First the good things. The views are splendid, the dinner/ lunch food is excellent and the waiter called Augustino is a gem. But: The rooms are so basic as to be off putting. They are none too clean with dirty rough tile floors [ which are probably difficult to keep clean anyway]. The bed was rock hard as were the pillows. We asked if anything could be done and they said they would change the bed. If they did the new bed was as hard as the first. Hotels sell you first and foremost a bed for the night and these are simply not good enough. The ac did not work in any way we could understand, you either freeze or cook. You cannot open the windows because of road noise. There was no hot water at the sink or bidet when we arrived . When we reported this and the hard bed to a girl on reception [ many came and went during our thee day stay] her attitude was aggressive -"no one else has complained " she said in the classic how to pee off your customer phrase. The sink was fixed, the bidet was not. The bed remained rock hard and they use blankets and heavy covers. Those are not as hygienic as duvets with fresh covers and the bed coverings did not help the freeze or cook room temperature. The breakfast is basic. There is no hot food, bacon or scrambled eggs etc. Bread , cheese , ham and boliled eggs are about it. The coffee with milk was undrinkable sludge though the cappuccino was OK.. There is a swimming pool but they charge 3 euros a day for towels, a first anywhere. Worst of all was the terrace where dinner is served. Although it has a nice view and the meals are very good, the whole terrace, the raised area behind it and the umbrellas over the tables are covered in pigeon droppings. From the amount visible, they have been there for some time. Dropping fall from the umbrellas onto the chairs and tables and possibly into the food. That was a disgrace and in other places the hotel would be heavily fined for such conditions.

we travelled from rome, as far north as tarviso, and our most memorable stop along the way was villa ducci. the staff was most gracious, 'our room'-beautiful decor and very clean. our meals were delicous, and the other guests were also experiencing similar expressions of quality, it made for lovely converstaions during our visit. the villa is an absolute must if you want to indulge in the beauty of tuscany.

Great stay, owners very friendly and efficient, the handicapped accessible room could have been a little bigger but worked out well. The pool was great. The only problem we had was finding it, the directions on website are not correct, I would advise to call ahead for directions as they are simple once you know where to turn.

Villa Ducci is a fantastic hotel near San Giminano. We were a family with 2 children and the 4-bed room was absolutely super, plenty of room for everybody. The hotel was very clean. The breakfast really to recommend. Outstanding was the very nice decoration of all the rooms, it shows an outstanding taste in the equipment of rooms. The swimming pool was also fantastic, in all a 5 star hotel . We appreciate to stay in the hotel at any time again.

Was advertised as air conditioning but was more like a fan blowing - we opened windows for ventilation and then had to contend with road noise. Don't book the front rooms! Otherwise, lovely property - great breakfast. Very close to San Gimignano. You do need a car. Staff was pleasant and generally competent.

Like all good hotels in Italy, this one is expensive, perhaps a little overpriced and pretentious. It's a tastefully renovated and rebuilt old farm, with modern amenities, however. Dinner (on request) is quite a bit overpriced for what you get. Environs are beautiful, with charming vistas of Tuscan countryside. Well worth staying ourside of San Gimignano and having this lovely retreat to return to after a tiring day. Beautiful pool and patio. Ample free parking. A little hard to find with instructions provided. Don't look for it in the dark!

It was like a dream to stay at the Villa Ducci. It was far better than our expectation. We stayed there only one night, but we should have stay there at least for a week. From the swimming pool we could see a very picturesque scenary of toscany with the towers of San Gimignano. Staff are very kind. It is difficult to go there without a car, but we really go back again someday.

This was a great place to stay, with extraordinary views, good food and lovely rooms. The price was excellent too. If you like Tuscany, you will really appeciate this hotel. It is a gem. We could not get enough of it as we had booked only for a night. We would love to go back there again, possibly for a week, at least!

By car from FlorenceFrom motorway A1, exit at Firenze Impruneta then take the RA towards Siena, Colle val d'Elsa, Grosseto, Poggibonsi. Exit at Poggibonsi Nord and drive towards San Gimignano. Once in San Gimignano, proceed along the SP 69 for 1,5 km in the direction of Gambassi Terme. Villa Ducci is situated on the left side of the street.
By car from Pisa
Take the SGC Firenze -Pisa-Livorno in the direction of Firenze. Take the exit to E35 - A1 Bologna-Roma and proceed in the direction of Roma.
