I will never again book into such a place. I am Italian and well aware of Italian standards and prices. This is very bad value for money. The place is not a bed and breakfast, much less. It is very small, old, broken tools in the room and cracky walls. Poor service, poor quality, price is far too high.

The hotel is in a great location, very close to Termini station. The area is very quiet and safe, with a few affordable restaurants close by. We loved how the staff brought us breakfast in bed and their coffee in the morning was divine, a perfect way to start the day. The hotel is also very clean and the staff are very polite and helpful. We tried quite a few of the suggestions they made and everything was spot on. All in all, I stayed in the hotel with 8 other girlfriends and we all left very impressed – highly recommended’

Location and service are great, an excellent place to start off to your daily Rom excursions. Room and bathroom are clean and a bit small but you can manage to do your things. Unfortunately, the heating in the bathroom never worked and in the bedroom only for a short time so that we were freezing at night (We are talking about february with night temp. around 4 degrees Celsius) And as far as I could read in other comments, this seems to be a general problem in this B&B. The breakfast is served at the room and was excellent (Tea/coffee/hot chocolate with a filled croissant and a roll with butter & jam/honey/nutella.) For the service and place we would return but in winter only with special warm sleeping equipment ;-)

I was in Rome with my son. We enjoyed our stay at this B&B very much. The staff were friendly and helpful. Their suggestions for places to eat proved excellent (da Giovanni across the street, Duga in Trastevere...). We also liked the fact that breakfast was served in the room, and I was happy that "real" cappuccino was served instead of those terrible coffees usually available at similar establishments. In terms of location - excellent, as the centre can be reached on foot. We even went to Vatican on foot (it took us cca. half an hour).

The staff/owners of Maria Luisa were extremely helpful and went above and beyond to recommend places to eat/see/things to do. The hotel room was very clean with lots of space, plenty of hot water, and good coffee for breakfast. When in Rome, I would stay here again.

Just as well I didn't have a cat as there was not enough room to swing it. They eventually got the breakfast order right on day 4. Staff very helpful and polite however. Free internet was fast. TV only Italian.

Bed & Breakfast Maria Luisa exceeded our standard. Was everything we hoped it would be. When we arrived we were made very welcome by all the staff and were made to feel at home. Our room was comfortable, the breakfast was more than adequate and the security of place was excellent. This B&B is very close to transport and many of the attractions of Rome were in walking distance. When leaving, the taxi arranged through Maria Luisa proved very reliable and efficient. We feel our visit to Rome was enhanced by our choosing Maria Luisa as our base.

Location very good for access to various sights either by walking, bus, metro or train. Staff helpful and friendly. Some very good restaurants close by. Room was quite small and bathroom quite cramped but ok. Bed was very comfortable and provided very good coffee with breakfast. Our room was next to reception so could hear people arriving etc so not very soundproof. Overall happy with accommodation, but our room was just in need of a bit of maintenance and we wouldn't use taxi service called by staff to take us to the airport - didn't think driver was very safe.

Overall, our experience at the Maria Luisa B & B was a good one. I don't think we found the staff to be as warm and as open as previously travelers had rated, but overall they were friendly, competent ,and willing to help with any questions that we had. The rooms were clean and safe, which was our biggest priority. The price seeemed expensive for what you got, but seemed reasonable when looking at other prices within Rome. The location was good and most places were easily accessible on foot. Cabs can easily be picked up at the St. Regis Hotel which is just around the corner. Overall, I would highly recommend this hotel.

It is withing walking distance to the train station AND the departure place for city bus tours. The room was small and our breakfast, served in the room, was minimal. We had to depart at 7 a.m. before normal breakfast time so we can't comment on what a regular breakfast would have been.

B&B Maria Luisa, is located on the 2nd floor, very small and quaint, nothing fancy, but the guy and girl at reception were very warm, friendly and welcoming. I felt very comfortable and "at home." The room was large, again nothing fancy, but the service was excellent. I would come and stay here again !

Great Location, close to metro Republica and 10'from Termini and walk distance from main touristic places. Great staff provide you help and information. Great restaurant (Giovanni) right in front. Has a few stairs steps to reach the elevator. The lobby carpet could be changed. Breakfast could be a little better. BUT people who work there are so great that it doesn't change the overall impression.

We picked this bed and breakfast based on the revues we read on venere.com. And we were glad we did. We sty 5 days and for nights here and we loved it. Starting off it was about a ten to fifteen min walk from the train station. A little hard to find if you didn't know the exact address but once you get there the staff is extremely helpful with showing you how to get around to all the sites and they even recommended some great affordable restaurants to eat at. The room was a little small but it had all we needed. I am 6' 5 and I fit comfortably in the double bed that was in the room. The air conditioner was modern and kept the room cold which was important because we travelled in July and it was over 30 degrees Celcius everyday. The bathroom was a little small but my fiancé and I managed without any complaints. The room was cleaned everyday which was nice to come back to during the afternoon. Breakfast was made fresh everyday and brought to your room. Coffee or cappuccino and croissants is what we got everyday and we loved it. Those looking for the north American eggs and bacon buffet breakfast should realize their in Italy and its not their custom. Our room had a proper safe that we could lock our important documents in, a minor detail but something we realized later that not all the places we stayed at in Italy had. Being located near the piazza della republica , it put you in a great location to acceSs all the sites either by metro or by bus. Again the staff was very helpful whenit came to giving us information. Overall we had a great experience here and would definately recommend this bed and breakfast to others looking to spend a few days in Rome.

The staff was superb. Very friendly, helpful, and informative. We had three double rooms in our group. Each room was equal in quality, cleanliness, and comfort, and matched our overall expectations. I would highly recommend Maria Luisa...particularly to anyone like us...who are traveling in europe to be 'out and about' and simply want a comfortable and clean place to sleep and refresh.

It took about 15 minutes to walk to the B&B from the Terminini. Once we foudn the side street that contained the old apartment building you then could located the floor M&L was located on. There is a small attempt of a Front Desk when you check in but besides that the staff did there job. They didn't got the extra mile or proactively help you with anything but when asked they would answer. The building is old but felt like a pretty safe neighborhood. There are not a ton of hotels in this area so walking home after dark did get a little scarce of people which made us more aware of our surroundings.

I had planned a travel to Rome and it was really hard to find a good place for our stay... everything that I found at sensible prices was too far away from the city center and the places near the center were too expensive or near Termini Station, from which I had read that it was not a very safe place to walk at night... Finally I found this B&B, it is perfectly situated and it is not too expensive... so I booked it... I think it's too expensive compared for instance to our Spanish hotels (at the same price in Spain you can be in a 4 stars hotel), but leaving the price aside and comparing to other places in Rome it's a good choice I think. The staff was incredibly nice and very helpful, the rooms were clean and there were nothing too negative to comment. Internet didn't go at times and it is actually a B&B and not a hotel, just that... The room was big and comfortable, everything was clean and it is near the metro, near the fontana of Trevi, near the station...

We stayed 4 nights and were pleased with service provided and surroundings;we were lucky to be accomodated in(to) the new SUITE room.Very warm welcome,help with any information,maps,good English,especially Stefania,her beautiful daughter,Gianni,Antonino.We would stay again at 'Maria Luisa B & B' when in Rome next time(especially good price during the low season like November we had stayed here before).Surroundings are excellent:the very centre(Piazza Repubblica)/Via Veneto...good transport possibilities and also easy to go around by foot investigating new streets and sights in Rome.

We are a family of 8 aged 4 to 67. We spent 3 days in April at Maria Luisa's. The location was excellent! It is close to transportation, sights,dining and shopping - yet quiet and safe for walking and sleeping in the evening. Stefanie,her husband, and staff were VERY kind and went out of their way to be helpful. We felt like part of the family! Breakfast was fresh croissants,buns jams and beverages of choice.We left at 8:00 our last day and they arranged for an early breakfast and our transport to the airport. They helped us plan our sight-seeing and dining and even offered suggestions for our visit to Rhodes! We would go back again in a heart beat!!

I was travelling with my young niece. Main topic being doing a lot of sightseeing. Maria Louisa is very near to some of the interesting spots but also to public transportation. So it's a real good venue. Gianni is extremly helpful with a lot of valuable tips. Some weak points: Breakfast is served in the room. Actually the space is a little bit tight for that. I would recommend to give vouchers for a nearby cafe. And the walls seam to be very thin. One can hear everything especially the lound television. Nevertheless is was a nice stay in Rome.

I would absolutely visit Maria Luisa in the next time. It was not too far from all attractions, room was really very clean and nice and also bathroom looked very new. We had a huge balcony too. They brought us breakfast every morning - croassant, coffee according your wishes and bread rolls (with jam, nutela or honey). All of us were very happy to stay in Maria Luisa.

The staff at the front desk was very cordial. I was disappointed about the breakfast as I was expecting a buffet-type of breakfast. The room was very clean, however when compared to Australian standards the accomodation is more like a 2 Star accomodation than a 3 Star, as stated on the website. Location was great even though quite noisy due to some renovation that was going on downstairs.

Had some trouble finding the hotel from Termini station (took the rear exit as there is ongoing construction), however once I had my bearings right it was all good from there. Excellent location, quiet and safe area. Rooms are value for money (clean and quiet spacious for Europe standards). I would definately stay there again.

The owners are very nice and friendly, and welcome you kindly. The staff is also kind and helpful. Cleanliness, spaciousness and quietness of the rooms are satisfying. Breakfast could have been better. Location is good : 2 minutes to the church Santa Maria della Vittoria (having a Bernini masterpiece), 15 minutes to Galleria Borghese, and less than 20 minutes to the Colessium by walking... Hope to see stay in Hotel Maria luisa again...

The young girl at the front desk is exceptionally helpful. The cleaning staff are very friendly. Everything about this hotel was fantastic... the only issue we had was that one man, who worked the front desk early in the morning, was smoking cigarettes at the front desk. Since our room was directly across from the front desk (and that's maybe 2 meters away), we were woken up by the smell of cigarette smoke first thing in the morning... very unpleasant when you're not a smoker. It's hard to avoid cigarette smoke in Italy generally speaking, but it's unfortunate when you can't even avoid the stink of it in your own hotel room first thing in the morning. That's the only complaint I have... hopefully they'll take note of it and change this in future. Everything else about the hotel is great... good location, good restaurants nearby. A bit longer of a walk from the train station than we expected, but not too bad.

It is an excellent option to stay few days in ROme, great location close to everything. You have many bus lines around. It is two blocks far from Piazza della Repubblica and three or four from Termini station. If you come here you don't need to take a tour bus because you can walk to Fontana di Trevi or take a bus to Trastevere neighborhood and Vaticano. The owner is very friendly and the staff is kind. They explain you everything you need areas, touristic or not. They speak english, spanish, at least. We choosed private bathroom it was very small but everything was separated, which is very difficult to find in Italy. It was clean, they changed the towels and sheets everyday... but not the cover, just that. Last day we had said to take the breakfast earlier they said that it didn't matter but we think they forgot, no problem!. It was a very good option, in front you have a very nice restaurant with typical food, but not cheap. It's a very silent area.

First they gave me a very very small ugly loud room (traffic)in a remote and somewhat strange and gloomy section of the building because it was not clear who it belonged to and/or the residents were. I felt very uneasy and told them ; only when I was determined not to stay in this room they gave me another one. However, I had to put up with noise from air-conditioning from outside them. The location itself is very good, because the most interesting places/sights can easily be reached.

Perfect B&B to discover Rome. Close to Termini and Metro Station but also by foot it was a nice walk. The employees were friendly and gave good advice (renting vespa, restaurant) In front of this B&B there is a traditional resto (good tast & good price).

We spent 4 nights at this B+B. The room was had for 3 was cramped but workable! Be aware that there is alot of stairs involved in getting to these rooms. Our room was 160 steps! There is a tiny elevator that is available. The staff were very friendly and extremely helpful!

Nice bed breakfast. There is a small kitchen in the room. two separate room for 4 people. close too via nazionale. hotel arranged a taxi from airport to the hotel at 2.00 A.M. this was very nice.

Maria Luisa is a lovely B&B with excellent owners/staff and facilities. It is within easy walking distance of the Termini and in a quiet location. The first room we were given was lovely with cooking facilities. Unfortunately a loud air condtionaling block was located outsie of the window. We asked to be moved to another room which was happily arranged for us. A good place for couples and families. A little expensive, but Rome is an expensive place.

Stefania was a true pleasure, she was so helpful with suggestions for tours, sightseeing, dining and arranging airport transportation. This is not a typical B&B, the breakfast(continental) is delivered to your room with choice of hot and cold beverages and selection of spreads. Easy to find, good location.

PROs: Great location (close to everything you may want to see in Rome). Rooms are clean and employees are really really nice! The breakfast was really good, too. CONs : The only thing was some noise coming from the other rooms (especially from the bathroom...water and hair dryer woke me up early in the morning), but if you don't have sleeping problems it should be fine

Roberta made our stay fantastic. She really helped us find our bearing. Gave us great advice where to go what to visit and where to eat. If you want a family run place this is it. Toilets may be small but given the space and price it was adequate we had no problem. We were given drinks on arrival and water when we needed it and really made to feel welcome. The location is very central and we would have no hesitation in recommending this hotel to others. It would be very safe for single women travelers.

We enjoyed our stay at Maria Luisa, our room was warm and the beds were firm but ok. We found the location perfect, within walking distance of the Termini and buses, but far enough away not to be bothered by traffic etc. We were made very welcome and the staff could not have done more for us. Just a couple of negative points to note however. Firstly, we did not enjoy the breakfasts. We felt it would have been better and probably cheaper and easier for Maria Luisa to give out vouchers to exchange in a nearby cafe. Secondly, more twin rooms please. Finally, a computer with internet access would have been great. Having said that, we did enjoy our stay and would recommend it to anyone for good value.

The owners of this property are a joy and the sincerity to be admired. They took the effort to welcome us and ensure our stay was memorable. Full marks! Thank you we will return one day. Easy access to bus and train station. Buses are great in Rome. By the way if you are doing the hop on hop off bus the green/silver bus does NOT travel in the evening the red bus is the better value.

We were very happy with the hotel. The towels were changed regularly and the room serviced every day. The staff are helpful and accommodating. They were happy to arrange pickups at the hotel on the days we toured out of Rome. The hotel is well located in a quite area and has easy access to the underground/Termini and many of the tourist attractions are within easy walking distance. The area has many good eating places. For travellers on a budget it is highly recommended.

The B&B is not far from Termini station (if you don't have too much baggage to carry) and easily accessed by subway and bus. The owners give us warm welcome with very good instruction for travelling in Rome, and they're so kind that we can leave our big baggage and come back to pick up later. The only thing we don't like is that sometimes there's no one open the door for us when we came back late.

Welcome was excellent. staff was friendly and welcoming. location was close to metro and good restaurants. only issue was the timing of breakfast. after requesting breakfast at 7:30 to suit timing of tours it was never brought before 8:15 so we went hungry and had to buy food on the street.

There are many more convenient locations, but this was very good especially if you travel by train. termini was quite close, but far enough away to be a nicer neighborhood. Particularly good for gay people as there is a gay bath house nearby. The staff was extremely helpful! They were caring of our welfare. Despite the limitations of the small space and in our case a few breakfast slip-ups I found this to be an excellent value and the staff was wonderful to us. I do try to be a good ambasador, so people do respond well to that, but that would not explain the care that we were given. It is a much lower rating than I would give it if I could with it's few limitations...a great value in an expensive city.

Hard to find, because not specially mentioned. Is situated as a part of the hotel 'Margaret', NO SIGN for MARIA LUISA!!! not a private bathroom as booked...triple shared!!! No mirror, no trashbox, no wardrobe some wooden pieces on the floor were left, the aircondition not very effective and not professionally installed. Breakfast very poor- only caffe and one packed croissant In general: a negative surprise!!!

In spite of having a voucher clearly stating "room with bathroom" we were told to be entitled to just a room "senza" bathroom. After a hard discussion we got the right room. We also have been requested to pay the global amount for our stay the day before departure. We felt compelled to do that to avoid further discussion. Clearly disappointing!

The B&B Maria Luisa offers large and warm double/twin rooms equipped with all comfort: sound proofed double glazed windows, individually controlled air conditioning, color TV, telephone, safety box and private bathroom with hair-dryer, heated towel racks and shower.

If guests require, additional amenities such as extra beds, cot and iron and ironing board can all be provided upon request.

INCLUDED/NOT INCLUDED IN THE PRICE Rome city tax (which applies to stays on or after 1 January 2011) is not included in the price: €2,00 per person, per night (up to 10 nights) will be charged and collected directly at the front desk. How to reach Maria Luisa Inn

By car
From any point of the Grande Raccordo Anulare ring road, connected to all incoming highways, follow the indications to Roma centro, and then to Termini railway station.

By train
The B&B is located 400 metres from the Termini railway station and can be easily reached on foot. Head out to the front of the station on to Piazza del Cinquecento and continue walking away from the station towards Le Terme di Diocleziano, a complex of baths, libraries and concert halls that was the largest of its kind in ancient Rome. Head on down Viale Luigi Einaudi towards Piazza Repubblica. Cross the piazza with the Basilica di Santa Maria degli Angeli on your right. Follow the main road Via Vittorio Emanuele Orlando to Piazza San Bernardo. From Piazza San Bernardo turn right onto Via XX Settembre. At the first left turn right on to Via Antonio Salandra where the B&B is located at the first door on the left, at number 6.

From the Fiumicino international airport, take the Leonardo Express train to Termini. Then follow directions explained in the section by Train.
