It is a cheap allocation but is a little bit bad mantenience and cleaning of the rooms. They say that is on terminy area but is not really true. Is like 15 minutes walking from the station. Is a quiet area but not really city center. The shower was broken, and the room is not really clean. The breakfast is a little bit pour.

Very good location in the center of Roma. There are restaurants and shops near the hotel. Reception staff is nice and helpful. Bedrooms are spacious and cleaned everyday, only downside is that they don't change the towels and that it's a bit noisy at night due to young people staying, otherwise all good. Breakfast is ok if you aren't very demanding.

It was exactly the kind of place we were looking for- basic but clean and cozy, with a private bathroom, in a good location not far from the city centre and places of interest, close to termini- the main train station and other stops of public transportation, with breakfast included (italian style- pastries, coffee, tea, corn flakes with milk..) to start the day with. The only 2 things we found just slightly unpleasant, but still not a big deal, was the flow of the hot water, which you had to wait for a few minutes and then the strong artificial smell,we were hit by when we entered the room for the first time, but once it was gone through the window we imidiately opened, everything was alright and the room smelled nice and clean. We would definitely return to this place and can recommand it at least to the travellers with the similar criteria for their accomodation as were ours, mentioned above.

Breakfast and location were nice. Beds ok. Quiet between 22-06, noisy traffic/street/other quests at day time. Several restaurants nearby. Metro some 700m. This time quadrouple room (4 persons) was prepared only for 2-3. Pretty much what you could expect with such price...

room no 2 on third floor is very small for 2 people,, compared to other rooms , it needs redecorating , needs attractive bed linnen , at least a mirror in the room , no safe in the room , shower drains very slowly so very difficult for washing hair or for second person to get ready.persons at the reception told us that they are not allowed to change rooms which i think was wrong. it is good that my daughter didnot come . we booked it as it said that third person could be accomodated., but location was good , breakfast was good also

Reception staff not very nice, room was not clean, bed cover dirty, fourniture old and need painting as wel as the walls, there was no toilet paper in the room. we did not have a control for the tv and it took them one day to bring us one. The only good thing was the location and the breakfast they serve.

A sad experience. Was my fault to choose this B&B. Small and old room, tiny bathroom. Poor breakfast in a small crowded room. Very close to the train station and to the areas of main interest.

Staff very helpful. Good breakfast. Great location, walking distance to Borghese and Berberini galleries, buses to the colosseum and train station. Walking distance to metro. Several restaurants close by. Great gelato shop Caruso. Will stay again. PS thanks for turning up the heat when it snowed.

Deyteri fora pou menw sto 3enodoxeio. Ola kala me reception, para poly kalo prwino alla aythn thn fora ekanan 5 meres na mas alla3oun petsetes. 10 lepta me ta podia apo to termini, 5 apo to republica. Hsyxo kai ka8aro. Second time staying in the hotel. 10' on foot from Termini station, 5' from republica. Great breakfast and helpful reception.They changed our towels on our 5th day of stay. Quiet room.

It is really very very nice B&B. The location is very good - near both to the main sights of the city and Termini station but in very quiet area. The room was very small but lovely. The breakfast was excellent.

Our holiday in Rome was excellent. Flavia 84 fulfill our expectation, room was OK, position also, breakfast was excellent. Price was the best thing of all (value for money is great). STRONGLY RECOMMEND.

We stayed twice here on the same trip for a total of 5 nights. Only 1 out of 4+ people at the Front Desk had any customer service interest or skill. One housekeeper was really fantastic in helping us out. 2 of their rooms are for 2+people and are comparable; the 3rd is for a single, with an airplane-sized bathroom. The breakfast in the morning was always crowded and was fine. The neighborhood has wonderful take outs and one great place to eat located several blocks down and on a corner...seems to be all Italian biz people at lunch. Overall, a good place to stay for weary tourists.

Great rooms, very clean, very nice breakfast! The hotel is in the center of Rome, very close to train's station, bus's stations and taxis. Great hotel managing. When I come back to Rome I would be happy to stay again!!!

this was our first time in Rome and @ BB Flavia 84, didn't know what to expect. The location is perfect to see the main landmarks of the historic Rome. The train station is in walking distance as well as Metro. Even though that the personnel downstairs didn't speak good English they were so helpful and friendly! For the price you pay, Flavia beats anything in Rome: you wont find anything so inexpensive in such perfect location. We loved it!

We enjoyed our stay quite a lot - the rooms were clean, there was hot water in the shower all the time and the hostess was really helpful and discreet. Not luxurious, but good value for money, especially because of its central location.

B&B Flavia 84 is easy to find. Very close to the train station and to the areas of main interest. it can be reached with a ten minutes walk, without using the underground. Friendly welcome, clean room, excellent shower. A small common breakfast room where you cannot sit and rest, but good enough to have a nice breakfast. Do not expect luxury then, but it is perfect if your intention is to walk all day around the city: it is close to areas of main interest and from Repubblica underground station you can go almost anywhere. We had wonderful vacation.

No street noise, but the walls are very thin and you can hear everybody else in the whole house all the time. Breakfast was quite poor, but with the cafes everywhere this is not too much of a drawback. The room and bathroom were nice and clean.

A sad experience. Was my fault to choose this Bed (ok) and Breakfast (what??) If you can, don't go to this place. The employees was very nice but the rest was awfull. Desde la llegada fue casi un desastre, los empleados buena onda pero el resto de terror. El desayuno parecía una broma de mal gusto. el barrio esta muy bien y Roma es una ciudad divina con lo que si no te queda otra, adelante pero ante otra opción, pruebe otro lugar.

Flavia 84 is a great deal for the price but the big drawback is that they rent rooms to groups; during our stay, young ones. The groups can be noisy - we were kept awake until 4:00AM in the morning. Management must enforce 'quiet hours' or they will lose travelling couples like us.

Just 3 guest rooms - 2 triple and 1 double plus antique furnitured hall where breakfest is served. The small cosy hall makes you feel like a private guest and that's charming! Signiora-hostess was very kind, but could speak only Italian, so communication was a fun, but that added even more charm to our staying. However, I must warn others that the only double room is so tiny, that is suitable just for young couples. And the webpage photo, illustrating a double room, actually shows a tripple room with separated beds. Besides that, the information about breakfest with corns, ham e.t.c. is false, because there was the same poor continental breakfest! :( But the well equiped & clean private bathroom plus kind personal attitude makes it up and we think it's a good place for the price.

The room was very clean. Maria is very sweet and helpful. Sammy, who works at the reception desk was also very nice and helpful. I actually experienced an illness while I was staying at Flavia 84 and Maurizio, the manager rushed over to my assistance. With the exception of one of the overnight staff, Jimmy, who was rude and unhelpful when my illness disturbed his sleeping on the job, the staff makes the stay worth it. The breakfast was adequate and Maria does her best to make sure you have what you need. The internet is free and the phone is free if you use your own calling card. (some places charge you regardless) Those are the positives. The negatives are that the directions to Flavia 84, were poor. We only found it because we kept asking people on the street for assistance on the way. When we finally found the building, the bed and breakfast is on the 3rd floor. We rang the door bell repeatedly to no avail. Finally, we started walking around on the floor and found a reception desk, where the partner hotel checked us in. (It would have been nice to have known that ahead of time.) Also, if you want luxury, look elsewhere. Everything is very basic. If all you need is a bed, a tiny bathroom with shower, and a little food to get you started in the morning, Flavia 84 will do fine, especially for the price. I probably wouldn't stay there again, not because the experience was bad, but because I realized on this trip that a little more luxury is more my style.

Eravamo in una camera tripla, anche se eravamo solo in due, grande a sufficienza: posto tranquillo e pulito, il proprietario simpatico e disponibile... effettivamente il prezzo mi è sembrato un po' alto, ma visto che il periodo era quello dell'alta stagione e quel prezzo e in quella zona non potevamo pretendere! La zona è tranquilla, a dieci minuti dalla fermata di piazza Repubblica e dalla stazione eppoi... Roma è stupenda!

By carFrom the "Grande Raccordo Anulare" ring road, take the exit number 11 "Nomentana direzione centro". Proceed, straight on for about 30 minutes, until the Piazzale Porta Pia square.
