Upon arrival, you will be greeted by sisters Laura and Michela in a warm and welcoming atmosphere. Besides the fact that I saw the owner once in our four nights at l'Incanto di Roma, it was a very pleasant stay. Breakfast is self-service, there is coffee, cereal, biscuits, toast, etc. It is extremely clean and in a very nice neighborhood, convenient to the train station, but not too close to that noise and activity. There are cute restaurants nearby. The bed was comfortable, the room was huge by European standards, and the other guests were all very nice (mostly French speakers). Definitely recommend!

We had a good stay at this B&B.Laura welcomed us and gave all the information we needed.There's a full equiped kitchen where you can make your breakfast.We would people advise to go there, because it's a nice and cosy place with buses nearby.

Very pleasant stay - nights. Laura very welcoming, professional, had a map of rome and went thru all areas of interwst with directions including restaurants, sights etc. better map than the tourist office. free email facility until 10.00pm - kept our 17 year old happy. Other nice touches: alarm clock if needed; loads of guide books for rome. Cons: breakfast average; no air con could be a problem in the summer. we enjoyed our stay.

L'Incanto di Roma is very cheery and welcoming, and it's nice to have a stocked kitchen to use. The rooms are spacious with comfortable beds. I would've liked to have seen the staff more, because we didn't have a phone to call them with questions. It was kind of hard to get a hot shower. The hot water ran out pretty fast and took a while to heat up again, and you're sharing two showers with a lot of people. One of the showers had extremely low water pressure, so everybody used the same one when I was there.

We were in Rome for 3 days and we absolutely loved staying in Incanto di Rome. Laura was very kind and helpfull. The location of the B&B is fine. You could walk to the centre in about 15-20 minutes. We did almost everything by foot. The rooms are very clean and you have enough space. I would really recommend this B&B!!

Laura was very efficient and pleasant and very helpful as to placing to eat, sightseeing. We wanted to stay another night in Rome and Laura was booked up. She got us a place just up the street very helpful.

My boyfriend and I stayed here for 4 night in March 2010 and had a wonderful time! Laura was a wonderful hostess, so inviting and friendly. The rooms were clean, colorful and comfortable... the location was perfect for seeing the sights in Rome... everything was just perfect. We would definitely recommend anyone stay here - you won't be disappointed.

It was a good and clean Bed&Breakfast.Clean beds, nice room in a great 19th century building with caracter. The staff was friendly and helpfully.Location was central in Rome. We had to share the bathroom, it was clean but it could be better. Breakfast was very poor, only sweets, no cheese, ham or fresh bread, could be better. But overall it was a good, clean and friendly place to stay, I really would recommend it!

The place is great, room is spacious and clean. The breakfast is italian breakfast. The owner very helpful. Close to the bus station, about 3 mins walk but a bit away from Via veneto (10 mins walk). Recommended for single traveler, couples.

We were very happy with L'Incanto di Roma, and would use it again. Laura was very welcoming and efficient. She had guide books for loan, spare alarm clocks, spare flasks, umbrellas etc. Kitchen arrangements were excellent, and we were able to make our packed lunches with some of the breakfast food and some we bought at the supermarket. We stayed a week, and it was interesting to see other guests come and go. All very friendly and well-behaved. There is an open-air restaurant in the street outside, so it was possible to hear people talking and laughing after 10pm, but it did not interfere with our sleep very much. No hesitation in recommending it to others, unless you are a very light sleeper!

We stayed a night at Incanto di Roma in the end of May, 2009. We are married couple, 29 years old both. Incanto di Roma is, in fact, a big old apartment almost in the center of Rome. There are about 4 or 5 rooms, one of them was "ours". There are also 2 bathrooms (each with toilette and shower), so there is no private bathroom for each room. Everything is very clean, bud I would recommend to have rubber slippers with you, just to feel yourself comfortable while taking a shower. The house itself is old and looks like a typical Roman building, and it was nice experience of staying there

The directions that were given to us were incorrect and we actually went the opposite direction. It took over an hour walking the streets with our luggage! Once we got there though, everything was good. They were helpful with the area, telling us about the metro strike, how to take the bus etc.

You will be lucky to stay in this quiet, spacious B&B that is just blocks from the Rome train station. The owner was gracious, had a generous array of foods and snacks, books and computer access. The rooms and public spaces are pretty and nicely decorated. What a good choice!

I found this bed and breakfast to be a home away from home in a busy city. I was visiting my daughter who is studying in Rome. Look on map to make sure you are near all the sites important to you. Nice kitchen and rooms. Our room had the street noise others may have been quieter. The owners are delightful and try to help with anything they can. I enjoyed my stay at L'Incanto di Roma.

Feels like home...great access to public transportation. The only reason I give it a nine is since Laura and her sister run two B&B's, the check in time is very precise. Since we do not speak Italian, and are not local, it is difficult to know the EXACT time or arrival when using public transportation systems. We did have to wait 30 minutes outside with our luggage. Otherwise everything was lovely. She has everything you could need to make it feel like home. Thanks Laura.

Everything was perfect untill the chinese family arrived here and was ocupaying the kithen for few hours every night.. of course we used it also, but it was a reason for nasty jokes between me and my travelfriend.. this BB is very nice... but will u be lucky with rour apartmentmates.. :)

Está genial! llegamos desde coruña a la una de la noche por ryanair y Laura nos estaba esperando.Es como estar en tu casa, te ayuda con todo y Roma es tan grande que esto viene muy bien.La habitaciones son grandes y queda todo muy cerca, no hace falta coger el bus para nada.El baño estaba muy limpito y esto también se agradece un montón. Gracias por su hospitalidad, sin duda repetiremos la experiencia y se lo recomiendo a todo el mundo.

Excellent stay - our first time to Rome. Laura speaks very good English and was very helpful with tips on touring, places to eat and shopping. The B&B is very easy to find from Termini - about a 10 min walk. Also only 10 min from Metro stop. A very cozy place in an old style Italian building. The street noise was not even noticed as we were so tired when we went to bed. Other guests were very quiet - so noise was not a problem. Room and bathrooms were very very clean. My teenage niece was very impressed and said it felt like visiting family. Computer access was great and also adapters/converters were available for use. Breakfast was cornflakes with milk, also juice, toast and jelly - perfect for a good start for the day. Highly recommend this place and would definitely stay there again!

We spent here 5 days. Our choice of l'Incanto was based upon the exceptionally good reviews - especially about Internet and the cleanliness. As for Internet, we have just one reservation - it was a broadband 4Mb/s but available only on one computer, shared with all the other guests (there is no wireless). The rooms were nice and spacious, the kitchen - fully equipped and well organized, with typical Italian light breakfast (toasts, jam, butter, cookies, croissants). The breakfast was self-made, but every morning hosts replenished the supplies, separately for each room. The whole apartament was cleaned every day. There are two bathrooms, so even though they're shared, there is no queues. Our hosts were very nice and helpful - from recommending a nice cafe' nearby, to helping us with bus routes. The neighbourhood is quite noisy, but you can't avoid that when in the centre of Rome. As for useful shops - there's a supermarket in the Piazza d'Indipendenza, about 15 min. walk from B&B. The pharmacies are located practically everywhere (24/7 is on XX Settembre street), but none is open on Sunday. Generally we strongly recommend this place - it's friendly, cosy and nice.

The owner was very helpful and welcoming, provided all the help needed (and extra). The location was good, and the whole hostel very pleasant. The walls were quite thin, so noise could be heard from the hallway. The breakfast was small.

I really suggest this b&b to those who want to feel like at home while being in Rome. This feeling was a really nice surprise! Laura is very nice and speaks English. It is nice that you can use kitchen. Very cosy place near the centre of Rome, where you can go on foot. The room was a bit noisy because of the street in the morning, but i guess you do not come to sleep in Rome (very quiet at night). I would certainly come back and recommend to friends who do not want to spend a lot and prefer to live in a nice, old Italian style building.

Good location but not quite what we expected - we did not realise we would need to share a bathroom so that was a surprise from the start. The hotel was very noisy at night with guests/the owner (?) coming home every morning at 3am talking and laughing very loudly. Towels were not replaced during our entire stay and the bathrooms became quite dirty for a b & b. The internet also broke while we were there and when both our families called us quite urgently the message was not passed to until the next day! Overall location and space is good and the place is quite clean but feel you could definately get more for your money. Breakfast is pretty tragic.

Very clean and cozy (room, bathrooms, kitchen etc.)! Breakfast was quite small but the kitchen was well equiped and you could use it at any time to prepare your own food. The room had a heater which was nice because we travelled in January.

The room was qite spacious. The old style building. Generally good relationship between price/quality. Relatively good standard of Italian style breakfast provided (sandwiches, butter, jam, hot drinks). Positives: Nice and cosy place, many turist information booklets and maps provided, free internet access available. Negatives: generally poor noise insulation - Between my room and a neighbouring room as well as noise from outside-motorbikes,cars. (Probably the use of a good noise protecting windows would solve this problem...) Generally I would recommend this B&B.

We were very impressed with everything about this B&B. Laura went out of her way to be helpful to us and advise us on good restaurants, shops, etc. We thought the shared bathroom might cause problems but it was November and things weren't so busy (this might be different in the summer). I loved the way it was a self service breakfast and seeing as Italian breakfasts aren't very substantial, we could use the kitchen and make our own breakfasts - and sandwiches for the day. If in Rome again we will definitely be seeking this place out as accomodation and would recommend it to anyone travelling there.

This place is in a great location not far from major sites, especially the Spanish steps. Plus it is a quiet neighborhood without the tourists. The price was excellent and it felt like a homestay in a very nice apartment with a few spacious bedrooms. The owners were very welcoming and provide you with tons of information on Rome, free internet, and a small breakfast. The only thing is that the bathrooms are shared and there is no a/c, so if you need that or if you are looking for a place with a concierge, this is not the place. But if you want good value at a good price, and are young and don't mind sharing facilities, which are very clean and not shared with many, then this is a good pick.

Laura was waiting for us and explained things about Bed & Breakfast. It's very pleasant to be welcomed. She gaves us a map and books about Roma are available. Our room was a litle bit noisy but the space of the room and breakfast are ok. It's a very good price/quality. You can do eveything by walk. If I retunr to Roma, I will return to l'Incanto di Roma!

We were warmly welcomed. The room was spotless and the mattress very comfortable. The property is in a residential area, walking distance to many sites, and there are great food shops and restaurants nearby. One of the toilets was not functioning for a few days of our stay. While inconvenient, it was OK. The internet was freely available and we felt welcome. Breakfast provided was basic but, as there is a kitchen, with fridge and cupboard space, there is no problem supplementing the provisions. Would certainly stay here again if we came to Rome.

Wonderful, spacious room in a very nice neighborhood. Was thrilled to have internet access! Only drawbacks: a good hike to metro (15 min), but a nice walk (we didn't try the bus); close to noisy street at night; a little skimpy on breakfast -- of course, we left early both mornings, and didn't warn Laura, so all we had were corn flakes. Overall, very pleased. 2 shared bathrooms, so no waiting.

Very nice welcoming, Laura explained us everything, showed us public areas, gave us a Rome map immediately. Only problem was the noise when others came home in the middle of the night and they talked loudly. We woke up and was hard to fall asleep again. For a shorter trip it's a convenient, nice place with great staff.
