Very tidy, very easy to find food in restaurants and small shops nearby. The little rooftop open terrazzo overlooking Rome is great, the breakfast is rather simple but will do. What we most missed was a water heater for cooking our own tea at other times in the day.

We stayed 4 nights in the B&B Flavius in a double room with e french bed and an external, but private bathroom. The staff was very friendly, the breakfast (for Italy) plentiful and the location (for the overnight price) great (5-10min walk to the coliseum).

The Bed and Breakfast exceeded my expecations. The Location is fantastic, very nice area with nice view Very Clean room ,comfortable bed, extra covers and pillows, very good air condition and heating system,clean bathroom The staff (family who are running the B&B) are very friendly they provide all the information a customer might need and they are happy having a chat with the clients as well. the B&B isnt far from public transport -- my only comment is that the breakfast in Rome is very sweet which might not suit all the tastes, so no cheese or bacon served just sweet stuff ! I recommend this place and I would def go back again

The room was very clean. And the bathroom was spotless. It was the cleanest room I rented during my 3 weeks in Europe. The sheets and blankets were washed and very comfortable. The room was really small, but that didn't matter. Breakfast was simple but filling. You get to eat on the balcony overlooking the city. It's relaxing. My only mistake was not calling far enough in advance to tell them my arrival time. We only called half an hour in advance and ended up waiting another half hour for the guy to get there and give us our keys. But it was really a great place to stay. We were very satifisfied. There are small grocery stores close by, on the same street that sell good and inexpensive wine and crackers and fruit. There are restaurants close by to eat at and banks and ATMs convenient to change money. A great stay.

Nice apartment rooms in a central location. Walking distance to the Coliseum and not far from other locations, also nearby to a metro station. We only met one of the owners, Riccardo, and he was very helpful, providing maps and details of where to find things. He also came to find us on the first day when we got a little lost finding the hotel!

Room was clean, secure confortable. Ricardo and his mum were friendly and helpful. Location excellent. Colosseum at end of street. On top floor and serviced by lift. Our French double bed though smaller than we are used to was comfortable enough. Our Bathroom was separate but only a few steps away and exclusvie for our use and clean. The breakfast served on terrace with lovely view of rooftops of Rome, was adequate. Would definitely stay again.

Thanks for Flavius B&B that we have a wonderful stay in Rome(three nights), the location is excellent, local bars, small shops just around the corner, two nice churchs close by... The holder could speak Eng and provide all necessary info including map, bus/metro routing, Rome pass, schedule... The room is very clean and quiet, we orderd a room with share bathroom, turns out a big private bathroom just next to our room, the rest two rooms with private bathrooms, so no need to worry... We enjoyed our breakfast in the room since it's winter, still cold outside, otherwise, the ideal location for breakfast is a sweet balcony, just like the pic, and food is delicious. We look forward to next stay in Flavius and will definitely recommend to our friends. CZ from China

Great price for value and location in Rome. Less than ten minutes walk to the Colosseum/Forum and convenient to metro and buses. You do get a nice breakfast in the morning, but other than that there is no staff present, so it is more like subletting a room than a hotel experience. Good if you just want a cheap, clean place to stay in the middle of Rome. Only three rooms total - two w/private bath inside, one with private bath down the hall. I stayed in the smallest room with a French double bed, which is small but fine for two (petite) people.

Nice hotel, very well located (15 min to Coliseum by foot, close to stations from both lines of roman underground). Breakfast on a little terrace with a lovely view (we wondered what would happen in case of rain though, as there is no other common place), with special grade for coffee, which was excellent. Room was clean, with free air conditioning (almost a necessity!). I would recommend for young couple as it is really worthy the bargain, but maybe not for older persons, or children.

We hired a shuttle through the hotel from the airport to pick us up and bring us directly to the hotel, which happened. When we got to the hotel the door was locked and the driver had to call the owner who does not live on site. We waited for 10 min. before he arrived. The driver stayed with us. Lift up to the 5th floor, lovely terrace for breakfast with view of Rome rooftops.

Great little B&B close to the Colosseum in a very nice neighborhood. The room was quiet even though I expected to hear the other guests as other reviews indicated (maybe the neighbors were just really quiet). The airconditioning worked well and our room was clean. The breakfast was ok, not great. The owner was very kind and helpful. Good value for the price.

This B&B has an excellent location, nicely furnished and very clean rooms, and - since it is on the last floor - a splendid terrace where you can hang out, and where they serve the breakfast. The only thing you might not like if you need to work, that in the room there is only one, small, rounded table. Overall the place is great, the owner is friendly and helpful. I was lucky enough to find an offer and payed 30% less for the room, but the medium prices are reasonible and absolutly worth it, considering that you are in the downtown of Rome.

Incredible place, super clean, great owners, fantastic rooftop patio. Amazing low season prices. Owners aren't around much (other than making you great cappuccinos in the morning) so it's almost like an apartment rental, minus the kitchen. Would recommend to anyone.

Flavius is in an excellent location (a few minutes from Colosseo), in a beautiful building with cozy and clean rooms. I wish the weather had been a bit warmer so we could enjoy our breakfast on the terrace with a splendid view. Giordano and Ricardo are both very nice and will give you really good advice (e.g. no point renting a scooter as walking is the best means of transport in Rome;) There are nice restaurants nearby (Hosteria Isidoro, Trattoria Nerone close to Coloseum). For great wine and cheese I recommend a shop near Manzoni metro station. The only thing which might bother some (it wasn't a problem for us) is that you do hear guests from other rooms. No problems with hot water though :) Overall we had a great stay and I hope to return to Flavius one day!

Giordano was very nice and helpful and it was great to stay there for 5 days. But... the heating wasn't working efficiently enough, so it was pretty cold, especially at evenings and nights. and yes - you can hear absolutely everything from the room opposite or from the hall. there was no problems with hot water, although bathroom was really tight, but clean and nice - ther were fresh towels, shampoo and washing gel and even hair drier - pretty awsome. I don't get, why they tell people to ride to Colloseo and walk to the hotel, because it's pretty far (with suitcases!!) and up the hill. it's much closer from San Giovanni, but from Colloseo it's just easier - maybe that was the point. to sum up - the journey, staying at the B&B was worth the price and time - Rome is awsome and i'd be delighted to come there again. and Flavius is a pretty good choice to stay in:) greetings from Poland

We stayed in Rome for three days. Giordano, the household, was a very charming and kind person. He made breakfast for us and gave us kind instructions to travel in Rome. The location was not far from the Closseo. It should take you about 10-15 minutes to walk from the Closseo to the hotel. The hotel was very quiet but the room was quite small. BTW, the wall was so thin as we were complained by our neighbours. You'd better keep your voice low although you enjoy an exciting stay in Rome, which we believe you will definitely do.

The colosseum is all of a 3 minute walk from the BnB and the road leading down from it there are a few nice restaurants you can eat at. The distance from the BnB to the main square and other attractions is very close and a short walk away give or take 10 minutes. Ricardo was wonderful and very helpful as our Italian was limited and i will definitely go back!

B&B Flavius is a great value, easy walking distance to the coliseum, forum, circus maximus and a number of other sites that everyone wants to see in Rome. Easy to find if you use the address numbers on the building. We asked Flavius to set up a taxi from the airport (Mercedes limo for E40). And we arranged a taxi (E10) to the Termini for train to cruise ship ... You'll want platform #28 to Civatevecchia -- train probably says Pisa (about E5/person). Flavius was great place to stay to see that part of Rome. You'll have some street noise and hear some of the local chatter through your window. Hot water didn't last long in shower, but that might have been the time of day, etc. All in all, we'd stay there again. Very helpful owners who went out of their way to make sure everything was just right. It's easy to see why Flavius gets such high ratings.

Lovely stay, very welcoming owners and perfect location, 10 minutes walk to the Colisseum! We arrived late and felt very safe walking around the area at 12pm at night. Gorgeous roof garden and decent breakfast, definitely would recommend Flavius to anyone!

Flavius is a gem of a find. To have the Colloseum right down the block was amazing. The place itself is small, clean, updated and very comfortable. Outside balcony was a plus as was wireless connection. Would definitely recommend this place as good value.

Special thanks to Giordano! He was waiting for us and found slightly lost almost in front of the B&B. Great location, walking distance to Manzoni and St. Giovani in Laterano metro station. Coliseum is just down the road, amazing. Nice breakfast in the terrace, Giordano booked the Borghese Gallery in advance for us, and gave us some good tips about place to visit and eat. (Best dinner near the B&B, Buono Amiggi, thanks Giordano, we had the best affordable dinner in Italy!). Rooms are well isoalted from street noisa, but the walls inside allow some noise from adjacent room. Small shower, but we manage it well. Definetly returning!

Our host could not have been more friendly or helpful. We were in the only room (which was perfectly compact) which had a seperate bathroom down 3 steps outside our room, it was large and comfortable. Breakfast on the roof top terrace was very pleasant and the views were lovely. The location was only 5 mins walk from the Collosseum itself and there were a good number of resturants and bars on the walk. Excellent B&B in the heart of the city.

This was a quaint B&B near the Colosseum. The property was adequate and clean. The shower was a bit small and the hot water would come and go. In fairness, we did not complain about the water issue. If you waited 3 or 5 minutes, the hot water would come back. Girradano was so sweet to us, we would definitely stay there again!

Es totalmente recomendable. La situación es buena, cerca del Coliseo y del Foro Romano y te permite ir andando a los principales lugares de interés. Ricardo was very helpful both with arrangements from the airport and bus tickets to our next destination. In fact, when we asked about whether we should purchase the bus tickets in advance, he went on his own to the bus station and purchased them for us so we wouldn't have to make the trip! The rooftop setting for breakfast was very nice. We were provided with breads, yogurt, coffee, juice. The location was great for seeing the Colosseum and Roman Forum area and just a few block metro in the other direction to the metro. Ricardo also gave us a good recommendation nearby for a restaurant, Luzzi's. Since the hotel is in a building with apartments it was a bit noisy through the early nighttime on the weekend. Otherwise, we would recommend this hotel to others who want good service and a moderate price.

Estuvimos alojados en este B&B por tres dias. Nuestra estadia fue muy buena. El dueño es muy amable y servicial. La habitación en la que nosotros estabamos alojados si bien era un poco chica estaba muy bien decorada y limpia. El baño era muy amplio y limpio también. Si volveriamos a visitar Roma, sin duda volveriamos al mismo lugar.

It is wonderful to walk out of your room and look down the street and see the Colosseum. The location was wonderful, the brothers who run the place are so helpful and great. I would recommend this place to anyone. We were there on our honeymoon and stayed in the room with the private bath. Highly recommended.

We could see the Colosseum at the end of the street which was fab! Close to transport links, in a nice quiet street and did I mention how close the Colosseum is? :-) Lovely big breakfast (toast with butter and jams, yogurt, croissants, cakes, fresh orange juice and coffee/tea... yummy)... and this can be eaten in your room or out on the balcony. I booked this as a surprise 30th Birthday gift to my partner and was overjoyed when we saw how nice the room is. The guys that work there are lovely and so helpful. I can't recommend Flavius enough and when I return to Rome (which I will as it is now my favourite city in the world) there is nowhere else I would consider staying.

The Bed & Breakfast Flavius is a real nice and calm place and perfect for a trvel to rome for 1 weekend! It's near the Colosseum and you can easily reach one of the metro lines. You have to take the breakfast in your own room what's not really bad if you think of the TV with flatscreen in your room! If the weather is nice you can also eat on the terrace with a nice sight over rome. I really appreciate the helpful "leader" of Flavius who showed us which metro lines are most helpful and where you can eat something for a good price. All in all it was really nice at Bed & Breakfast Flavius.

Everyone we meet at the Flavius was wonderful. All the caretakers were helpful with directions and calling taxi for us. Breakfast was great! I highly recomment this Bread and Breakfast. We can't wait to go back. It was a great location, not far from Metro stop and buses.

Wir haben nicht viel erwartet, als wir das B&B Flavius buchten. Umso positiver überrascht waren wir. Der Besitzer war sehr freundlich und hat uns auch einige wertvolle Tipps für unseren Aufenthalt gegeben. Unser Zimmer war zwar klein, aber sehr ordentlich und sauber. Insgesamt hat das B&B drei Doppelzimmer, eines (unseres) davon ohne eigenes Bad. Allerdings steht das Bad, das sich gegenüber des Zimmers befindet, zur fast alleinigen Nutzung zur Verfügung und ist sehr ordentlich. Das kleine Frühstück wird auf einer Terrasse oder im Zimmer serviert. Die Anbindung an das Metro-Netz Roms ist super, da zwei U-Bahnhöfe (Colosseo und San Giovanni)jeweils in wenigen Minuten zu Fuß gut zu erreichen sind. Alles in allem waren wir sehr zufrieden und können dieses B&B nur weiter empfehlen.

Very nice accommodation, one of the few actual queen beds (not two twins stuck together) that we slept on in italy! Very clean and spacious rooms and the breakfast patio has a wonderful view. The breakfast is pretty small (toast and a pastry) so expect to have to get your own afterwards. Riccardo and Giordano were very helpful, even carrying down our luggage when we left. The location is ideal for the coliseum and roman forum, the rest of the city can be a little bit of a walk (15-20 mins), but we didn't mind that, rome is a walking city!

I enjoyed breakfast on the terrace and the convenient location. We did not have enough hot water to shower with though others staying at the B&B had no complaint. The manager was not on the premises when we arrived but was helpful later in making reservations for us.

Lovely people - really helpful. We were met outside on our arrival as it's not that obvious which buzzer to ring when you arrive at the building. So giving them the most accurate arrival time you can will help you both! Breakfast on the terrace was a lovely way to start the day. Very nice district with the colloseum at the top of the road but is less chaotic and so quieter than the centre of town. Though close enough to everything to walk everywhere. Will definitely stay there on our next visit.

Room is on 4th floor, but there is a lift available! We were served a generous continental breakfast on the terrace each morning by a very friendly and courteous young man. Our room was spacious and clean. BB is about 1/2 mile from the Colisuem, Forum, and metro/bus stops. Ideal for single or two people. Room too small for family with children.

Considering the price, this place was a bargain. It is a little far from Rome's tourist attractions. However, if you want a flavor of how real Roman's live you will get it in this neighborhood. Also, one of the best gelaterias is right down the block

It is a great location, very clean and quiet. You can easily walk to several stores, restaurants and attractions from the room. from the outside it seems ordinary, but the balcony breakfast is great!

The room and bathroom were very clean and relatively spacious for Italy. There was a large closet for clothing and space to store suitcases. The room was very quiet and the air conditioning worked well. There is a small elevator. I do not know if this is typical for a bed and breakfast, but be advised that the owner is only there in the morning. If you need advice or help with reservations, be sure to ask your questions then. The owner was helpful and made a reservation for us at the Borghese Museum and let us use his computer to check e-mail. You will be given your own keys to the outside and inside doors of the building. Note that there is no sign for Flavius on the building. Just ring their doorbell located next to the door. Breakfast was very good, consisting of coffee made to order, rolls, toast, jams, yogurt, and a pitcher of orange juice, served either on the terrace in good weather or in your room. A minor problem was alternating hot and cold water temperature in the shower.

The B&B is very well located, within walking distance from the Colosseum and Palatine; there is a bus that goes by the door so you can take it and just cruise around; the metro is just a few blocks away. Transportation in Rome is very easy since the metro system consists of only two lines that cross Rome. The rooms and bathrooms at the B&B are very clean and neat. There are several small restaurants and trattorias nearby where you can have a decent meal for around 12-15 Euros. In general our stay there was very pleasant. Breakfast, which we had at the terrace, was good but some fruit would be nice. Ricardo prepared some great capuccinos and was really helpful and attentive (thank you Ricardo for keeping our suitcase!) We will definitely go back!!! Maggie and Mike

We had a great time at B&B Flavius. The location is really good, walking distance to metro and to the Colosseum. The owner was very helpful, gave us maps and advice. He also really looked out for us, when a preordered taxi driver charged us more than originally quoted, the owner called the guy and made him return with the money! Highly recommmend, very good value for money spent!

Flavius was an amazing place to stay. My fiance and I were traveling all over Italy and this was by far our favorite place. The owners were so welcoming, (and they offered an airport pickup), served a wonderful breakfast on the terrace of the B&B every morning, and made us feel like it was our home during our stay. The location was perfect as well, literally a 5 minute walk to the Colosseum, and there were several restaurants in the neighborhood. Right down stairs were two grocery/convience stores as well that came in handy! I could not have asked for anything more, and I cannot wait to return for many years to come.

How to reach Flavius Bed and Breakfast
By carFrom the Grande Raccordo Anulare ring-road, connected to the main motorways, follow the indications to Appia Tuscolana and take exit number 23 Via Appia-Roma Centro. After the exit proceed for about 10 km until you get to Piazza San Giovanni in Laterano, go around the Basilica, keeping the right. At the traffic light (there should be an obelisk on your left) go straight across the fork, taking the road on your right, which is via dei Santissimi Quattro. At the bottom of the hill turn right, and right again into via San Giovanni in Laterano.
By train
From Termini railway station you can take the bus 714 and get off at Piazza San Giovanni In Laterano (5 stops) ,
from there take via San Giovanni in Laterano, walk a little ; the B&B is at number 250.
By airplane
The Roma Fiumicino airport is connected to the city by highway or by a local train service, called Leonardo Express, leaving every 30 minutes for Termini station.
The Roma Ciampino airport is just a few bus stops from underground line A terminus Anagnina. The ride to Termini takes about 20 minutes.
