I came for 7 nights and due to personal reason, had to cancel my last night. I told them that on my second day, i.e. 5 days in advance. They refused to refund even 50% of the cost of one night.

Can't judge the hostel prestations! Without explanations, they bring us in an other hostel, farest from the center, and made us pay their price instead of the price of the new hostel who was less expensive of 20 euros!!! They are sharper! More of all, they mailed us to propose us a shuttle service from the airport saying it was about the same price that public transports at 80€/pers. (instead of 8€ we paid the bus!!!) Nevertheless, the Deseo home where we stayed was a really nice place that we can warmly recomend!

It was my first time in Rome. Nice residence-type hotel located on a third-floor of typical rome building near the railway station Termini. Breakfast is poor, but generally all services and convenience are at a good level. Welcoming and friendly staff.

Air condition was broken in our room, so they has small temporarly one, but this was super noisy itself and their tube at the back of air coondition has to reach to the window in hotel to get hot air out. If we turn off air conditon, it get very hot to sleep. If we leave window open, road was very noisey and air condition. We had sleepless nights. Room was very small and dark. This place is ok for a couple for one nights to pass Roma by, but no more than two people and one night.

We would certainly return to this property. The staff was hospitable and helpful. Our room was larger than some we have seen in Rome. The fixtures in the room were modern. This property is a quick walk from Roma Termini and is very near the Metro.

Room was excelent on cleaning, space and location on the city. The only bad thing was the wireless service that we had to go up to the lobby to be able to get connected. Also the young girl and the woman did not speak other language and was a little difficult to explain. Everything else was just great

The hotel is situated about 5 min walk from the main train terminal which is really convenient, plus there are several restaurants (and good ones!) right below which are good. Mini market and supermarket are right round the corner and walking distance. However, we were shocked when we were told that the air-condition could not be used until 25th May according to the manager! And no way we can sleep without aircon because 1) it's stuffy in the room and 2) to open the windows will bring in the smell from cigarettes downstairs! We had to insist rather badly for the aircon remote control to be given to us, which again is ridiculous.

This was a beautiful room, a jewel far exceeding our expectations. Our first impression was that we made a big mistake booking this hotel. We were very wrong. You walk up to the B&B and it looks scary. You walk in and it looks scary. The hallway is dark and dreary, you have to go to the 3rd floor to check-in using a small elevator which hardly fit the two of us with our back packs on. We couldn't turn around and when we checked out, made sure we backed in. We arrived a day early and, although the manager didn't speak English, we were put in touch, by phone, with the property manager and they were very accommodating and friendly and checked us in without a problem, by rearranging some things. This might have helped us, because we wound up with a second floor Terrace room. When they unlocked the dismal door in the dismal hallway, it opened into another world of beauty. Wow, we were impressed. It looked like a 5 star hotel behind that door. We had a spacious room with beautiful decor and a private terrace area which opened directly from our room, up 3 wide marble steps through a double door. We thought a mistake had been made, since we were only paying 92 euro per night with breakfast and free wi-fi. The fast, reliable, wi-fi was only available outside the room and not on the terrace making it uncomfortable to access. The breakfast was horrible. But that room made up for it. The shower had jets and a rain shower nozzle with a towel warmer. There was a magnifying mirror and makeup lights. We had a view overlooking the outdoor cafe's with live Italian music being played every night. This B&B was 2 short blocks directly from the Termini Train station and a very safe area. There was a police station at the corner. There was a market across the street and it was accessible by foot to the Collosseum and Republican square. The room was not cleaned well, but I am a very neat person and when I pointed out the dust bunnies and food on the fridge, they cleaned it pro

Very helpful staff. Ideal location for sightseeing - 2 minutes walk from main station, and can walk to all main sights (including Vatican!). Lovely rooms - and extremely comfortable beds - all very clean and well looked after. Only had one breakfast there which was OK - preferred finding different places to eat in Rome. Very nice restaurants very close to the property - excellent! Quite a lot of stairs - and only a very small lift ... but lovely old building.

It is really close to the Termini Station, which turns it very easy to walk around the city. The surroundings are not the quietest, but it doesn't really bother. The room isn't very big, but it's nice, cosy and clean, and the bathroom is very comfortable. The staff is eager to help you out with anything you need, they were very warm and kind, giving us maps and information. I was with my 17-year-old son and we enjoyed our stay a lot. I would certainly stay there again when in Rome and I recommend it strongly.

We enjoyed our stay! The owner was incredibly nice and willing to help with all of our needs. There is a decent breakfast available that is delivered in the room for a small fee. We would definitely reccommend this to others. They also held our bags for us without any complaints and no charge so we didn't have to haul them around with us on our last day of stay.

Our stay here was excellent this family owned and run B&B was a highlight of our travels. The staff were punctual, pleasant, and gave us all the information and maps we needed and this accommodation was central to all the sights of Roma. Located 300 meters from the Terminus which was so convenient. Nothing was a bother to them.

We arrived at 11 pm and the manager met us at the hotel to give us our key. The web advertised breakfast, but there was not any. There was construction going on in the hotel and we woke our first morning to workmen at our window. We were thankful for the dark metal blinds! Hotel is very close to Termini, so that was great. This is not a neighborhood to hang out in, but was close to the train and bus stations we needed. Small room, very small shower, clean.

Great value for money and very good service. Friendly, helpful staff and very well-furnished place. We were extremely impressed by the quality of the hotel given the price we paid (about 30 EU per person per night for a quad room). This was the best hotel we got in our entire europe trip. I'll definitely return for my next trip to Rome!

"Convenient" is the watch word for 69 Manin Street De Luxe. The property is adjacent to the train station, clean, secure, and serviceable. It's by no means a deluxe accommodation, and the area is depressed, but the young family running it is extremely accommodating and friendly, and we felt quite safe once we arrived. We booked a triple for one evening coming back to Rome from the South, thinking we'd just sleep there, then hop on the train to the airport. Our train from Naples was delayed, however (that is, broke down in the middle of nowhere - ah well), so I was worried we would not have anyone to meet us at the property. My worries were compounded when I could not immediately find the address. However, the manager had stayed late to greet us, much to my relief, and was very accommodating on our arrival. The room was small but very clean and comfortable. The heavy shutters muffled the noise of the area quite well. The shower was not more than a trickle, however. Also, be advised there are not a lot of decent restaurants nearby, although the management will be happy to recommend something within walking distance. All in all, the B&B was very much what we expected for the price and area. However, the service did rise above the usual level for the Rome Termini district. As we had had our fill of the trains, we were glad to have a driver offered for transportation to the airport at a reasonable price. The driver (who was the manager's father) even left earlier than we scheduled when we found we were ready to go earlier than expected (a bit worried about further delays). And he didn't seem to mind that I had run out of Euros and had to tip him with US dollars.

Room was clean and comfortable, not fancy, but just as advertised. The staff was very friendly and helpful. I stayed in a triple room with two girlfriends. It was fine as a place to sleep, shower and change clothes as we were out most of the day. The location near Termini train station is very convenient, although the neighborhood isn't exactly the most charming. However, we didn't feel unsafe walking to/from the train station.

Francisco was very kind and helpful and got me some flowers to put on the bed for my girlfriends arrival. Not the most picturesque area, but very useful for metro links to everywhere and for train station and transfers to the airport. Breakfast is not included. Good TV and satalite facilities.

We had a lovely welcome on arrival by David. We enjoyed the coffee and hot chocolate provided for us FOC. Our room was very well appointed and we were very comfortable. Very clean facilities. We did not have breakfast as felt that as it wasn't included we could easily find a good place to eat outside (which we did). No. 69 is difficult to spot.

On the day of checking in,I forgot the time arrangement and turned up earlier than expected. I rang the manager Francesco and he made immediate arrangements for someone to meet us which was very nice. Cupboards and areas under the beds need cleaning as there were very dusty.We found our lost sock filled with dust!! Otherwise the area is fantastic-very close to Termini and many good restaurants. The hotel gave us a very good map so we had no problems getting around.We did not find the area seedy at all. The elevator broke down on the second day of our stay which was a little unfortunate. Although the hotel is only on the third floor, it was hard on my son who recently underwent major surgery. Thankfully it was fixed on the day we left as we had very heavy bags.

An unbelievable place for the price we paid, 75 Euro. Welcomed us by name when we arrived at the call box outside, very unassuming from the street(you may walk by it the first time), but beautiful inside. Francisco (it might have been Francesco) was superb with reccomendations and friendly service. Very spacious rooms, especially for Europe, with daybed in our room and nice sized bathroom. Easy walk from Termini station, felt very safe walking around area at night, apparently there's a police station nearby. Would reccomend this to any friend and would stay there when we return to Rome without a doubt.

The bed & breakfast is about 300 meters from the train station, making it very easy to walk with heavy bagage. The Police station is just around the corner and we felt safe walking in the evening to the Hotel. Our room was serviced every day included in the price. Breakfast is not included but there are many places to eat. There is a communial kitchen with tea and coffee facilities. We stayed in a room overlooking the street and when you close the window there is no noise at all! The historical sites are all within walking distance. We only took the bus to the Vatican (E1 per person).

My husband and I stayed at 69 Manin Street De Luxe B&B for two nights while in Rome. The place was a little difficult to find as there is construction going on outside of the building, as well as the fisrt floor, so it is a bit of a mess! Nevertheless, the place is immaculate and quite, and the breakfast quite substantial to others we had in Italy. The employees are very nice and eager the help, they let us use internet hook-up free of charge and when we told them we needed to leave at 7am on our second night, they made sure to come in early to make us breakfast. There is nothing luxurious about this place, but if you are looking for a clean and fairly priced place to sleep while in Rome, this is it. It is also close to the train/subway station so it is in a good location for sight seeing.

We picked 69 Manin Street for it's location being close to Termini Station since we had a very early flight out on our departure. It's only about a 5 minute walk from the station. It is a little seedy and knew that comming in but in reality we never felt uncomfortable or hassled in any way. There is a police station right across the street from the Bed and Breakfast so bad elements keep their distance. Also the area has very good, inexpensive restaurants, a market where you can buy bottled water for about 75 cents, we were paying up to 3 Euro for a small bottle. It's easy walking to many major sights but if you do not enjoy walking the metro is at Termini which will drop you off close to most attractions. Martina the owner of Manin Street is adorable and goes out of her way to help. She also has a deal worked out with a Taxi company so you will not be ripped off and can set you up with tours. Martina also has decorated the rooms with style. The Bed and Breakfast is on the 3rd floor but there is a small lift so you do not need to worry about carrying your luggage up 3 flights. There is construction on the bottom floor right now but we never heard noise from it. We enjoyed our stay and when we go back to Rome would not hesitate staying there again.

Excellent experience. The rooms were really nice, and the bathroom was incredible...as good as many 5 star hotels. It was very clean. The staff was really nice and spoke English pretty well. Communication was never a problem. They have a DVD player in-room and a small library of movies. Be sure to notify them if you are getting in late because the door to the building is locked later in the evening. Also, they will need to be sure someone is there to check you into your room. After you check in, they will give you a special key that will let you into the building any time you like. The only downside to the place is its surroundings. It's close the the train terminal, which is nice for people like me who use the trains and buses. But, the area isn't very nice, and can make you a bit uncomfortable especially late in the evenings. We never had any problems, though. It stays pretty well lit in the area. It's a very short walk from the train station, so the location is very convenient. Overall, I highly recommend the place for the price.

This is a cute and cozy little B&B. It is nearby (2 min) Santa Maria Maggiore. Most interesting sights are in walking distance. Staff is friendly, very obliging and cooperative. Compared to what friends told us about their hotels in Rome, we where lucky. But don’t expect too much of the breakfast, that is frugal but it feeds you ;-).

We liked our stay in 69 Manin DeLuxe. The owner was very nice, very helpful, very friendly. She provided us with useful information about Rome, train schedule etc. We forgot there some photoequpment. Fortunately, it was saved and given back to us 5 days later, when we were back to Rome and stayed at the different hotel (69 Manin DeLuxe was not available).I would recommend this place to my friends.

The room was clean, comfortable and nicely furnished and the welcoming very friendly. The building is less attractive and the area rather unpleasant, with gipsies asking for money and all kind of strange looking characters. Breakfast was rich but of low quality. One morning there was no hot water. We resented having to pay for the whole stay upon arrival and especially having to sign a paper authorizing the owners to charge our credit card in case of damage, before even seeing in what state the room was. The vecinity to the railway station is a great advantage, but there is a price for it! Not recommended for longer stays.

We had an excellent stay: the owners were very helpful and recommended an excellent restaurant for a family near the hotel, the location is fantastic, so much to see within walking distance. On the minor downside, we slept with the window open and the trams were a bit noisy in the morning, but with the windows closed the noise level was kept very low. Overall, 10 our of 10, and excellent value for money.

Traffic was heavy when we arrived so Martina, who was on her way to the hotel to check us in, was delayed. (We had already experienced arriving at a hotel with no one there to check us in so we knew to just find a phone (conveniently there was a phone/fax/internet place next door) and make a phone call. Luckily we had Martina's cell phone number and she was there within minutes. Because the hotel is so close to the train station, it was a little busy outside and we were a little nervous that it was in a seedier part of town. However, the room was wonderful and we had no problems. Up 3 flights of stairs (there is an elevator) there was no street noise. The room included a spacious bathroom, minibar with sink area outside the bathroom, satellite TV & VCR with free movies and a safe for our passports, etc. It was one of the best rooms for the price that we had on our 2 week tour of Europe. I would recommend this to everyone. The continental breakfast was reasonable: coffee, hot chocolate, tea, pastries, fruit. A little refridgerator had juices, yogurts, apple sauce. This was situated by the front door and the reception area, so basically you just grabbed your food and ate it in your room.

After a long journay to Rome by Train from Naples, we were glad that the B&B was only a few minutes walk from Termini station. The lady who met us was very efficient and our room was excellent - clean, fresh and the decor was nice. An excellent pick! We found the location quite convenient to access most of Rome's popular sites and attractions. Tram, Bus, subway and taxi stand all nearby make it a good starting point for any commute. Very nice and friendly staff, always trying to accommodate. We stayed there for six nights and felt quite at home. The breakfast is tasty (croissants etc, sandwiches) and the coffee maschine makes quite a tasty selection. I already recommended this place to two friends and would definitely come back again!

Das Zimmer/Badezimmer war sehr gut ausgestattet.Leider hatten wir dasZimmer Nr 1 neben dem Getränkeautomaten, der sehr laut ist.Die Fenster waren schallgeschützt, weshalb mann die unten fahrende Straßenbahn nicht so hörte.Das Frühstück musste man sich selber holen und auf dem Bett verzehren.Die Lage war zentral und ok.Wenn Gäste nachts an-oder abreisten, war es auf dem Flur sehr laut.Wenn man nicht gerade die Zimmer am Eingang hat, ist das Hotel aber zu empfehlen.

This was one of the nicest B&Bs we stayed at while in Italy. Very conveniently located right down the street from the train station, several restaurants and a call center. Nice, spacious room with a wonderful waterjet shower. The staff was very nice and helpful, especially Christine. Breakfast was ok, fresh baked pasteries and coffee and hot chocolate served from a machine. I definitely would stay there again!

Luxurions place to stay, nice breakfast with fresh italian pastry "corneti" stuffed with marmelade or cream. Fantastic Bathroom modern and new with a Special Jacuzzi Shower. Very good location and confortable room with mini-bar, safe, DVD service, Sat Tv, Air conditioning. The staff is very kind & Helpfull I definitely recommende 69 Manin Street De Luxe and I will be back again.

We found the property to be well located to places of interest, were able to walk to most tourist venues. The staff were most helpful given our poor Italian, and room was very comfortable, the real bonus was the shower with jets, very relaxing after a hard day of walking.

This was our 5th trip to Rome and this hotel was by far the nicest we have stayed in for the price. The most outstanding and best feature was the quietness of the rooms even when our window faced the street. The location was excellent and the owners were extremely helpful in making sure we had everything we needed. I would highly recommend this B&B for the price and quality of the rooms and service.

We enjoyed our stay very much, all was very clean and the b&b was in a very central location, just a minut away from termini station. dispite the proximity, the area was very quite and secure. we'll come back to 69 manin the next time in rome.

The accomodations were great. Very noisy in front in the morning with washing machine going and everyone getting breakfast, but the location is so great that it just got us up a little earlier. Quiet as a mouse at night. 3 blocks from the train station with all buses and metro stop as well. The only negative is that is an old building and the lift was broken every day but one we were there. It is 90 steps to the top! Apparently it is a regular stop for the repairman. I would definitely stay there again and recommend it to anyone if they can do the stairmaster!

The staff came to the hotel only when we arrived and normally there was no one in the reception so it was not possible to ask about anything. There is no breakfast room(people should eat breakfast in their own room). One small refrigerator is in front of reception and the staff was supposed to open the lock and bring some breads at 8am but nobody came and we left the hotel without breakfast. We stayed for 2 days but towls were not changed.It was convinient because it is near to the station but this hotel is not for the person who wants to have a comfortable stay at the hotel.

We spent 5 days in Rome and my experience with 69 Manin Street B&B was wonderful. Pictures on the website fully match the hotel reality. Modern shower was fantastic and quite big for Italy. The place is kept sparkling clean. It's great location for those who visit Rome, I highly recommend this location!!

Hello travellers! we stayed at the Manin street deluxe just one night because of it's excellent location in regards to the train terminal for the airport. The surroundings is not that nice if you're going to stay many nights to visit the city, but for one or two nights before going back home, it is absolutely excellent. Spacious rooms, very nice hosts, beautiful bathroom, clean and plain friendly. We would go back for the same reasons. A good buy!

Very convenietly located, very clean and employees are very friendly and helpful. We booked a triple room and for three women the closet space is a bit on the small side ;-) Also the third bed is not really suited for a grown up person. But we enjoyed our stay and would book '69 manin street' again any time we visit Rome.

Although the welcome was very friendly and the bedrooms and bathrooms were very clean, we were disappointed with the breakfast. We understood that breakfast would be taken in the room, but the quality was very poor. The coffee was dispensed from a machine and was of very poor quality. We were told that fresh croissants would be available each morning, they were of the sweet variety with custards and creams in them. Other than that, the offering was small boxes of cereal. One more note of caution - if you don't like too much noise in your city break, beware that a tram line runs underneath the bedroom windows! The hotel is very close to the main railway station, but next time I would stay more central as we found we had to walk quite a distant for decent restaurants.

Excellent central location in Rome. Continental breakfast started at 8 a.m. which might be late for some activities. Quadruple room is small but sufficient (2 adults, 2 children).

We had a fantastic stay in this hotel. Everything that it boasts about in the pitcures and websites is true. The location was fantastic (2 mins from Station), and the rooms were of oustanding quality. Our only concern was that the hotel was only manned at certain times in the day. We had a problem with the safety deposit box in our room and had to walk to the Station to phone (there are no phones in the room or hotel) someone to come to the hotel and help us out. However, they did arrive very quickly!

We stayed at 69 Manin for 3 nights and were very pleased. We came from Termini station and the hotel was very easy to find with the map provided on the website. The hotel is a convenient 5 minute walk from the station/subway, and our room was very clean. Breakfast is provided starting at 8am, although the day we were checking out we needed to leave by 8:15am to catch our flight and we were hoping breakfast would be set up by then and unfortunately it wasn't and we left hungry. Overall, I would recommend this hotel to other travelers.

We enjoyed our room at 69 Manin Street. One day, however, the elevator broke, and we needed to hike up and down the four flights of stairs. We were grateful that they had it fixed the day we left with our luggage. A couple in a neighboring room had no air conditioning and management was reluctant to listen to their complaint. I was surprised that no one is at the desk in the evening. The last evening there, we had locked our room from the inside and never released that lock when we left. When trying to open our room door, we were locked out. There is no phone available, nor do they leave a number where they could be reached. The owner just happened to be there and could open our door. I am not sure what we would have done otherwise.

To all interested in a wonderful B&B in Rome. We have experienced at the 69 MANIN STREET DE LUXE one of the greatest pleasure in Rome. This tiny but excellent B&B is brand new with an esquite and polite service. The rooms are well refined with high-tech showers and bathrooms and kindly run by the owner who is personally concern on your needs. Plenty of satisfaction is also the breakfast served in the rooms with fresh croissants each morning. It is very clean inside the establishment and easy to reach by all transport connection. With all these positive aspects the price remains modest considering the services offered. Our visit in Rome has been appreciated a lot thanks also to this excellent accommodation.

I've experienced many forms of accommodation in Italy over the years, often enough with the actual place being less than I might have expected. However, my experience with 69 Manin Street was wonderful. What was represented on the website didn't fully convey just how nice the hotel actually was. It has an amazing fine wood (I believe teak) interior with modern electric and electronic fittings. And the place is kept impeccably clean. It's in what I'd consider a very ideal location for those who wish to visit Rome, nestled in a safe and quiet area. I can't recommend this location enough!!! The only suggestion I could make-that there be more obvious signage or evidence of the place from the street. It took a bit of looking to locate it once in the general location. However, I expect there may be some local ordinance prohibiting this.

Optima localização para quem chega do Termini.Muito simpàticos e com acolhimento familiar.Adorei! Deveriam apenas oferecer mais leite ao pequeno-almoço,colocando a maquina de bebidas com hipotese de o cliente se poder servir mais de uma vez.
