all the kitchen facilities did not work - no water in the pipe, not gas, cupboards were locked. Stairs are difficult to climb

The address is tricky to find as there are old and new numbers on the doors, but the old ones are more visible. The lady who opens the door works at a coffe shop nearby and you have to find her there first. Despite this, its worth it. The rooms are fine and clean, right in the centre of town, but you'll have to park outside the walls. Highly recommended!

Great little apartment overlooking the main street into San Gimignano run by lovely local people. Very Clean. We loved the buzz of the street below, and was lovely to stay somewhere so central yet private. There was no fridge or kitchen facilities in the apartment but the owners were very happy to chill our wine at their shop across the road. Yes, we would stay there again.

Very good. Very nice view, sleeping room airconditioned, very well located and quiet 2 things to improve: - the big kitchen would need to be airconditionned because it's really too hot in summer, even in the evening: more than 30° C, I measured. -one strange thing : restricted access to water in the kitchen: water cut in the kitchen. Overall appreciation however : nice place !

Really nice place, although check out time was a bit too early (10 am).

We were given a room on the first floor with no view on the countryside, but facing the main street which gets busy and noisy in the early hours of the morning. Towels were not changed daily. A part from this, it was an excellent accommodation. Barbara, the owner, was really helpful. She provided with a car permit for downloading our luggage (cars otherwise are not allowed in town). Excellent breakfast at her Pasticceria few meters from the apartment.

Thre are a few free parking areas in San Gimignano and are far from the apartments. The three private parking area are expensive! For the rest evrything was perfect except for the quietness of the room (due to our neighbours)and the cleanliness of rooms (they never washed the floor in a week).

We recommend this apartment to others. It was clean and spacious, and we had a great view from the 3rd floor. Very secure also. Price was great! Excellent location on the main street. We did have some difficulty finding the apartments upon arrival. On the web site, we recommend that you highlight finding Barbara, the owner, at her pastry shop. It is on there now, but please make sure that others know to find Barbara in Armando and Marcello Bakery on the left side of Via San Giovanni upon arrival. Instead we looked for the number of the apartment, (21) but it was really 13, and not visible enough in black letters on the building for us to see. The bakery is fantastic, with great prices, and we recommend taking advantage of the breakfast. We ate there every day. We loved San Gimignano and will return. The people are friendly, and we loved the market on Thursday morning. All in all a great and memorable vacation.

We spent two nights in the Sangi Apartments in San Gimignano. We found the pasticceria on the main street where we signed in and got the key. A young girl took us to the room further up the street. VERY central location! It was quite a few stairs up to the room, but it was worth the effort; a small but very clean and nice room with a marvellous view of the countryside! Even from the toilet you can sit and enjoy this fantastic view. In the morning we went back to the bakery for breakfast(not included). A big variety of sandwiches and bread with ham, cheese, tomatoes, salami, you name it. NICE! The only negative with S.G. is the parking. The cheap parking is quite a bit away, but what the heck; you get a good exercise walking up and down the hill. We can most certainly recommend Sangi Apartments to anybody who wants a central accommodation and don´t mind the stairs.

Fantastic apartment! We stayed in "Dianna" which included a kitchen and awesome views over the tuscan countryside. It was centrally located, yet still seemed quiet. Barbara was great, very helpful and even let us check in early. We can recommend the Chocolate Fondente from A&M's Bakery!

Heaven on earth.SPECTACULAR views, lovely owners, very homey accomodations. We were on the top floor, with 4 flights to climb (which could be an issue for some), but the incredible panoramic view was well worth it. We'd return in a minute.

The owner is really friendly and helpful. The room is worth the money you pay for, if not more. Better than any of the rooms I stayed in Italy. Only disadvantage, if you could all it that, would be the stairs you would need to climb. However if you are going to this town of towers this is hardly a drawback!

Our room (Alice) had excellent views over the countryside surrounding San Gimignano. The apartment was perfectelly located on the main street in San Gimignano, still without any disturbing noise. The manager was friendly and spoke decent English.

we only reserved our room very late the night before arriving, so the owner kindly arranged for us to stay in another room in town, owned by someone else. it was a lovely room, clean, quiet and comfortable and the owner was very sweet. san gimignano is fantastic, park your car outside the town for E6 for 24 hours and walk back up the hill about 500m, or park closer to town for E20 for 24 hrs.

Right in the middle of San Gimignano, so you're in the heart of a medieval city. We got there a bit late, so there was no one really English speaking or anyone to tell us about free parking, but the overnight parking is not expensive if you are just staying the night. The room was great. There was a fair amount of street noise from some late drinkers. Do come prepared to walk to the place and to deal with steps. Breakfast in the bakery (not included)was nothing special. But the atmosphere was well worth it. Very memorable; worth a longer stay than 1 night.

It was excellent!! If I can go there agin, I definately stay there again. It was not as luxurious as 5 stars hotel, but it was clean enough and has small window on the roof whch we can see from the bed. They are in kind of apartment so we just booked one double room but we could use kichen and private bathroom.

Really in the main center of San Gimignano. It is not convenient for parking the car. Cars must be parked outside walls of the ancient city and if you've some luggage it'll be better to have with you a trolley. The breakfast was not included in the price of the room. The owners of the B&B are the owners of a very good pasticceria, where u can have an excellent breakfast..

Very good location in the center of San Gimignano. Very good accommodation conditions- spacious bedroom with a very comfortable and big bed. Also a huge kitchen with a view on the sunset in Tuscany. Wrong address in the Venere offer. There are 2 numbers on the house – dark and light meaning old and actual. Payment only by cash. Breakfast in nearby cafes. Restaurant cooperating with B & B was closed due to the owner’s vacation during my stay there.

We got an apartment means kitchen, bathroom, bedroom for price of a double room ( beginning of November); but do not forget when you book for a room in San Gimignano, you have to park your car outside of the city , cost for 1 night 15 Euros.

Qu'importe! Toutes les attractions étaient à la porte!

Nice friendly welcome. Make sure you tell them when you intend to arrive and keep their phone number if you are late, they will meet you. Very cool apartment with great view but it is at the top of few flights of stairs. A/C works well and rooms are nice size and clean but not big. Bathroom good and clean but not big. Most Italian bathrooms in B&B's are small anyway but they are completely adequate. I strongly advise to use GOOGLE EARTH or equivalent to get familiar with location and directions along with a good map of Italy. The back roads are absolutely beautiful. Breakfast is at the family's bakery/pastry shop and is very nice and reasonably priced. Overall very nice stay at Sangi, clean, great view, great price and I would recommend it

We had an excellent two nights stay in the Sangi Apartments in S.G. Our room was #3, at the very top of a three story, old stone building that was right on the main street. However, our windows looked the opposite direction onto a beautiful view of the valley below. Take note that there is no elevator and a LOT of stairs!! The room was not large, but the bathroom was very spacious. The towels were large and plush. Everything seemed very new, aside from the bed, but it was still comfortable. The room came furnished with a large wardrobe, a desk and chair as well as two side tables and a television. There is no reception desk, so you must first check in at the bakery and ask for Barbara. She was incredibly accommodating and helped us with our luggage (to the bottom of the stairs) and with parking. **Note that parking is not included and if you pay can be expensive. However, Barbara can show you where you can park on the shoulder of the road for free. This worked out fine for us. The best thing to do is pull up to the gate and drop your luggage off with one person whilst the other parks the car.

The appartment was fairly spacious, as an en-suite kitchen considerably widened the scope of room you'd usually expect in a hotel or guesthouse. The panoramic view of the countryside from kitchen table and bathroom window alike can be regarded as an additional benefit, especially when you consider that the medieval building itself is situated on San Gimignano's high street, a bustling pedestrian zone, whose friendly noise, however, is completely shut off by the edifice's impregnable and shadowy walls. The appartment was spotlessly clean, service extremely friendly and competent, though never overbearing, and the net price (without breakfast), for Italian standards, very adequate. If you travel by car, take care to ask for the very few free parking spaces, since tourists (ourselves not excluded) tend to invade the small town like visually consuming ants.

We stayed in late June and really liked this place. Had a bit of a hard time finding it because we didn't know that we had to go to the owner's bakery to check in. B/f at the bakery was great (5 euro) and we were allowed to keep our bags at the bakery. There are stairs to climb but a nice view.

Barbara was very nice and helped us solve a problem regarding our luggage. The room was very nice with a good view of the country side through the window. But it is on the third floor and no lift. It may be a problem if you have heavy luggages. Checking in is at a different location then the apartment.

Barbara was wonderful. Spoke excellent English and was extremely knowledgeable about restaurants, parking, etc. The apartment is located on the main street and just steps from the center of the city. Fantastic views from the room. Large kitchen. Quite a few stairs to get to the room, but the location made up for it. Breakfast was in the bakery and was delicious. Highly recommend!

This place was awesome. The view from our room was beautiful. The location couldn't be any better, just inside the main gate of the city where the buses drop you off, so you don't have to walk very far with your bags. One of the nicest places we stayed during our trip to Italy and one of the cheapest. Don't forget that you have to check in at the bakery, not the address of the apartments.

We’re satisfied very much with staying at this nice hotel! The location is great – in the central medieval street! In the real medieval building! Close to town’s gate (bus stop). The room was spacious and cosy, decorated with style and taste. Spacious bathroom -- with good shower cubicle and new equipment. The only demerit of this hotel follows their merits – there’s no lift and it’s not so easy to carry suitcases upstairs to 3-floor by narrow stairs. In addition we haven’t found promised heardrier (but it seems to be so insignificant…). If you’re going to stay at this deserving of praise hotel, keep in mind that the number of building is changed to 13 (not 21, as is written in address). And reception is at Pasticeria di Armanda e Marcello (the same street, 88).

No one spoke English, which was manageable. The only frustration was that they did not give us any help on parking area or prices. (The website was not helpful with this either.) We had to go to the tourist office for help. There are pay-to-park lots right near the entrances, but the free lots are about a 5-minute walk into the historic area. The room was beautiful, clean and quiet, with a gorgeous view.

This was a fantastic place. Right at the top of a medieval building with a view over Tuscany even from the toilet! Extremely quiet which was fantastic, because we had our baby with us. People who don't like exercise won't like the stairs. Barbara was very friendly and she has the best pasticeria in town!

We stayed for one night in one of the double rooms. After finding the house (watch out: San Gimignano has "old" and different (!) "new" house numbers displayed on the same house - the old one is the correct one!) we phoned Barbara who appeared within a couple of minutes with the keys. The best part: after 21 hours all the day tourists leave the town and you have it all for yourself until the next morning and the appartment is right in the main pedestrian area. The owner's bakery is also worth a visit, especially for breakfast. Barbara is also good in pointing out free parking. You can always drop your luggage in front of the town gate before parking your car. From there the appartments are only a short walk.

The only problem I had with the apartament was that when I arrived at 2 p.m. the apartament was still not cleaned and ready, although the quests are supposed to leave before 10 a.m. Otherwise, the apartament is perfect - splended views, quiet and very easy to find. Please note, that no one is waiting when you arrive, so you have to call the owner. In case you do not have a cell phone, you would have to go the nearby bakery where the owner works (or maybe owns). However, that is not stated on the web site, and you only find that out once you let into the apartament.

The reason for some of the low scores is that although the property was spotless when we arrived, it was not cleaned during the time we were there and the towels were only changed after three days - and then only because we specifically requested this. The people were very welcoming and helpful, but the website entry should make clear that the keys have to be collected from a local shop! The only way to find this out is to telephone. Excellent location, but visitors should be aware that properties in San Gimignano have two numbers! You'll understand this once you see it! Parking is difficult, but a garage can be arranged separately with the shop - a useful additional service.
