Very nice and luxuous rooms. The place is very near from downtown and the Pisa Tower (but you need a car). It's a very pleasant place to visit the Pisa and the nearest sites.

I would not describe this as a B&B. It's more like a shared bathroom hotel. It's also located in a fairly remote area across from what seems to be a power plant. The proprietor, Anna, is very friendly and welcoming, and she speaks English quite well. We arrived late and left early, and she was helpful in arranging an early taxi for us since the shuttle service they offer runs during fairly normal business hours.

If arriving by car, it can be a bit tricky to find. Coming from Pisa along the Lungarno D'Annunzio, this B&B will be immediately on your right just after passing the first traffic lights and right opposite a large power station exchange central. The beaches at Marina di Pisa are a short drive away and so is the city centre. Would be great to have a kettle in the room, considering this is a B&B.
