The location could not be better, just in the middle of everything. The windows were just repaired so that almost no noise can be heard from outside - internally soundproofing is not as good but luckily we did not have noisy neighbours. The host and hostess are most helpful. The room was not too big but otherwise ok. Water pressure was not so good the room being in the 4th floor. If you like to read in bed then you'll have problems with lighting as in so many rooms elsewhere. That I don't understand. Breakfast in the nearby cafeteria is nothing to cheer about. One cup of coffee, one pastry and two small buns with jam. No juice, no cheese, no eggs... But so it tends to be in this part of Europe. Oh, I almost forgot: not for fat people, 4th floor and minisize elevator.

The family apartment is really nice, the view from the window over the cathedral is astonishing (it could be more stressed in pictures), it was just a bit cold inside, probably because of the extremely low temperatures outside (it was February).

We had a room overlooking an area which was a stop for tour groups, so a bit noisy at times, but not unbearable at all. A wonderful place to stay, and very convenient.

The owner was very helpful. The room was clean and comfortable and a very good price. Location was fantastic right in the heart of everything. Delighted to arrive and have my reservation in order. Help finding the place: The address given (Piazza dei Giuochi 1)I found hard to find on a map. So as you face the Dante house on via Dante, it is in the building to your right (east) Circle around the building to find the door on the north side of the building.) I loved the place. Nice breakfast. Fabulous places to eat.

Sweet little B&B in a typical old Florentine building. The owner is very helpful and the location is excellent for the Duomo and main sights, although you won't find "Piazza I Guiochi" on any tourist map. Just find the main entrance to Casa di Dante and you're 20 yards away. Breakfast is taken at a nice cafe 3 minutes walk away and is very pleasant, although it's a normal continental breakfast i.e. two small rolls with jam, a coffee and a pastry. What's particularly nice is that the area is full of restaurants, bars and boutiques rather than other small hotels. Added to the fact that you're in a building that's mostly residential, it makes you feel a bit less like 'just another tourist'.

We really lucked out with this one. Right in the heart of Florence, a couple minutes walk from the Duomo and Uffizi, this place is truly a gem, and the price we got can't be beat. The room was very nice and spacious, and the bathroom as well. Remo was extremely helpful and nice (i don't know what the other reviewers were complaining about). He gave us lots of good suggestions and printed out maps and bus schedules for us. He loaned us his laptop when we couldn't get wifi working on our phones. The breakfast was really good at a nearby cafe (note: the cafe is closed Sundays) The only problem is that it is not the easiest place to find. The only marker on the building is a small plaque. Either get a good map or look for nearby landmarks (Lush store to the North, Dante's church). If you're at Dante's church, you're very very close. Also it is on the 4th floor (There is a very small lift, maybe big enough for one person and one bag). Also, loud groups of drunk people (usually Americans) tended to walk by around 1AM each night, but not too much later. It wasn't that big of a deal I highly recommend this place and will definitely stay here next time I'm in Firenze.

Many thanks to Remo! We have had a fabulous stay at your place; We'll always remember and be grateful for all the effort you made trying to help us retrieve the jacket we had left in Lucca; your b&b is nice and properly decorated; we loved the painting you have at the very entrance; our room had a spectacular view and a lot of facilities including a very useful fridge; the bed was very confortable and the ambient was perfectly clean; the only real inconvenient is that the place, but we presume all the area, can be sometimes very noisy late at night and early in the morning...they clean up the street for about thirty minutes at each time, then it becomes quiet again We we'll certainly come back if possible and highly recommend this b&b for many reasons Thanks

GREAT Location, very simple. But since, you will be in middle of firenzi, spect some noisy from public services and drunks going back home. Also it's on the 3rd floor of a building, soo keep your eyes open and the adress in your hands or you'll never find it!

We were attended by Sani personally and it was a really nice and comfortable experience. Not used to winding small street, it was a little bit tricky to actually find the place. Excellent quality/price ratio. I would recommend this place to any young traveler blindfolded.

At a glance: GREAT location, nice owner, a bit noisy and could improve cleaning. In detail: It's a 5-10 minute walk from anywhere in the old city - Perfect location. The owner was very nice and very eager to help and make good suggestions (although we were late to arrive on the first day and no one waited for us - so we were sent to have dinner before the owner came back to check us in). Being in the center of everything - sometimes a noisy group would pass under our window waking us up at night. There's also a bell tower nearby that rings quite loudly - we were able to get a good night sleep in spite of these interruptions. I separate the cleanliness of a hotel room to 2 categories: Essential cleaning (bed-sheets & towels) which was good. Secondary cleaning (floor, walls, furniture) which was poor. In any case, the place didn't feel "dirty", but better attention to these details could be made. Shower/bathroom - could use a renovation, tiles are "tired", shower head is broken. Final conclusion - I recommend it for someone looking for a low-cost-but-in-perfect-location accommodation.

This was a greta place for me to stay in Florence. Walking distance to everything. Easy to find from the station. My room was upgraded as they had spare rooms. They have had complaints about street noises at night and although this was the case it is to be expected when you are right in the centre. It was very private and clean.

The Sani Tourist House did not disappoint us. It was clean, friendly and very convenient. It was very comfortable, with a beautiful view of the streets and Casa di Dante. I wouldn't hesitate to recommend this hotel. If you are a light sleeper you may find the street noise loud, however, due to the cobble stone streets and stone buildings, it is inevitable. And all part of the charm.

I was very lucky: I got my single room at a very low price, and when I got to the B&B, it was newly renovated. I got much more value than what I paid for. Sani's cleanliness and details within the room are superior to some of the two and three star hotels I stayed in during a tour of France. There were some details which females really appreciate, such as a marble countertop right beside the sink that allows us to organize toiletry, a well-lit mirror, many drawers, and space for an open luggage. I booked a room with no toilet, and asked for an upgrade. Although he was fully booked, Mr. Sani kindly allowed me the exclusive use of a toilet right across my room which had its own key, and automatically turns on when you step into it. Mr. Sani has kept his facilities upgraded, and seems to value his investment. I saved on transpo since I was able to get to the B&B on foot from the train station. All the important tourist sites are within walking distance. After I did 9 hours of touring and walking and couldnt walk another step, I just walked to Sani's, rested for an hour, and went out again. Staying there was a great pleasure. If I go back to Florence, I would like to stay there again.

Lovely small B&B (only 6 rooms). It is right in the old centre in a medieval palazzo between the Duomo and the Palazzo Vecchio. You can walk everywhere. Breakfast is at an coffee/wine bar just down the road with delicious pastries to choose from. Accommodation itself was good, I slept in both the spacious corner double with great view of Dante's house (and big bathroom!) and the single, which was obviously smaller but still had a big and comfy bed and was more than sufficient for the needs of a single traveller. All rooms come with a fridge and tv (Italian telly is HILARIOUS!). As you are in the centre you will hear a fair bit of outside noise (mostly loud Americans - A bit of respect for the surroundings wouldn't go amiss!). However close the windows and you are fine. You get your own keys to the B&B and Palazzo front door so you feel a little like living there. Other tourists will glance an occasional envious look at you too ;) A few logistics- it is small so the owner is not on site all the time. Let him know when you arrive so that somebody is there. Also you will then be provided by the English-speaking owner with maps of the city, breakfast coupons and some tips for good eating out. Payment is either cash or credit card. If you pay by card, you pay the surcharge (the credit card companies in Europe charge 3,5% to vendors for a credit card transaction). The B&B is on the 3rd floor. The building has an elevator but it is quite small/narrow. Me and my 120 litre suitcase just fit so you may struggle with very big suitcases. AND remember to close all elevator doors again after using it, else the other occupants of the building will not be able to.

I enjoyed my 2-day stay at Sani Tourist House. My room was sufficient for a single traveller. It was even equipped with a small fridge, TV and an electric kettle. I was given one large towel for my 2-day stay. The shower was a cubicle inside the room which was perfectly functioning. Toilet was outside the room, but still private. The street outside my room was a narrow one which made the noise outside sound a bit louder but I managed to sleep well there. Owner was nice, and refunded me for one breakfast because it was going to open late on one of the days, being a public holiday. Sani is not a hotel, so there is no 24-hr reception and it is perhaps wiser to advise the owner about the arrival time beforehand. (He answers emails too.) There is internet access at the place if you go there with a laptop. Breakfast was in a nice bakery close to Sani. It was not much in quantity, but it was very good in quality. Good coffee, and best croissant I ever had. The location of Sani is very central. You may not find it on the map but if you follow the directions to Dante´s House you will surely find it. If I visit Florence again, I would try to stay here again.

Great place. Perfect Location. Great price. Very clean. The sheets were very nice, ironed and flawless. The owner is very nice and informative. The room we had was very noisy but I think this must be a problem of all the hotels located in the historical center of Florence. It was like people on the streets or in near by hotels were talking using a microphone (really). I think it has to be with the acoustics of the whole historical center. If you close the windows it gets better but we prefered the fresh air. It gets quieter after midnight. My husband and I are in our 40's. We got the walking directions from google and we did not get lost. it is about 12 minutes walking from the train station. Again: you can not get a better location, near to everything.

Sani tourist house was overall suitable for a short stay but there were a few issues. Firstly, the hotel seemed to have no record in their office of our booking - the cleaning woman was the only staff member on site and she spoke no English. She called the manager, was informed of our booking and we were allocated our room. As a result, the room hadn't been cleaned attended to straight away. It took 1/2 an hour (quite quick) and was acceptable. The linen and matress were new and clean, the bathroom with shower and bidet (unused) and a heated towel drying rack. The room was big enough for 2 people, with a table and full cupboard with hanging space, safe included in the room. AC costs 5 Euros/day more, explained by the manager (present when we came back to our clean room). The breakfast is for a local bar - simple coffee, croissant, bread and jam. If closed you are refunded E2.50/day/person. PC with internet access included for use. The problems were the directions to the piazza and one item of cleanliness. The directions list the address to the piazza - it is tiny and not marked on any tourist maps. There are very poor "how to get to the hotel" instructions. Better reference points would help - "the Duomo is within 25m", for example, and "the hotel is near Dante's Museum, of Via Corso" would be enough. Cleanliness: although the bed was made (new linen), bins tidied, bathroom spotless, the floor in the main room (bedroom) was not mopped and was so dirty your feet left dirt marks on the clean sheets. A mop of the floor between each booking is needed. Hopefully the mix up with booking was the cause. Overall I would stay again as the hotel is VERY central and well priced, despite problems.

This was my first visit to Florence and I could not have chosen a better place to stay. The rooms offered every facility that a hotel would and everything worked! The House is situated in the heart of the city so a visitor can feel like part of the local scene. Bells rang through the night on the hour but for me this only added to the atmosphere of the city. Groups of tourists can be heard at the adjacent Casa di Dante but I personnaly did not find this to be a problem. Breakfast is got at a wonderful friendly nearby pasticceria where you are eating with locals. I will definately go back to the Sani when I re visit Florence.

I stayed in Florence for six days. The B&B was located in a very strategic place, because I was 5 to 10 minutes away from everywere walking. The person incharge the place, Mr. Remo, was very kind and helpful with me, and a very nice person. The B&B has a pretty entrance with an elevator (which is excellent if you have a heavy luggage). And the rooms, even they aren't big, are ok for someone that need a confortable place to sleep, a clean place and a confortable bed. Near the B&B are some nice bars and restaurantes where you can eat for reasonable prices. In conclusion, I recomend it. It was a very good choice.

Sani Tourist house was great for our stay in florence because of it's only a few steps away from cathedral, nice bars, pizza della republica. Sani Tourist House met my expectations. This was my first trip to Italy and Sani tourist House was my second stop. It was very safe everywhere. I was welcomed very nicely by the Mr. Sani. Just be sure not to show up before 12 noon b/c you wont see anyone. You cant even go inside. I got lost a tiny bit at the very end in trying to find the place. People spoke enough english to guide me correctly. The google directions not very helpful for the last two streets. The diistance from the train stations is about 2 km or about 15 minutes walking with luggage. One big feature about the place is that its very close to all the popular museums. The room was comfortable in size and I already knew the size of the room and that was not a concern at all because I came to Florence to enjoy the arts and architecture not to admire the room. To me it was a place to spend the night and it served its purpose really well. The room was well equipped with hair dryer, comfortable bed, clean bathroom. If you are travelling in winter then dont be surprised if the room is a little cold the first night. I stayed for 4 nights and the room was sufficiently warm after the first night. I stayed in four BnB's and two were very warm and the other two including Sani were warm enough. I had no complaints. The breakfast is not provided there but you get vouchers to eat at a close by place which opens at 8 AM and its nice. I had no complaints there either. I would actually prefer to have the breakfast at the restuarant. Due to the holidays the restaurant was closed so I ate elsewhere but Mr. Sani gave me a reduction in the final bill. Mr. Sani speaks English comfortably well to understand his directions and suggestions to other places. This came in handy because my schedule packed with museum visits and trips to Pisa, Lucca. Mr. Sani is very helpful. I am quite satisfied with Sani Tourist House services and amenities and I would definitely consider staying there again for my future visits to Florence.

The Sani Tourist House was a clean, convenient place to stay in Florence as it was located a short walk from most of the major sites. The owner was friendly and helpful and the other staff was accommodating to this American who speaks very limited Italian! The facility itself was quiet, but it is on a narrow alleyway, and the noise echoed up and made it difficult to sleep-this is probably common whenever one stays in a city though. My only other concern was I was placed in room 2 and the shower leaked and made a puddle on the floor. The shared toilet was clean, and the facility was well-maintained overall.

Our stay was great. This place is in the middle of everything! We could not have selected a better spot. While there is some noise - we realized we were in the heart of the city so that didn't bother us at all. Clean place, great location, close to everything, we were very comfortable. Along with "close to everything" comes a bit of noise from the streets below, this was not a problem for us as we always travel with earplugs. We would return. One thing to note is to read the terms carefully, they charge a small fee for credit card usage, which we did not realize before we got there. Not a big deal but still we did not enjoy that surprise.

Services were great and the location is ideal for anyone that wants to be in the center of the city.

The location of this place is awesome. There are a couple of small rooms, but they would be fine for someone travelling alone. Most rooms are very spacious. The owner was great. Don't forget to ask him for some recommendations for restaurants if you want a great homestyle meal with the locals dirt cheap. If I had to complain about one thing, it was a little noisy. But what do you expect when staying in a building that is hundreds of years old in the most tourist filled historic part of the city. The elevator, though small, was a huge plus. Great location as far as being in the thick of things. Very loud with the streets right below. Next time we will stay outside of Florence.

I have stayed at this great B&B twice and will stay there any time I am lucky enough to be in Florence. It is the best bargain in the city with location, service and facilities that can't be beat in this or even higher price ranges. Sgnr. Sani is extremely accomodating and even walked over to the Uffizzi to pick up a ticket for me. I like the fact that I have a small safe in my room. The service is very personal and one day I came back to my room to find a lovely flowering plant in the table.

It was a real home from home with excellent facilities and we were left alone and never bothered, if we asked for anything we got it. Breakfast in a local bakery/patisserie/cafe was good. Don't arrive before 12.15pm, you wont get in because no one is there.Thoroughly recommended

This B&B couldn't be in a better location. It is in the heart of Florence and walking distance to everything. Because of its location it can be noisy at night on the streets, especially on the weekends. Our host was very cordial and went out of his way to assist us. He even let us stay later on the day of checkout. If you don't like small elevators or stairs this is not the place for you. We would definitely stay here again.

The location is as central as you can hope to be for this price. Remo had excellent advice, he speaks English, but the staff does not. Bounce your travel plans off of him and listen to his recommendations. The man knows his city. Especially good is the restaurant Natalino he recommended, it's in a small deconsecrated church! Get the pear stuffed fiocchini in gorgonzola sauce and the tiramisu. As mentioned in other reviews finding this B&B requires a bit of alertness, it's round behind the Dante House. The name on the map provided kind of blocks over the location. No signs except by the doorbell. The place is also not labelled by name on the inside door, but just "Soggiorno, rooms for rent". But the teeny elevator for one is a hoot (just remember to close all three doors all the way and wait for it to come to a complete stop before opening the doors). Ticketing system to the off site breakfast was a bit of a surprise, but the place they send you is a very nice pastry shop, once again excellent value. As expected in a central, city location the rooms are small and there will be noise outside, but it usually quieted down by midnight. Just remember what a great location and great price you have, and leave your diaper at home. I would definitely return, five days in Firenze is not enough.

The location is great. It is an easy 25 min walk from the train station. We could walk anywhere in the city in about 30 minutes. When Remo couldn't make our reservations for the Ufizzi by phone, he walked over and made the reservations in person. Remo is a great host. The rooms appear to be recently refurbished. We would recommend this location to friends.

Never had such good quality for value. Location perfect, a bit noisy at night though (people in the street). Nice room with fridge and electric kettle. Low season rates applied. Nearly perfect. To be recommended.

Reno was fantastic - because it was the quiet season he upgraded us at no cost to a beautiful corner room with two sets of window opening over the florentine rooftops. The location is fantastic, so near to everything, although this does mean that you get a bit of traffic noise in the morning (which I don't think can be avoided anywhere!). The bed was huge which was a pleasant surprise, and the room was really spacious with an armchair and a small table and chairs. Reno was very helpful with tips and locations of internet cafes, laundromats etc. We will definitely stay there if we are in Florence again.

I stayed at the Sani 3 days (I had booked for 2, but liked it [& Firenze] enough to extend my stay). While located on a tiny block adjacent to the Casa di Dante, it couldn't have been more conveniently located in the neighborhood (and adjacent to ATAF 'A' minibus route). I had a cozy single room that perfectly suited my visit - I spent most of the day out & about, then returning for a quiet evening of writing, studying, and/or planning for the next day. The Sani was charming & Remo was an excellent & personable host!

Fantastico. Las habitaciones son amplias, limpias, espaciosas, con baño impecable y con una excelente relación calidad/precio. El trato es muy agradable y cordial. El desayuno, que se ofrece en una cafetería fuera del B&B, está a la par que la habitación. Un lujo.

An exellent stay just in the middle of Florence where everything are. Remo was a real good host, helpful, friendly and willing to share his best tips for Florence. This place is just great adn we recommend it. You get value for your money here. Quite, clean, AC, nice shower and a wonderful breakfast place. One of the best restaurants we ever visted was SEMOLINA. Wonderful food and service, go there. Climbing the Cupola that was build by Brunischelli in 14th century . . what a thrill. a nice place to go is also Villa la Pietra on t´he Via Bolognese 120. Not so famous but a lovely garden and a house filled with nice furnisheing and art. Greetings Mats & Ewa from Sweden

Amazing place!! Feel warm and peaceful to staying there. Remo is a nice guy even though we had a little bit conflict on emails before my arrival. But, he's still very helpful and willing to have the problem sorted out in between. I do have a good stay there and i will be staying there again of my next trip to Firenze.

The staff of Sani Tourist House was amazingly warm and friendly. They really gave a feeling of taking care of their guests. Especially for single female traveller it was important to feel safety. Concerning the central location in the city, the room was very silent. Traffic did not bother at all.

It was such a letdown to stay at this B&B after the wonderful place we stayed in Venice at a comparable price(also found through Venere.com). The street noise and noise from the room next door went on all night. Bring earplugs! The bathroom light went out every 10 seconds. It had a motion sensor that was extremely irritating. Our last morning we awoke to no hot water so couldn't shower. The host is never there in the morning, so if there's a problem, you're out of luck. The space itself is tiny, but very clean. The breakfast at a nearby cafe was good.

I may have a cultural bias and found Remi hard to deal with, especially when he became defensive about the problem I had with the wi-fi, but overall, my stay was fine. I don't normally need much help. The location made up for everything.

This B&B is one of the best bargains in Florence. I plan to stay here any time I am lucky enough to return. Everything shown online is exactly as it is in reality which isn't always the case with B&B's. The location is "centralissimo," Remo and his wife are extremely gracious, the facility is extremely clean and the guest is provided with ammenities that are usually only available in much more expensive hotels, such as a refrigerator and a personal safe, which, unfortunately is becoming very important in Florence. Breakfast is provided at a very lovely bakery/bar a 5 minute walk away. You couldn't find a better place to stay in Florence at this price or even by paying a bit more.

Remo, the man who owns the sani tourist house, is such a nice, accomodating and wonderful man. when he learned that my luggage got lost in paris and would not arrive at the pisa airport until the next day, he made a special trip to the pisa airport to get my luggage for me. i would not have expected that, but was so appreciative when i learned he did that for me. i had a single bed and bath room, and it was quite adequate. though the bath part consisted of a shower and sink. the toilet was about 5 steps from my door and as it turned out, at that particular time, i was the only one using it (it was said to be communal). the tourist house was fairly easy to find, and of course within walking distance of everything. because of remo's kindness and generosity, i would definitely stay at the sani tourist house again, if i am lucky enough to return to florence.

I enjoyed my stay at Sani Tourist House very much. Remo was very helpful, although he was usually only there in the evenings. You are pretty much on your own. Breakfast was included at a cute little place close to the house. Everything is very close for walking. The Duomo is two blocks one way and the Uffizi is two blocks another way. Air conditioning was not included but you could pay an extra 5 euros a day for it and that was worth it. The single was very small but adequate. The double room in the corner with a view and private bath was very nice.

Over all, my husband and I are very happy about the hotel, the only thing that we are not happy was: the bathroom was not well clean every day, we stayed there for 5 nights. We only have soap and shampoo the first day. The wet and small leave over soap stay in the same bowl till the last day, luckly we did bring our own stuff.

Sani Tourist House was great. The location is right in the middle of Florence. Once we learned our way around, it was only a 10 minute walk to everything. The proprietor (Remo) showed great hospitality. He is proud of Florence and was happy to share his knowledge of her treasures with us. He helped us get tickets to a concert, and he recommended fine restaurants for us to have dinner. The room was clean and the bed compfortable. The air-conditioning kept the room cool. The bathroom was clean. The room had a small refrigerator for our use. There was a coffee shop and ATM less than one minute from the front door. The only negative (and this is true for all Florence, parking is very expensive and a 15 minute walk away. We had a car for two nights, and it was 38 euros a night. Other than that, we had a wonderful vacation, and SANI TOURIST HOUSE was a great home away from home. If we are ever lucky enough to go back, we would stay there again.

There is no breakfast. But easy to find in the neighborhood. Remo is a terrific guy, but wasn't there to meet us when we arrived. Apparently others had the same experience. I would stay there again, though, knowing what I know now. The street is a bit noisy. Bring earplugs.

EXcellent area - Between Dante's House and church he met Beatrice. A bit hard to locate how to get to actual apartment - needs better signs on ground floor and outside pensione itself. Manager very helpful - arranged taxis etc. A pleasant stay and in easy reach of Palazzo Vecchio, Duomo etc. Good cafe round corner and plenty restaurants nearby.

Excellent location in heart of old town Florence/Firenze. The building is very old and thus the walls and windows are paper thin and we could hear everyone and everything from the outside. The house is very hard to find with the small narrow roads in the downtown area. Recommend very detailed directions or a cab. The area seemed very safe and secure. Rooms were small but clean. Unfortunately, no breakfast. I would stay here again with some earplugs.

What a delight, for a Dante Alighieri lover to sleep next to his house, to walk in front of his church every morning and to be in the heart of Florence, being able to walk everywhere. But life in Italy is vibrant I was awakened at midnight by a beautiful melody played under my window by two gipsies on their way home... On any Friday evening life vibrates everywhere...until late. Enjoy this part of your trip as well.
