The owner/manager was not accomodating in the least. I understand she does not live at the B&B, but she insisted that she would NOT wait after 1730. My flight did not arrive into Rome until 1600 and then it was a TWO HOUR commute to the B&B, which SHE informed me of. She knew my flight time, knew that I was flying international from the U.S. and still insisted that she be not be kept waiting. REALLY? There was no water for a shower in the morning, and I woke early so I could leave the place as quickly as possible! Would NEVER recommend this place to anyone!

The B&B is conveniently located, just a few minutes' walk from Termini.The room was well designed. Lighting was good. We were particularly impressed with the spaciousness of our room as this is something hard to expect in Rome. The host was responsible and she was there to receive us as previously communicated. It was a comfortable stay overall. The only thing is that there is no public washroom at the B&B, so we couldn't go to the toilet after we checked out.

Best Place Rome B&B was just want we needed for our 3 nights stay in Rome. The B&B was 3 minutes away from Roma Termini. The room and en suite bathroom was clean and functional. There’s a shared kitchen, where we could help ourselves to coffee and tea. Breakfast was minimal, a chocolate cake bar, which was fine for us. The owner, Benedetta was very nice and helpful. We would definitely recommend this B&B.

The hotel location is great and overall stay and the the owner is very pleasant. However, travellers need to keep in mind that the reception is not available and you need to notify exact time of arrival. The kitchen is great to cook, however, breakfast is juice and pastry in the room only.

I would say the room and bathroom were small but just right for us. Modern design walls, kitchen small but functional.The room was so much better than the other place we stayed when we went back to Rome after 2 wks. Great location, just around the Termini station. The room was so small, and the breakfast is so few it near the termini 7 min walking. i stay in italy 10 days in 5 diffrenit cities this hotel was the less and the most expenssive comparing by the another which i stay in them. totaly this hotel is accepatable if the hotel is just for sleep it wil be acceptable

Benedetto was a gracious host and very accomodating. The rooms are typical of European hotels and B&Bs, rather small and sparse. ( If you go do not take the green room, it is tiny). The breakfast is not great but we didn't partake anyway so it wasn't a issue for us. Being close to Termini station was a definite plus although the surrounding area, being close to the train station, is not great. It was a little noisy due to a restaurant/bar close by outside the window. with the window closed it was tolerable unless you want the ventilation. Overall a pleasant stay.

Benedetta provides fabulous service in a small but exceptionally well located appartment building. The double glazed windows dealt perfectly with the noise from the street and the pedestal fan provided adequate relief from unseasonably warm autumn nights. As an older appartment building the internal walls are solid so noise from other rooms is non-existant. A good night's sleep can be assured. Check-out was flexible as well as the provision of space for luggage between checkout and departure. Other people on this site will have commented on the nature of the Termini area. In my experience, this is as safe an area in Roma as anywhere else, while all the shop and restaurant traffic is around. What happens in this part of the city after closing time (1.00 a.m.?) is probably no different from elsewhere. Thank you Bendedetta for a wonderful time in Roma.

A fan in the room would be a great idea. We have spent the nights awake because the room got extremely hot. The noise from outside could be heard in our room very loudly all night long. The mattress wasnt of good quality. On the other hand, easy to find, lots of places to eat around and really close to Termini station.

Very close to Termini station which was convenient. Able to walk to all the sites of central Rome from there and able to use the metro to access the rest. The noise didn't bother us at all. Basic breakfast that you would expect at a b&b in Italy. Worked well as a stop-over between Florence and getting on our flight back home from Rome.

It's a noisy neighbourhood. But eardops help very well :). Breakfast, existing out of coffee was not enough for me so disapointing :( We never saw the staff and got informed by little notes. But I had a nice stay and slept very well!

This was a very pleasant and comfortable B&B and was also central to everything being as it was neat to Termini. Our hostess Benedetta was very welcoming and a pleasure to do business with. Downsides were the very bare bones breakfast (just two muffin-like things in plastic, however great coffee was available in the kitchen), and the fact that it's located near a loud furniture shop. Also the kitchen is kind of tiny so it was a bit hard to share with others. But all this was really easy to deal with and I loved the private bath. It was certainly worth the price and I would definitely recommend it!

This is a really a good place to stay in Rome. We are prepared for the simple breakfast, and what's more,it wasn't so poor as we've thought. the hotel is so closed to the Termini, very convenient to go anywhere. Only for the bathroom, you should wait a minut or should check out if there is enough hot water for you.

The place is OK as location and cleaness but we had a very poor contact with the staff. The room is very small, breakfast very poor, a lot of hot water but the shower needs to be repair. The worst thing was a child who cried all the time and her mother .They are very noisy and we couldn't sleep well. It's not a place to return,paying the same price we can find better places.

The rooms were cute, really clean. The room has private bathroom, TV and kettle and it is cleaned every day. The breakfast was prepared every day on our table and it included croasaint, coffee, juice, tea. But from the kitchen we could take other biscuits, hot chocolate, coffee,... We were really satisfied.

The location is good for us, almost at the side of the train station. And the kitchen is good--you can store your food in the fridge and make your own breakfast. But the hot-water is a problem. We stayed for two nights, and only had cold showers. We did a lot of walking during the day, so the cold shower surely was not a reward for us!

It's not a Hotel, even you can't find the name "Best place" in the building becouse is a house. There is no reception. No credit card accept. The breakfast is a joke. You have to make your coffe in a litle and noisy kitchen. Not even butter or bread, or milk. The best is the ubication. The room is good.

This property was good value. Our host Benedetta emailed me in advance to enquire as to our time of arrival, but unfortunately got caught in traffic and we had to wait for her on the doorstep for a short while, which wasn't ideal when we had been travelling for 6 hours! The room hadn't been cleaned but luckily my friend and I were going straight out again to explore the city so that didn't cause a problem as Benedetta dealt with it whilst we were out, although others may have found this inconvenient. The room was small but it suited our purpose as a base for a night, although I wouldn't recommend it as a stay for more than a couple of days as it might get a bit claustrophobic! The area was close to the station so very convenient and easy to find and although apparently the area around the station isn't the best we didn't have any problems as two females travelling together, and we returned to the hotel after 10pm. The area is quite noisy but we had earplugs and it was fine with those! There was a light breakfast which consisted of croissants, juice and biscuits from the kitchen (but what more could you realistically expect for the price?!!) All in all, great value for money and a convenient location as a base for a couple of days.

Stayed for 4 nights with my wife and teenaged daughter.Very nice little Bed & Breakfast. Made your money worth while. Very close to Termini station. We read the reviwes before booking it and we knew about the "poor" breakfast but that didn't bother us. We bought our own breakfast. Beacuse the room did not have air-conditioning we slept with the window open, and tough it was VERY noisy (Our window was face out the street) We had a very pleasent stay. And we will for sure come back.

Benedetta was very nice! very hospitable!!! it was like we were family who haven't seen each other for years!!! also, the place was 2 mins walk from termini (which is very convenient). bootomline, the place was amazing! the rooms were nice and clean! unlimited coffee for the coffeeholic! and also, there's capuccino if you like! also, there's a full kitchen for your needs, which is always very clean. best place rome was ALOT BETTER than the hotel we stayed in couple of blocks away and this is way cheaper! also, before we left, we left all our money and credit cards in the room and in the afternoon, someone stayed in the same room. we called benedetta and she secured it for us and sent it us! what more can anyone ask? an AMAZING PLACE!; VERY close to termini (which is the center of the terminals); and a place where you can trust? sure you can pay thouands of dollars for those 10 stars hotels (if there's any); but YOU CAN NEVER BUY TRUST! that alone coupled with its hospitality, location, price, and most of all its wonderous rooms and atmosphere; really makes this place "THE" BEST PLACE in ROME. i wholeheartedly recommend this place to EVERYONE!!! this place should belong to those 5-star hotels and to those 10 stars hotels (if there's any).

We did not realise the manager/owner does not live on the premises so failed to give her our time of arrival. She had emailed us but we had been travelling for 10 days without access to our email. Our mobile phones were however accessible. She was very accommodating about our late afternoon arrival. You have to be streetwise to use this location. Its extremely convenient for Termini Station though. The actual accommodation is very basic, the rooms were very clean and ours was very quiet (the end one), the "breakfast" is a prepackaged croissant, packet coffee and milk, and a dubious piece of fruit ie room for improvement. We thought it was overpriced once we did some local comparisons, but it suited us to stay for the 4 nights booked.

I did enjoy my stay overall, however, there was no fresh fruit or juices offered at all. The room was a bit overpriced in that regard. I ended up having to go out and get my own breakfast at my own expense. Otherwise, the room was fine.

The bathroom and the room are clean, but they are very small. The shower had water leaks, and the water flow wasn't what we expected. Don't go in summer, if you expect temperatures higher than 32 degrees. The only welcoming is was girl giving you the keys and telling you the basic things for breakfast. Breakfast: what kind of place in Italy doesn't have hot coffee for breakfast? Only powder coffee! (and powder milk, wow!). We did not see the famuous Benedetta, as she was very busy, and we had to arrange the payment (it had to be us who contacted to her to pay her, for god sake!). This is the easiest way to earn money in the world.

We have a great time in there. Benedetta was very polite and nice with us. Sure we will come back and we will recomend this place. It's near Termini Station so you can take whatever trains, metro or buses. Great location with lots of restaurants near. Bedrooms are provided with tv and bathroom, and you can use kitchen. The decoration it's ok and the beds are very comfortable.

Excellent location but 50% of the time there was no hot water and elevator was out. Laundry facilities were not in service as posted. Stayed 6 nights. Only got clean towels when requested (twice). No phone and poor TV reception. Doors were found wide open for hours when cleaning was done.

No staff on site, B&B rooms are bedrooms in an apartment. No hot water for shower on 2 mornings out of 3. Reported to landlord after first time but no feedback. Lift doesn't work if last person to use it doesn't close doors properly, happened 3 times out of 8 and 4 floors can be a long way up. Breakfast is a factory croissant and small bottle of fruit juice in the room then DIY coffee (mainly instant) and biscuits in the very small kitchen. Rooms very clean. Bad area late at night but very handy for station.

First, the good things... -bed was comfy -fridge available -kitchen available Now the bad... -No owner present. Maid did not speak english at all. -Room was dirty. Need paint, blankets need cleaned, shower needed cleaning. -Breakfast was nearly non-existant. The first day we got fruit and a croissant and peach juice, along with the option for hot drinks. The other two days we had no fruit, but the other things. The fruit was the best part. -Washer (what we booked the hotel for) said "do not use.) The maid couldn't answer any questions about it, for obvious reasons. -Shower was very touchy for temperature and pressure (faucet too), and there is about a 12 inch step to get in. -tv: one english station, mtv (which was pretty typical from what we found in the rest of the country.) -toiletries: no clean towels, no shampoos, etc. -noisy-- every morning there was pounding in what sounded like the room next door-- I think there was some renovation going on -no clock or wake up call service that we knew of. We stayed for 3 nights.

B&B was very clean and neat. Bernadette (owner) was great, very helpfull and english speaking. Very close to station (5 minute walk), area good with nice restaurants and close enough to sights. Street was bit noisy, but not too bad as we were very tired. Fan helped for the heat (38 degrees during the day). Breakfast wasn't great, but fine for the price.

Once you know how to get to this place it offers an excellent way to save money (however you should be aware that everything is quite spartanic but clean and very friendly!!!!) Welcoming etc. can absolutely be recommended. Located very close to Termini (buses, underground, tramway) cafes and shops are in close distance. The Spanish steps can easily be reached by foot in 15 min.

This B&B is very convenient because it's very close to the main train station Termini. Rooms are spacious enough, very clean. The whole place is very quiet in the day and during the night. Benedetta, owner of the B&B, is very nice lady. Breakfast is not very rich, you get an apple, juice, cofee or tea and industrial croissant in your room, but you can use kitchen any time.

The room was very central to statione termini and other city places, so that you can go also by foot. Benedetta was very friendly and accomodating. The breakfast was small but o.k. because one could use the kitchen on floor. A little Supermarchet was nearby. The only thing was, that it was noisy, but this is also a part of rome.

Excellent location, the best place in Rome, near very near Termini but in an excellent street. We enjoy the service, the room, the kind host and we strongly recommend this B&B to all people who travel to Rome. It is clean, friendly and in a very good place. Ideal to young people or group of friends. We will return to it as soon as possible.

This decorated "ikea" room, is not a bed&breakfast. The so-called breakfast consisted of wrapped croissant, 1 mini pear (for two) 75ml of juice and instant coffee. All put in the room the night before. This small but very clean room is convenient for those who wants to stay near the train station.

We were very happy with location, cleanliness, friendliness and value for money. If you only need a place to sleep and shower and you want a central location, I don't think you can do better than this. Benedetta speaks a good English and is very informative and helpful. We want to stay with her again next time we go to Rome.

Its a great location to stay in rome! the hotel is close to nearly all important sights and to the termini which is a real advantage. the rooms are really nice and also clean, like the bathroom. the only thing which is not to good is the italian breakfast which consists of only one crossaint (which isnt fresh), an apple and an cappucino (you will get this breakfast in most of the cheaper hotels in rome). But the beautifull kitchen with the fridge makes you forget aubou this :) i really can recommend to stay here, i will return, benedetta really does a greát job !

Si vous visitez Rome,cet hôtel(qui en réalité est un appartement avec plusieurs chambres équipées de salle de bain)est idéal si vous n'y êtes que pour dormir.Les chambres sont propres, le petit déjeuner léger mais correcte.Le gros avantage est qu'il se situe à une rue de la station de Termini,qui rejoint l'aeroport et qui est desservie par le métro et tous les bus.

Unfortunately the room is situated aganist a very heavy traficated road, which gives a lot of noice. It was impossible to close the window during night due to the very warm weather so we had to withstand the noice from traffic and restaurants in the neighbourhood. It was also a bad ventilation in the room, so the air climate was very bad if we locked the window. I slept very bad that night. Another problem was that I did not have any receipt although I asked for one. Sorry to give this information, but I have been very honest. Yours sincerely, Birgitta Mc Ewen

The location is good and the room was clean. Don't expect too much on the breakfast, and the room can get quite noisy as it faces the road. Bring your earplugs.

This was a good room, very light and well decorated. It was a little hard to find but if you use the instructions exactly you will find it. A mobile phone is a good idea to anounce your arrival, as there is no name on the door. It is advertised as a B&B but the breakfast is virtually inedable, I don't know why they bother at all, but for the price of accomodation it didn't matter. I would stay here again.

For this price, it was almost perfect for us. Very conveniently located. Few steps to Termini station, which we wanted because we did not walk or ride with luggages. The room was clean and quiet, and had strong shower. Euro is very strong now, so we felt the price was high compare to US dollar. However, we think it's pretty fare price compare to other similar hotels in Rome. (We stayed two other hotels in last time we visited Rome.)

We had an excellent stay. The lady of the house very friendly and helpful. The room was perfect; it was clean, spacious and very nice decorated. Only the neighborhood was not that great, but you’re close to the train- and bus station.

This hotel is close to the train station. Rooms are small, you do have access to small kitchen area and laundry. They do not take credit card. We stayed for 1 night and never met the staff. They left a key for us and we left the money on a table in our room. It was ok for one night.

It locates at the back street opposite the Rome Terminal (as shown on the map clearly). But you should be reminded that it is located in a residential building (near a snack shop). Also, please send an email to the owners first to state your arrival time clearly so that everything is ready because it is not like a hotel that there is a 24-hour reception. The owners are very nice. They always try their best to help you!

The rooms are conveniently located just a couple of blocks from the train station and within easy walking distance of all that Rome has to offer. Service was excellent for the price. The location overlooks a very busy street, so traffic noise continued throughout the night but this is probably true of most places in the downtown area. Although the Venere site indicates that credit cards are accepted, the lovely hostess does not have the capability to process credit card payments so cash is necessary. Fortunately for the unaware, there is an ATM just around the corner. We enjoyed our stay very much in spite of the traffic. Benedetta is charming and operates a homey, informal, comfortable, small scale business. We were allowed to leave our luggage there all day after we checked out and she gave us keys to the exterior doors so we could retrieve it after she had left. This extra little service was much appreciated as it saved us the cost and hassle of using a locker at the nearby train station (inconvenient given that we were flying out in the evening rather than travelling by train.

We had an ok stay at this B&B in May. Breakfst was nothing more than a packaged roll and a small bottle of juice. The staff was not terribly friendly and were accessible only by phone as she seemed out and about otherwise. She was helpful via email and gave excellent directions to the B&B. The location wasn't bad as you could easily hop on the metro a block or so away. I just didn't have a good feeling about the place and probably wouldn't recommend a stay in the future. It wasn't terrible, but something just wasn't right.

Benedetta est très charmante et accueuillante. La chambre que nous avions était petite, mais très agréable. Par contre, le soir, les fenêtres ouvertes, le bruit de la rue est assez agressant. En général, notre passage à Best Place Rome fût fort apprécié.

A very conveniently located room that is fine for a short stay (1 or 2 nights at most). It's close to the Termini with lots of local cafes and restaurants. Room was very small but very clean. Benedetta was friendly and helpful.

I had a very nice stay a Best Place. For me as a swede I felt really at home because of the nice interior decoration (a great deal by IKEA). Best Place will for sure by my first choice for the next visit to Rome.

Es war ein sehr angenehmer aufenthalt. die zimmer sehr schön und sauber, die badezimmer sauber, das wasser läuft, die hausherrin sehr sympathisch, alles top. die umgebung in der nähe des bahnhofes zwar recht zentral aber entsprechend schmuddelig. sehr zu empfehlende unterkunft.

It is very easy to go everywhere you want in Rome, by bus , underground or on foot. the room was very small. the carpark is not as near as I thought, and it would be better to indicate what it daily costs.

A clean and decent place to stay. Rooms are small and breakfast is limited, but there is access to kitchen and washing machine. Located very close to the main train and bus station but in a resonably quiet street.
