Despite preadvising the hotel of our arrival time on the day before, there was nobody at the hotel to open the hotel up for us, and give us access from the streetWe therefore had to go elsewhere for an hour and were considering checking in to another hotel. However, one more phone call was finally answered and we eventually got access to the hotel. Despite the rest of our stay being uneventful, this left a very nasty impression.

Our room was perfect - large, airy, french windows, balcony - other rooms may be less so. So check which room you are going to get, especially with regard to windows opening into fresh air. The service was good and very kind.

The hotel is located near the Cathedral on a small street not very easy to find....the rooms are nicely decorated and very clean...the breakfast is ok mostly sweets and pasteries...overall a nice place to stay in the city center.

We only stayed one night but this B&B is a gem. En suite rooms clean, bright and huge! Breakfast, gluten free croissants (3!) were specially provided for a coeliac and they were fantastic. Location was great, everything in walking distance.

We arrived by car from Palermo airport at about 19.30 and parked in the nearby Piazza Monte; free on Sundays, otherwise pay-and-display 8.00 - 20.00hrs. We felt very welcome here and the breakfast was excellent. Great position near to the Cathedral [fantastic exterior] and to Palazzo Reale with its magnificent Palatine Chapel mosaics...not to be missed! 2 mins walk away you can get a tasty pizza....at night too.

Despite email confirmation we arrived with no one at the B & B. We called the phone number provided and waited for over 45 mins before someone very grumpy came to let us in. We felt extremely unwelcomed. If you want to stay I would call one day ahead just to make sure someone will let you in!

We asked for more soap for the bathroom three times. Never got it. We're only allowed one roll of t.p. at a time. Travel partner had diabetic coma and was vomiting. Had to ask for extra towels twice. Clean sheets were provided. Had to go to reception to ask that the be put on bed. Maid arrived and I had to help her. Awful coffee. Attitude of mgr was inhospitable and unfriendly. Everything seemed an imposition. I would not recommend this place to anyone.

This B&B is in a residential area a minute's walk from the Cathedral and a 10 minute walk to the Teatro Massimo and Quattro Canti (in the other direction). It is also very near the street markets and a tiny "museum" of Sicilian Carts. We stumbled upon that, and it was the highlight of our short visit. The owner told us of his families' five generations of work on the donkey carts, and showed us the hand-painting he was working on for a new one - the kind of thing you hope for when you travel! The area is friendly enough for Palermo, although you need to go near towards the Teatro to find nicer restaurants. The internet is available only in the common area. I would skip the burnt roll breakfast in the B&B and go around the corner to one of the nearby great bakeries to buy bread and pastries. But the rooms and bathrooms were very nice, the TV was very modern and the air conditioning was fine. The owner's son spent over 30 minutes helping us reach our airline one morning and was very nice. I would go back and I would recommend this B&B to friends.

Train was hour late and we arrived after midnight to dark hotel in dingy area, only to find that ATT and Iphone do not work in Sicily. Taxi driver phoned the hotel number and in 10 minutes Vinchenso was there, giving us cold water and beer, taking us up in elevator to sparkling clean and nicely furnished room with AC and comfortable bed. Shower head was 9" diameter with great hot water. Breakfast included hot-from bakery rolls, and Vinchenso went out and got more during breakfast. Great coffee. Helped us contact next hotel in northwest since our phone inoperable. This is great place to stay.

We stayed at Federico Secondo the last 2 weeks of April 2012. This is a first rate establishment of its kind. The rooms are spacious, clean, well-lighted and tastefully furnished. The bathrooms are large, very modern and with perfectly working fixtures. Vincenzo, the permanent host, is a brave young man ready to help and give good advice. On a scale from 1 to 10, I would give him a 10 for his character. I would be happy to have him as a friend. We liked the neighborhood. If you don’t know Sicily, its history and problems, one might feel uncomfortable at the first sight of the narrow streets and old buildings. In fact, the surrounding area is a safe place where people know each other and are always friendly and ready to help. Few steps from your B&B you’ll find a “Panificio” where you can buy fresh and very good bread coming out of their oven every day at 9 AM and 5 PM, delicious Sicilian sweets, water, beer, etc. If you need more, less than 50 m. along the street there’s a pretty good Supermarket (ask the people for the entrance because it doesn’t have a sign) and immediately nearby is the Mercato del Capo, an excellent market for fruits, vegetables, meats and all the possible cooking ingredients you may dream about. In less than 100 m. radius, there’re several good restaurants. I remember The Papyrus for the excellent fresh seafood they served honestly mentioning if some fish were frozen. I think the best recommendation for this restaurant with reasonable prices, is that every time we went there, the customers (always in good number) were local people. This is not a trap for tourists. I hope I included here everything that shows that Federico Secondo is an excellent choice for somebody interested in living a Palermo experience that goes far deeper than the regular group touring in a bus and living in a 4 star hotel.

Federico Secondo occupies an extremely tastefully renovated building just behind the cathedral. My room was exceptionally stylish and comfortable, especially at that price point, with an impeccable mix of designer furniture, antiques and simple pinewood, a high-end mattress and the best ergonomic pillows I have ever slept on. You can tell that a lot of thought and care has gone into designing the place for maximum comfort and style. Everything was brand-new and impeccably clean. The neighborhood is simple, quiet and residential but there are a supermarket and an outdoor fruit and vegetable market a couple of minutes away. P.S.: I'm French, not Egyptian :-D
