You have to follow instructions in the web-site to find the address. No indication in the door that the hotel is here ) You have to call to the appartment #19 (the button is marked Livanna), the lady will come and accomodate you in this (or another as it was with me) appartments. It is nearby the "office". 4 rooms with 2 shared bathrooms and a kitchen. Nice to have an apportunity to make tea/coffe and keep water in the fridge ) You can also make food there - tableware and cutlery is avaliable. What was not mentionet in the site - WiFi is avaliable only in the "office", I had to ask to come and use Internet there. As the alternative you can use internet-points which are around (1 euro 15 min). Good location - near from train station but quiet, 7 min walk to Colliseum.

Chezliviana is NOT a hotel. It is a Bed and Breakfast establishment. My biggest complaint . is that there was no indication where the entrance was. My friends and I arrived late in .the evening (22.30). This was prearranged. We got to the address given on the internet and found a high LOCKED gate. There were names on the bells but none for Chezliviana. We pressed a bell and a kind gentleman let us into the courtyard He informed us that there was no such establishment in the apartment block where he lived but indicated another block across a courtyard. Again on the bells for this second block there was no Chezliviana. We were getting very worried at this stage when luckily three girls arrived. They had a key and were able to tell us that Chezliviana was on the 3rd floorand that the "manager" lived on the 6th floor. We rang her bell and she came down to meet us. We went in the rather old lift to the third floor and she gave us a set of keys. At this point the three we had met were having trouble opening the door which led to a small hallway from which led to the Chezliviana "suites".The "manager" was dismissive of them saying they had had too much to drink and that was why they couldn't open the door. This did not seem to be the case and during our stay we often had difficulty opening one or other of the doors. The manager then registered us by writing down our passport details in a notebook which she left in an unlocked drawer in a kitchen shared with several guests. The room had two double beds but was not very spacious. We were supplied with one very thin towel each. These were not very absorbant and were not changed during our stay. The shower room was small but adequate although the water did not always drain away quickly in the shower and the floor got soaked on more than one occasion. The problems with keys, the lift which sometimes didn't open, the poor quality towels we could accept but my main complaint was finding the entrance. My companions (from New Z

The house is typical roman house - not ancient but quite old, and refurnished: antique elevator, modern shower/toilets and older other parts. Staff is really charming, kitchen is quite well equipped and some basic products are included. I was surprised to find out that the actual address is a street away from the stated address, which is the "reception" (actually - the operator's appartment) - hard to find unless you phone them. Another surprise - the rent was for 2 rooms (out of 4) in the appartment, and we got 1 shower/toilet (out of 2) for our sole usage. The corridor, the kitchen and a tiny dining corner are shared with the other tenants. Kind of adventure - need to be sport to cope with it, and the right partners of course...

Location is very good but you need to find it first! Price is hard to beat and is definitely value for money. Cleanliness is very good. The B&B is situated in a big housing building and the B&B occupies an apartment within that building, a bit unusual. Breakfast service is offered at a nearby cafe whereby the covered selections are limited unless you pay extra to the Cafe. Good for those constrained primarily by budget.

The owners were very helpful, caring and hospitable!! We had a medical emergency and they gave us their time and assistance to help us through it. Very kind people and a relaxing place. The location is good as well.

Excellent, living like the Romans do, in an appartment building, no direct view on a street, little streetnoise, a shared kitchen and fridge. Breakfast between the romans in a bar.

The location was very good near railway station and Colosseum. The bad thing was that it was very difficult to find the place. Chez Liviana is Bed&Breakfast and there were no banners outside. Even in the down door and inside door in 6th floor there were nowhere mentioned Chez Liviana. We managed to reach one person who was living in the same building and he opened us the locked outdoor and told us the correct floor and door to Chez Liviana.

Within walking distance of Coleseum and Palentine area. First experience with European type B&B, only slightly cheaper than surrounding hotels without some of the hotel type amenities. If you are just looking for a place to sleep, this is a very good option.

The location of this B&B is very good, and the owner seemed accommodating. However, at the end of my stay I missed my train because I needed to pick up my bags from them at a certain time, and when I went, no one was there. An employee of the B&B came a little later, but I had already missed my train. If you are arranging to pick up your bags on the last day (because they need to be moved out of the room in the morning), then you should give an earlier time than you need.

I stayed only for one night, but it was enough to make me want to come back and also recommend the b&b. The room and bathroom were spacious and clean, and the staff was kind and efficient. Great location also. Very good relationship price/service.

Es un piso donde se alquilan las habitaciones. El baño es compartido pero limpio y se comparte entre 2 habitaciones. La cama es dura, no es colchón, si no hule espuma sobre madera. La localización es excelente, se llega caminando al coliseo y el metro está a 2 calles. El desayuno es en un bar cruzando la calle y consiste en un café y un bollo.

Hi, I stayed there with my Mum for 2 nights. I knew we are spend much time in the room except sleeping so I wnated something very cheep however not fare fromt he center of the city. Chez Liviana was excellent. % minutes walk from the Colosseum. The room was clean, nice and the breakfast was very nice offered at the opposite coffeshop. Stuff were very friednly and helpful. I do reccoment this palce for student and short stay.

I had a really lovely stay! i was there for one week, the room was great, in a big old flat with two other rooms for rent and a kitchen and a bathroom to share. its such a lovely place with a personal note, very quite and a relaxed atmosphere and otherwise directly in the near of colosseum. bus in front of the door and tram 200mts to go. you can use every time the kitchen by yourself and get breakfast every morning, prepared by one of the friendly sons of the family, who rent these rooms. the cleaning service was top too and thanks a lot for your kindness to the whole family! thank you for a wonderful stay and next time i`ll come back to "chez liviana":))

The owner owns several appartments, so you don't know exactly where you are going to sleep (the room was better than on the photos actually) but it's located in the same area. The room was actually a bedroom in a 3 room-flat (one with bath, the 2 others sharing one bathroom), with a small kitchen for breakfast. It was simple, but clean, quiet and renovated. I felt more at home in this flat than in a formal B&B. Actually, I was quite happy to be free to come and go whenever I was without seeing people :o) As it was high season, the owner couldn't come every day (so the sheets remained the same for 2 days) but I could phone him if I had any need. He was very welcoming, and every person who wrote a note liked the flat. The was a fan in the room, which was quite helpful in summer. The breakfast was poor, but I was warned by the comments, so I did'nt expect anything special. There is a good pastry shop in the street however :o) There's a big bus stop 2 minutes away from the flat, so it's very easy to go wherever you want in Rome. And Termini Station, which enables you to go to the airport, is 10 minutes away by foot. A nice and simple stay!

They are so voluntary to help and mrs.busby offer us to leave our luggage until night for the day we check out, but you have to take telephone numbers before you arrive at Rome, because the office and the rooms are a little far away from each others, and you need the telephone numbers to reach the hotel owners or get adress of the rooms and the office both. It is highly recommended for the big families or groups, you can cook and prepare food on your own and it would be cheaper for groups or big families.

I guess you get what you pay for. Not at all professional, this appeared to be an apartment that was subdivided into three "rooms" that were run by a woman who lived upstairs. I never felt quite comfortable in the situation, but the location was quite good for seeing Rome at a fair price.

The adress on website is only office, the rooms ( total 4 rooms with 2 bathrooms with shower) are located not far from the office but on extrimely noisy street ( trafic from 05.30 till 24.00) In summer is hot inside, and no air-conditioning.Breakfast included, but it,s only coffee, bread,jam. Gests are able to use kitchen - is suitable.

I travelled with a friend for 4 days in Rome. Chez Liviana is well located (10min from the Colosseo and 10 min from a metro station).You can use the kitchen to cook the all day long. We had a room with its own bathroom. In the morning, the breakfsts are already prepared, sometimes fruitjuices or bread are missing. It was a great stay, and Chez Liviana is a good place to stay for discovering Rome.

This B&B is very well located fairly close to Termini Station but the map is quite inadequate for finding the lodging. A new and more detailed map is badly needed. We had a bathroom which was just for us but was located in another flat which was a bit strange.The breakfast was adequate and was served in the proprietor's dining room.

I and my friends really enjoyed to stay in Chez Liviana. If u have a good street map u will find the place easily (whare the owner lives). The street is so small so u can't see it in a map what tourist information gives to u. The B&B is just 300m from owners place, so it's totally different building. The place is clean and u can do your own breakfast yourself. There is everything in kitchen what u need. Termini railway station is near (where is also a metro stop for red and blue line). So u can find all sightseens just using metro if u don't want to walk. Colosseum and Foro Romano is maybe 1.5km from the B&B by walking. The owner can speak english a little bit. That's very good because there is a lot of people who can't speak it. That was a dissappointment for us. But we had very nice holiday.

L'accoglienza é stata ottima, i proprietari sono veramente ospitali e molto gentili. La camera é centralissima, a 5 minuti a piedi dal Colosseo e quindi centralissima. Dà proprio sulla strada e quindi non é proprio molto silenziosa. Comunque ci ritornerei molto volentieri.

The Liviana Resident is one of the best places i have staid. the room was perfect, clean light and with nice private bath. The services was incredeble I forgot some importent luggauge in the airport bus and Liviana and her husband found it for me and sent it to Denmark. How offen dos that happend?? THANKS!!!
