Wonderful room. Personalised service. Well informed and caring hosts. Easy walking distance to all the heritage sites without being overwhelmed by the tourist industry. We had an excellent romantic getaway in the heart of historic Florence.

Service is fantastic. Location is great for walking to sights. Breakfast is a good size, above average compared to what we got at other places in Europe. The accommodation is very big and roomy. The traffic outside is easy to hear but once you fall asleep it's ok. We enjoyed our stay and would definitely recommend this place. Thanks Gianna!

The apartment is quite unique and a nice change from a nondescript Hotel room. The air conditioning worked well in the hot weather and enabled us to close the windows at night as it could get quite noisy outside. The breakfast was good and plentiful and Jane was attentive but unobtrusive and provided friendly service and advice. We would stay again if we return to Florence. Her assistance in booking the galleries in advance and avoiding the queues was invaluable

We stayed at Gianna's for two nights and we were absolutely enjoyed our stay. Clean room and bathroom,many extras(full fridge, full kitchen, big bathroom). We took all the advise about Florence, Tuscany and generaly Italy from Jane who was very helpfull. Close to the city-center,very quite area except from some noise at night. I definatelly recoment Gianna's B&B for your stay.

I traveled all over Italy for 10 days, and this was my favorite B&B. The room was spacious,clean,and quiet. There was a stocked fridge with yogurt, milk, juice and a cupboard filled with cereal,tea, coffee,drinks, and a bowl of fresh fruit on the table. After my daughter and I had settled in, the owner knocked at the door and asked what time we would like breakfast delivered. I thought it was all in the kitchenette area already. The next morning,promptly at 8:00 a.m.,the owner brought in two pitchers,one of fresh coffee and one of steamed milk,2cups,saucers,plates,placemats,and silverware and a pretty wrapped package that turned out to be a generous assortment of fresh pastries. What a delicious treat. One morning as I was getting ready to explore Florence on my own in the pouring rain, the owner offered me an umbrella, and helped me figure out the best routes to where I wanted to go. He was a delight and so plesant. I would recommend this B&B in a heartbeat! I loved it!

Gianna's is just the loveliest B&B I've ever stayed in. We were treated as guests in the owner's home, which is an absolutely gorgeous place in a very old building but with modern furnishings and facilities. There is only one room, which is actually more like an apartment, on two levels so big and spacious, with a bathroom upstairs and a kitchenette as well as a beautiful bed-sitting room. The owner was helpful with advice about where to eat and what to see in Florence, and brought us delicious pastries for breakfast each morning, as well as stocking the kitchen with fruit, yoghurt, juice, cereal etc. Really friendly and solicitous (though we were independent with plenty or privacy). If you're looking for a bland corporate hotel, this isn't the place; there is no TV or conventional hotel facilities. But if you want really memorable, unique local flavour, it's almost too good to be true.

Gianna's is a comfortable and hospitable B&B, ideal for booklovers and just a few minutes' walk from the sights and museums of Florence. The owner Jane was very helpful with booking tickets, instructions on how to find the B&B and local information such as restaurants and our onward travel. There is some street noise but with earplugs it didn't disturb me at all at night.

Very welcoming and personal service, without being intrusive. Lovely breakfast with great coffee delivered to room. Small kitchenette also very useful. In quieter part of town but still convenient for main sites. Enjoyed our stay and would recommend to others.

Our room at B&B Gianna's was very large, with an additional bed upstairs in a loft area,where the bathroom is also located. The bed was king sized and extremly comfortable. There is also a tiny kitchette in the room where yougart, juice and water was supplied. A large breakfast is provided, also excellent. There is some street noise at night, but we still slept soundly. Our stay here was excellent. I highly recommend this B&B in Florence.

This is special B&B having only one big room. Room equipped with upper gallery utilized for bathroom and 3rd bed. We felt at Gianna's like at home. Though it is located in the 3rd floor w/o elevator, it was not a drawback because John took our heavy luggae alone. Breakfast was very rich, all types of fruits, vegitables and cheese accompanies with very tasty coffee, tea and breads. Location is excellent and John helped us to manage in the city.

This bed and breakfast was wonderfull and the hostess very nice and kind. The only little thing is that it is not quite situated IN the center of Florence but, on foot, it took us around 5 minutes to reach it, which really is not bad.

Traveled with 2 older children. The B&B was perfect. Great location- great hospitality. A little street noise starting at about 7:30am so if you like to sleep in this might be disturbing. Otherwise it's a lovely stay for the price.

Good location close to the Accademia. Very nice apartment on two levels, small kitchenette, nice sitting area. Jane will spoil you with the breakfast.

This was an excellent B&B. Jane and her husband were very accommodating and very helpful in providing advice and assistance (including booking tickets for the Uffizi for us in advance of our arrival in Florence). The small kitchenette with its refrigerator and electric kettle with tea and coffee facilities was particularly welcome and the room had not only the normal bed and table but also a couple of armchairs. The room does not have a television (though most hotels in which we stayed in Italy only had CNN in English anyway) but there is a comprehensive library in the room with both fiction and non-fiction and that more than sufficed for the time we spent in the room. The B&B is conveniently located about 10 minutes walk from everything. We would definitely stay there again.

Jane Simpson did an excellent job of welcoming us and prviding an excellent place to stay and outstanding breakfasts. There is nothing at the address to indicate the location of the bed and breakfast which caused some confusion since there are three other people at the same address. Fortunately, having read the previous reviews, I remembered Ms. Simpson's name being mentioned. This would not be an ideal location for less ambulatory people. It is located on the 3rd floor of a building with no elevator, The bathroom is in a loft above the bedroom on a rather narrow stair. Location is very good. Close to the Academia and about a 15 minute walk to the Uffizi and the train station. Overall, I was very pleased with the experience and would rate this a very good value.

Our stay at Gianna´s can´t be better. Even though we arrived at complicated dates (new year´s eve), Mrs ferguson gave us some useful advices about restaurants, masses and she even booked for a couple of museums. Breakfast was really good (just what we ordered) and there are a lot of nice details in the room like fresh fruit, cakes, chocolates and a lot of books about Florence and art.

Gianna's B&B has only one room on two levels that can accommodate a maximum of three persons.On the upper level there are a single bed and a bathroom with shower, washbasin, bidet, WC and hairdryer, while on the lower level there are either two single beds or a double bed.
Furthermore, on the lower level you will find a large bookcase with books in Italian and English, two armchairs, three chairs and a table where breakfast is served, as well as a small kitchenette with mini fridge, toaster, electric kettle, sink, dishes, glasses and cutlery.

How to reach Gianna's Bed and Breakfast
By carFrom the South: from the A1 motorway exit at Firenze Sud, proceed along the beltway and turn to the left. Proceed along the Lungarno and reach the bypass avenues (viali di circonvallazione). Then reach Piazza Libertà and drive along Via Lorenzo il Magnifico. At the traffic lights turn left and at the second set of traffic lights take Via Santa Caterina d'Alessandria. Turn left onto Via delle Ruote and turn right at the second street onto Via Santa Reparata, where the B&B is situated.
From the North: from the motorway exit at Firenze Nord and follow the signs to centro and viali di circonvallazione. Pass the railway underpass and another underpass, keep right and proceed along Viale Spartaco Lavagnini. Before the traffic light turn right onto Via Santa Caterina d'Alessandria. Turn on the first street on the left (Via delle Ruote) and turn on the second street on the right onto Via Santa Reparata, where the B&B is situated.
By train
From Firenze Santa Maria Novella railway station: take bus number 7, 10, 31 or 32 to Piazza San Marco. Proceed on foot and take Via degli Arazzieri. At the second crossroad turn right into Via Santa Reparata, where the B&B is situated.
From Firenze Campo di Marte railway station take bus nunber 33 and get off at the second stop in Via Cavour (bus stop #31) and turn right onto Via Salvestrina. Via Santa Reparata, where the B&B is situated, is the second street on the left.
By airplane
From the airport of Florence take bus number 55 (the bus ticket costs €4,00) to the SITA bus station next to the railway station. Then proceed by bus following the aforementioned indications.
From the airport of Pisa take the train or the bus to Pisa Centrale railway station.
