) at other places, here you have to pay for these and at a approx 200% rate. I did not like that. Good breakfast, but you can miss it if you are not up in the hour it's offered. Otherwise, it's good place.
