In a residential old building on the 3rd floor without elevator. Wi-fi is good. In the room mosquito, noise from the street.Breakfast is served in the room,but not always full, the maid forgot to put something sometimes. Set for tea in the room.From Duomo 20 min to walk.

The only complaint I have is that the breakfast was terrible, worse than airline food. Everything was packaged. This hotel should not advertise that it has breakfast.

Only 15 minutes walk to the Duomo,Santa Croce church and other tourist attractions.Cheap local restaurants only a couple of minutes walk away. We had a very spacious room and bathroom. This B & B is on the 2nd floor so with no lift, it is not suitable for visitors of limited mobility. Susanna on reception was very helpful and good at organising.

We loved the "B&B Residenza Manzoni". The rooms were big and clean, with private bathroom which was really nice. The breakfast was more than enough for us and the Staff was really friendly and helpful. It's well located, so you can walk everywhere. But you also have the option to take one of little buses (just next to the B&B) that take you around the city with just 1€20!

We really enjoyed our stay at the Residenza Manzoni, the rooms were clean and spacious and the lady at reception was really helpful providing us with a map and details on buses etc. The breakfast was tasty and we enjoyed the convenience of having it in our rooms.

We had two rooms in this B&B. We hightly recommend this hotel. It is in an excellent location. The rooms are large and clean. The showers are tiny per style of Italy hotels. The staff (Suzanne) is very welcoming and with cute English accent. We parked the car in the nearby garage (20 Euro per night) and walked to everywhere. The best restaurants we found were in the nearby food and fruit bazar mostly tailoring to locals.

Overall, we had an excellent stay. We had a kettle in the room which was very convenient for having fresh tea and there was a coffee machine at the reception. However,the breakfast provided consisted of only packaged food including croissant and bread.It was ok for us but for people who want to have a proper breakfast this would not be enough.However there are enough bakeries and shops around to buy food. We loved our room, it was very silent and spacious, the bathroom was modern and clean, we would definitely stay there again!

This is an small place, it is like living in some rented room in a house, so do not expect to get a high quality services. But taking in mind that, the place is confortable and very well located.

Everything was as promised. Great value for price. About 20 minutes walk to major attractions but rooms very clean and comfortable. Breakfast was packaged food so we didn't eat there but cafe/pastry shop very close.

We stayed in the hotel since 29.04.08 up to 01.05.08. It’s situated 15 minutes walking from Duomo or 4 bus stops from railway station. The hotel is on the third floor of the building without lift. The building is situated on very noiseless street. There is a supermarket just opposite the square. It is very comfortable inside the hotel. Our room was not large but very beautiful and cosy. Amicability of the personnel is beyond praise. The personnel set a table for breakfast in the room. It was the best from all nine hotels we visited during our trip. We insistently recommend it for staying.

This facility exceeded our expectations in every respect. The proprietor was courteous and knowledgeable of the local attractions in Florence and provided us with a map and directions. Location was excellent, walking distance to the heart of the city. We did have to take a van service from the train station, which was a good choice for us. The breakfast was especially enjoyable, and we loved the hot-water pot in our room for cappuccino and coffee each morning. The bed was very comfortable and the bathroom was exceptionally clean. We did have to haul our own luggage up to the third floor, but that's not unusual for Italy.

Residenza Manzoni was as advertised--a clean, utilatarian B and B. There are 2 flights of stairs to reach it and no elevator so we were fortunate that we had relatively manageable luggage with us. Susanna, the proprietress had been mentioned in reviews and she is as sunny and helpful as described. We keep kosher so that the breakfast provided was not going to make a difference to us but it seemed like it would be sufficient to get one started. Renovations were taking place on the floor above with a lot of drilling all day. There were earplugs provided to the guests but they hardly helped. Were we to return to Florence we probably would stay in a place with more atmosphere, but this time we were travelling with grandchildren ages 12 and 14, and needed a place near the kosher supermarket and restaurant.

Está justo en lo que es el límite del centro histórico, con lo que en menos de 10 minutos estás en el Duomo, pero sin los inconvenientes de ruido de las zonas más céntricas. I have stayed in Florence many times and in many different hotels, and for various reasons (noisy, no AC, dirty, etc.), I did not particularly like any of them. However, for now on, I will always stay in the Residenza Manzoni when I go back to Florence. The hotel is a little bit of a walk (about 15 mins.) to the city centre, but one can take a route down less traveled streets with plenty of shops to see along the way. The walk goes by quickly. The best part though is the Manzoni's neighborhood is much quieter than in the main tourist area, and there are still many good restaurants in the immediate vicinity. We had a room facing the street, and we heard very little street noise at night. The rooms toward the courtyard are probably even quieter. Sometimes one can hear a brief noise from the hallway as people return to their rooms at night, but the hotel is small enough that there is minimal hallway traffic. Unlike many hotels in Florence, the Manzoni is very liberal about air conditioning usage - you can run the AC all night long if you want. The bathrooms and showers were roomy too. The staff was excellent - personal attention as you would expect from a top B&B. A light continental breakfast is served in the room. The residence is a little hard to find from the street as they do not have a sign, and so, you will need the address to find their door. Also, the front desk is only open in the morning after 9 am. If you need to check out earlier to catch a flight, etc., you will have to arrange check out the day before. This is the best place I have stayed in Florence. I will definitely stay here again. Glad to finally find a place I like.

We arrived in the middle of the day, and had a varm welcom. The room was big and the bathroom even bigger. Walking distance from the city center and the best bar ever in the same building- named Kitsch. We will definately choose this Bed breakfast again.

I thought the Residenza Manzoni was a very nice place to stay during our trip to Florence. It's just a short walk into the main sight-seeing areas and the room and bathroom were both nice sized. The people there were extremely nice and we liked having the breakfast already in the room so we could leave for our day as soon as we wanted instead of trying to wait for breakfast to be served. The only things I would suggest people staying here keep in mind are: (1) the hotel is across the main sight-seeing area from the train station. We walked over - which is very doable, but some may prefer to try and take a bus or taxi. (2) the reception opens at 9AM so if you want to check out before then, do it the day before. They have a sign up but we failed to pay attention and had a tight timeframe to make our scheduled winery visit the day we checked out. and (3) the place is up two flights of stairs w/o an elevator. Once again, this was not a problem for us, but feel this is something guests should know.

La localizacion de la pension se encuentra en la periferia, pero nada que no pueda uno arreglar mediante taxi o transporte publico, un problema es que se encuentra en un segundo piso, y si llevas mucho equipaje, pues... Las habitaciones son espaciosas (para estandares de Europa), un poco de ruido desde el exterior. Hay un pequeño desayuno que se deja desde el dia previo. Un baño regular, una pequeña tv solo en italiano, y un pequeño refrigerador con agua y sodas que se cobran a precios de la calle. La encargada principal es excelente, su ayudante necesita un poco mas de profesionalismo. En resumen, un buen sitio, lo malo es que se encuentra en un segundo piso, lo mejor la dama encargada. ¿Volveria a hospedarme ahi?, claro que si.

we paid 89 euro and I think it was a great price for location, and services. I really liked that they left your morning breakfast the evening before. That way you in case you had an early departure you wouldn't miss a breakfast. The breakfast is simple with packaged foods, and tea and coffee. It's just enough to get your day started. We really appreciated having air conditioning as we had one hot day, and none of the sites that we saw had air conditioning, so it was a nice retreat in our room. It is located close walking distance to everything downtown florence, unless you don't like to walk, this is perfect. We appreciated being off the beaten path, it was so much quieter. overall, I would choose this bed and breakfast again.

Ciao from Spain! El trato fue excelente, cordial. La habitación ( nº 6, "Botticelli" ) era amplia y muy tranquila y W.C.( ducha/shower ), limpio, con prestaciones de hotel. El desayuno era bastante abundante: café, té, tostadas, croasant, zumo, galletas, ... A 10 minutos andando del Duomo. Si regresaramos a Firenze, lo volveríamos a contratar. Mille grazie per tutto!

I fully enjoyed my stay at Residenza Manzoni. The room and bath was absolutely delightful and I loved the breakfast in room set the day prior. Susanna was my first contact at reception and she was wonderful. It was very convenient walking to the sights of Florence and in a quiet area. I am definitely hands down staying there again my next time in Florence and will recommend to all my friends or anyone visiting.

I cannot be more please by the helpfulness of the staff! Before our arrival, Susanna made our reservations to visit David at the Accademia. The night we arrived, we had help making reservations at a restaurant just down the road. We were up early and out late every day, so we didn't interact with the staff much, but when we did, they were more than helpful! Would highly recommend! (Though don't expect much from the breakfast at this "Bed and BREAKFAST".)

Neighborhood was safe and about 10 to 15 minutes from major attractions, yet at the same time quiet. Breakfast, however, was forgettable. Can't have instant coffee in Italy!

Everything was as presented on web-site. We were able to have breaks in our room because the size was enough to entertain our friends also. The bus line is around the corner and one can walk everywhere. No elevator, so keep that in mind. Breakfast is prepared the day before but it serves the purpose. They also own another property which I would check out. Francesca is very charming!

A lovely, comfortable place to stay. The staff there were hugely welcoming and went out their way to advise us about Florence. The room was very clean and good value for money. The only gripe is the brekkie - was left in the room overnight and very dry and dull. Ot would be better if they didn't do breakfast and just signposted you to a local cafe. However it doesn't alter the fact that this is an absolute gem and highly reccommended.

All in all, it was a very good stay. The B&B is near the city center (well, nothing is far from the city center in Florence!). The breakfast, not surprisingly, was an Italian one - we actually ate almost nothing of it 'cause we prefer not to eat cakes and other sweets, so we went to a nearby supermarket and bought a couple of things there. The personnel were extremely friendly and helpful, assisting us with reservations, explanations and even one case of lost passports! Initially, the room wasn't heated (there is some Italian law against it...), but when we asked, they brought a radiator into the room, so it was fine.

Residenza Manzoni was a wonderful place in Florence. My wife and I had a great time. Susanna was so warm and welcoming. We asked for some help in regard to visiting a vinyard. She didn't seem to have the answers that we were looking for, which was fine by us. Went we went to leave the room the next time out, she handed us a piece of paper with contact information, directions, and transportation options of the vineyard we had inquired about. The room was beautiful and we couldn't have been happier. Location was on a beautiful and busy piazza but it was very quiet in the evenings. Only a ten minute (great!) walk from the center of town. We can't recommend the place highly enough.

Susanna and staff were helpful with information and fixing problems promptly. We had not realized that the accommodation is on the 2nd. level above the ground floor and there are no lifts.

We loved the location of this B&B, a lovely 10 minute walk from the main sites. The room was very nice and spacious. Susanna was extremely helpful in making reservations for us at the museums, and in providing a crib for our 16-month old son. We loved that breakfast was in our room, but were very disappointed in the breakfast. It consisted mainly of packaged toast, packaged croissants, and cookies, and we usually stopped to get a fresh croissant on the way into town.

Everything that you see on the internet about this B & B is true...we stayed for three nights and the accommodation was second to none! I know booking accommodation on the internet is quite stressful but you will have nothing to worry about if you book the Residenza Manzoni...the rooms were superb. I would recommend this place to anyone..i would not even consider a hotel after staying here. We left our passports there by mistake and they organised for them to be courierd to Rome for us the next day...10 out of 10!

Sehr nette Pension, gute ruhige und doch zentrale Lage, einfach mit dem Bus A vom Hauptbahnhof zu erreichen, sehr freundliche und hilfbereite Besitzerin. Das Zimmer war groß, sauber und ebenso das Bad. Das Frühstück mit dem abgepacken Gebäckist nicht ganz optimal. Aber es gibt eine Bäckerei in der Nähe. Wir kommen wieder und bringen Freundinnen mit.

Very pleased with this B&B. It's beautifully decorated and very clean. We had a terrible experience at a B&B in Rome so we asked to see the room first. Suzanne was very understanding of our request. Although our room faces the street - it's quiet once the window is closed. It's a 15 minutes walk to main attrations and you can catch the sightseeing bus right around the corner. There is no breakfast room - but we found the breakfast tray presented in the room each day just fine.

It was a fantastic bargain. It is a great location, right in the heart of Florence. Susanna was very welcoming, and even stayed late on the night of our arrival. We traveled with our 2 year old daughter and she had a crib waiting for her as well as a carton of milk. I could't ask for better service! The room was clean and quiet, and tastefully decorated. A great place to stay if you're in Florence.

We arrived later than we had planned and the owner was at dinner when we called him. He came right away to let us in and show us around. He was very nice and helpful. The room was very nice. We liked that there is a small fridge to keep our items in. It was very easy to locate and in walking distance to so many things. We adventured out every day and night and still felt safee. There is a great "Gelato" shop near by that we stopped by each evening for something to drink or eat.

The B&B was an excellent value for it's price. Stuff was very friendly, rooms vere nice and clean. Big bathroom. It had everything you would need, except one thing- there was no hair dryer in this hotel. Also, breakfasts in Italy's B&Bs are 100% sugar. Residenza Manzoni is not an exception. So, if you do not like eating sweets for your breakfast- try to reserve hotels without breakfast, if possible (I will try next time I go to Italy). Location- it's about 15 minuts walk from either center (Dome) or Arno river (sort of in the middle). We felt it would have been more convenient to have hotel right in the center, so you can get there in the middle of the day and have some rest. But still, it's minor for the great value this place offers.

This was an ideal location for us, quiet and spacious, in a nice residential area of the city yet close enough to walk downtown to everything. We appreciated and used the local restaurants that were recommended and also appreciated the ease of leaving early in the morning and arranging a taxi for us.

Reviews on this website are accurate regarding convienient position & relatively quiet for a city. The bus stop is just around the corner for both the regular busses & the open top tourist bus. You can walk to all the main sights from this location.The room we had was clean with modern furniture & bathroom. The B & B has no lift and is on the second floor which if carrying heavy cases can be difficult. The breakfast was not what I have previously experienced taken in the room, but appears to be common practice in Italy & was O.K. as pre preparred goes. Would we use this B & B again if in Florence? Yes we would, it was good value.

Staff are extremely nice and very helpful indeed, absolutely first class help, nothing is too much trouble for them and you feel genuinely welcome, room is very clean and comfortable, location is great. Stairs can be a bit of a challenge after a days walking, and the airconditioning unit is a bit of a lottery, seeming to only function after arguing with your partner, snatching the remote off each other and pressing random buttons :).....the breakfast is left in your room the day before and comprises of lots of little prepackaged breads and cakes, which in truth isnt great, this could be improved ( would recommend sneaking out to the local baker which is 2 mins away and pick up something fresh). However, all in all, we really enjoyed our stay and for value vrs service and quality of room/location you really cant go wrong, read the other reviews I agree with them all...

We really enjoyed our stay at the Residenza Manzoni. Suzanne e-mailed us with detailed directions from the train station. She reserved tickets for us at the Uffizi Gallery which saved us a 2 hour wait in line. The air conditioned rooms were great as it is really hot in Florence in July. I would recommend this B&B to anyone.

This was definately the best place out of all the B&B we stayed at during our 5 week trip. It's more like a mini hotel! Clean and spacious rooms with AIR-CON! The staff were fantastic, very helpful with maps, restaurant and tips etc. It's a 5-10min walk into the Duomo, along a street which is great for shopping and pizza! Florence is a beautiful city with many great restaurants and shops! Beware of eating close to the Duomo (very expensive), look for where the locals are eating. We'll be back!!

If you go to Firenze, go to B&B Manzoni!!! A very good place to stay and visit Firenze. After a 10 min. walk you are in the centre and at night you can sleep without the noice of the centre. The owner's are very helpfull, so go there.

Excellent service and value. Very friendly. There are pedestrian only streets that take you from the hotel to many of the central attractions in a few minutes. It was quite easy to get around in Florence by walking or by bus. I would definitely stay here again!

My boyfriend and I enjoyed our stay at Residenza Manzoni. Located in the Santa Croce district, we were located in a peaceful neighborhood. The room was very comfortable and we slept well. Susanna answered all our questions, informed us of various tours and she advised good restaurants. B&B Manzoni supplied us with a great map of Florence. Since we walked everywhere, the map was essential. Our five night stay at the Residenza Manzoni was great and we suggest this B&B to others. If ever in Florence again, we'll definitely stay at Residenza Manzoni.

My husband and I spent two nights at Rezidenza Manzoni on our visit to Firenze, and were so pleased we did. We were offered a warm welcome, and found the room spacious, very comfortable, and extremely clean. The breakfast was adequate to get started for the day (we would have preferred something fresh rather than packaged, but it was conveniently available in our room for the following morning, thus leaving us free to come and go according to our own schedule). The room was quiet at night, with no distractions from the surrounding units or from the street below. Though this B&B appears to be located a bit outside the historic centre, it was within very comfortable walking distance from the train station as well as the main sites in Firenze, even carrying backpacks. We would not only stay again at Rezidenze Manzoni, but would recommend this B&B without hesitation.

We had a wonderful time. The staff was so willing to help make any reservations we needed and arrange tours. They were very accomodating. The area is beautiful, and there are lots of shops in the vicinity. It rained the whole time we were there, but our hotel stay made up for the bad weather. We will absolutely return! Thank you!!!

This B&B is really in perfect shape. Our room was nicely renovated and clean, including the bathroom which was also just perfect. A tray with the breakfast is put into the room when it's cleaned. It's the usual italian stuff with packed sweets cakes. There's no breakfast room. There's a hot water maker in the room so you can make your own tea, instant coffee or cappuccino whenever you like! There's also a minibar with some drinks if you're desparate! The hosts english is ok, the hostess speaks less english, but is very friendly and helpful anyway. The location is convenient: just a relaxed 15 minutes walk to Piazza del Duomo. Also, the electric bus line "A" departs at the piazza near the B&B. It goes through the city to the central station, so it's really handy. Note that there are no buses on public holidays in Firenze! At least this was the case on Easter sunday. The hosts were so nice to wait for us even after reception's offical closing time because it took so long to get a taxi from the station. Although a piazza with some bigger roads is near the B&B, it's surprisingly quiet. Overall, we can fully recommend it!

The only negative point : the breakfast is not a real one. You have a tray in your room with some Nescafé and tea, a n electric kettle and somes dry biscuits. After our stay in Rome, Residence Manzoni was a welcome surprise. They were very warm and helpful in every aspect, including helping to reserve tickets at major attractions prior to our arrival. The staff was there every morning and always helped with directions and reccomandations. I plan to tell all my friends to stay here when in Florence!

Residenza Manzoni was easy to find, very welcoming and had staff who were always happy to help with a recommendation or just advice. The breakfast tray meant that you were able to get up and go at any time that suited you. The breakfast was tasty and filling. Our room was clean, tidy and well furnished and the bed was large and very comfortable. There was fruit in the hallway for any guest to help themselves to and sweets in the room. There were also a number of guide books available to look at in the hall. We will stay at Residenza Manzoni next time we are in Firenze and I would happily recommend it to any of our friends.

The pictures on the website is about the one threebed room !! The other rooms are much much smaller.( I think it's not fair ) The location is good if you travelling by car. There is a good openair garage near by.The staff is wery kind and redy to help ! THE BREAKFAST IS MORE THAN WRONG, AWFUL ! IT'S A JOKE !

The accomodations were located in central area within 20 minute walk to most sights. Very nice that the accomodations were away from the heavy tourist areas. Friendly staff and very clean accomodations. The only drawback was no common area for guests to relax. Room was very quiet with windows closed thank goodness for air conditioning.
