Paolo is a welcoming host and explained the acomodation and where to go in Florence - all in Italian but worked with us English speaking guests so we understood most of what he said. Its a 5th floor flat with a shared kitchen and bathroom. There was sufficient breakfast of continental nature. Everywhere was clean enough for us and we have no complaints.

We had the room with the private bathroom, which was quite spacious with a small balcony. The welcoming was very friendly and informative about Florence, with a map provided. However, we had to wait for someone to open for over half an hour, even if we had notified about our arrival and we tried to call (the guest had no signal at the time). Make sure to call at least some hours before arriving, since there is no reception desk. Another negative was the poor soundproofing and the squicky and not so comfortable bed.

The appartement is difficult to find. We send an email a couple of days bedotte with our arrival time and that we wantend to use the parking space for our car. We didnt got any response on that email. At the day of arrival there was nobody at the appartement so we tryed to call. After half an hour i got a text message that we should have let then know when we came. The message was not really polite. We told him that we send an email with our arrival time. Quick after that Paolo came to the appartement to welcome us. He was friendly and showed us everything. The rooms are spacious and clean. In the night there's a lot of noice from the people living upstairs. The breakfast is a little bit poor, but ok. The bus to get into the city was just around the corner and within then 10 minutes you are there.

You need to contact Paolo beforehand to arrange access to the accommodation. I found him welcoming and the accommodation good. You can get to the area using buses 22 and 57 from the railway station, takes about 10-15 minutes. There is a bank and a cheap little cafe across the road and a Coop store nearby on the big roundabout. It is a mixed residential/commercial area and I found it safe enough at night (I didn't get back very late, mind you). It is a good respite from the busy centre of the city.

Paolo was very accommodating and gave us all the information we needed to see all the sights including sitting down with us at 8pm to run through all the best sites which was very good of him. The kitchen was very clean and well stocked and our on suite bathroom was super. Even though it was a 1 euro 30 one way bus ride, it only took 10 minutes at most to get to the center of Florence. WiFi does cost a little extra and he does prefer to be paid in cash.

Negatives First: The walls are very thin so we could hear (almost) everything. Only one parking space available for 8€/day, if you're lucky and you have it, it's great, otherwise you're in trouble. It is impossible to find a free space around. Thanks to many one-way streets, and to confusing Google Maps directions, it is pretty difficult to find the building. Positives: large, spacious room, with big closet. We slept very good in the bed, the matress and pillows were great. There is a huge, modern super market (COOP) just opposite, and many other useful shops (laundry service, banks) and a bus stop. Overall, it is a very good choice. Florence is not a cheap city, and Paolo's B&B is the best option. A cleaning lady cleans every day and makes the beds. Every room has a dedicated drawer in the kitchen, where we found everything we needed for a nice breakfast. We were very satisfied.

We had a fantastic stay, the room was huge and the on-suite bathroom was very clean and a good size. The communal kitchen was a nice touch and it was nice to be able to have a place to sit down and make some lunch or dinner. Breakfast was included and was good. Paolo took time to point out all the must see places in Florence. The B&B is not in the city but an easy bus ride away. Paolo and Marco were fantastic with helping with public transport and even organised our 5am taxi to the station for us.

Marco is nice and very helpful! To reach this B&B from SMN take bus no. 22 and stop at Via di Novoli then cross the street to opposit side and ask for the nearest laundry shop, once you find it, make it on your left side and walk ahead about 50-100 meter until you see Via Malibran, turn left and there you are! Matress was baaad ... my back! but Marco promise to tell Paolo ... breakfast is topped every day ...

We stayed here for 3 nights & it was one of the most comfortable stays we have had in Italy to date, at comparable prices. We Googled bus information and were able to find the apartment without too much trouble (although we did have to ask directions from people on the street). Note that this is a big residential apartment complex, and might not look like a typical "hotel" accommodation (because it is not). Try to arrive in the daytime. When we arrived, we had to SMS Paolo so he could come & let us in. He doesn't speak much English (but more than we could of Italian!), however Paolo was very welcoming & helpful, & language was not a barrier. As we arrived & to our delight, a brand-new mattress was also delivered to our room. The room was spacious & immaculate (Paolo did some last-minute tidying on our arrival), as were the kitchen, foyer & bathroom. The bathroom was shared between 3 rooms, but there was always hot water, it was always clean & we never had to wait. The apartment was quite nicely soundproofed, with roller shutters to enable a nice sleep-in for those who want it. The photos I've seen are perfectly representative. Ample amounts of self-serve continental breakfast was provided, with separate, labelled areas for each room's allotment. Guests are allowed to use the decently-equipped kitchen at other times. The nearby Co-op supermarket has everything you need: prepared meals, small cafe areas, extensive groceries & liquor, and there is also a cinema & electronics store in the complex. The area itself is nothing special for visitors - just a normal residential neighbourhood, but within easy transit access to all of Florence's sightseeing. All in all, a very comfortable stay, & we would happily return.

This hotel was one of the better ones we stayed in while on our trip. It was clean and very spacious. We were pleasantly surprised. However, the surroundings were very loud. You could hear every door creak and every voice as if your door was open. In the above room, it was like they were doing some sort of construction in the evening when we were trying to sleep. Some of this is out of the control of the hotel but it still made for a bit of a frustrating of a stay. Also, apparently you MUST call and make arrangement on when you will be arriving or no one will be there! We got lucky and Marco (Paolo's employee who speaks good English) was checking someone else in otherwise we would have had to use a pay phone. The owner Paolo speaks no english so this could be frustrating if you were in need of talking to someone.

Prepare for the mosquitos!!! Paolo has anti-mosquitos devices in rooms so do not hesitate to use them. The breakfasts were great, you are not gonna suffer from hunger:) But on the other hand - those who like ham and eggs for breakfast wont be satisfied. The breakfasts are sweet (jogurt, cornflakes, croisant, honey, jam, milk, juice...). The BB is app 2km from the city centre but you can get there easily by bus no.22. Paolo gave us a bunch of useful information, he is very welcoming, very kind. The best we have met anywhere so far! He does not speak English very well but that was not any problem !!! :D

The place was great. It is a bit off the beaten path and about a good 20 minute brisk walk to the center of Florence but overall was a good price for the money. If you are looking to be closer to the city center this is not the place. I recommend that you have the phone number handy and call when you get there as Paolo does not live there and will have to come let you in. Breakfast is there for you to make and enjoy yourself. Breakfast is not made for you but all the fixings were there...cereal, yogurt, coffee, pastries, nutella, etc... Overall, after getting there and contacting Paolo, it was a great place to stay for the coat. We recommend it.

Paolo is extremely helpful in making your stay the best possible. The bed and breakfast isn't in the center...but than again you're not paying a center price! The place is easily reached by Bus or Train (Firenze Rifredi station isn't very far) and it's only a 20 min walk to the center. Paolo really makes you feel at home and you are free to use the kitchen and he leaves you all of the things for breakfast so you can eat when you want. Room was very comfortable and the bathroom (we had the shared bathroom) was clean and modern. Highly recommend it for people that don't mind taking the bus or not staying in the center of firenze because it is a great place.

This is a nice place if you visit Florence for a couple of days (more than 2 or 3 days) as an alternative for an expensive hotel. By bus you can reach the center in about 20 minutes. Make sure you inform the owner in advance before you arrive; otherwise you can find a closed door. As we only called him on arrival, we had to wait 20 minutes. We took the room with bathroom. We recommend this room for (mature) couples who want a clean and comfortable room and can't afford/doesn't want to pay an expensive hotel.

This is excellent value for the money in Florence (accommodation in Florence is normally on the expensive side). The room and the kitchen are spotless; the owner Paolo is a true gentleman, always pleasant and helpful; and the location is practical with a single bus ride from the train station (10 min on bus #22) or an easy walk (about 40 min). Equally nice is Paolo's cousin's (Marco) B&B close to the Train Station. Marco is also a very fine gentleman and his B&B is equally spotless and fantastic. We've travelled a lot in many places, and this is one of the best deals we've had.

In our honeymoon, it was wonderful to stay in Paolo's the cleanist apartment of the world. Paolo welcomed us with his sympathic manner. My wife still talks about our stay there. Although it is not near to the Firenze center, there are buses 2 mins away. And it is enjoyable to walk to center. We stayed in the Nord room that has a nice balcony, a lot of space, comfortable bed and new furniture. The shared bathroom was very clean and new. Paolo cannot stop himself cleaning a part of the apartment though it is amazingly clean. And he recommended us Za-Za restaurant where we ate the best food we tasted in Italy. The room was lovely, sharing the bathroom is no problem at all, you can fix your own breakfast (whenever you want), and Paolo was great! This was a great B&B, except for the location! Even with a map, directions, and 2 Italians who lived nearby, we had trouble finding it. It's near a bus stop but trying to find your way back is a nightmare. However, it was clean, towels (though rough) were clean and free, and a nice breakfast of bread, croissants, jam, etc was provided. this B&B is first, really cheap, we were in bathroom shared-double room. even it was sharing, we weren't that diappointed. because price was wonderfully ok, but the room didn't have air conditioner but fan. and after your booking, you should contact with Paolo by e mail about what time you can get there. he isn't always at home, so for good organizion, tell him just what time you would be there, and how to come. from train station, take bus 22, 57 to Boccherini station, it's not far from there. transportation isn't so bad, to the centre it takes around 20-25 minutes. breakfast is really okay, kitchen is opened area so i think you can use kitchen somehow. room is really nice, and the town is also nice, safe. we had really okay trip there.

To summarize, "A Firenze da Paolo" is a great place to stay in Florence!! I would definitely stay in this place again if I visit Florence next time. (1) Pros: Clean / Spacious / Comfortable / Modern / Reasonably Priced - Overall, great quality for the price you pay (2) Cons: Relatively Miscellaneous #1 Difficult to find - If you arrive in Florence at night (e.g. after 9pm), I would recommend you to take a taxi. Then, your taxi driver will take you to this place within 10 minutes. - If you arrive in Florence in the daytime, please take 22 or 57 right in front of Firenze SMN. Ask Paolo about the details. He will kindly answer your question. #2 Difficult to open the door - When you arrive at this place, you will come to see Marco. You have to ask him to show you how to open the door. I had a really hard time to open the door. (but, kind neighbors helped me at last.)

We liked our stay at Firenze da Paolo very much. Some advantages: Paolo is very nice and welcoming, there is a parking (7 euros for 24 hours), the room is spacious, very clean and modern, very cheap, the breakfast is good, and the hotel is only a 10-15 minutes on bus from the centre of Florence (Santa Maria Novella). Some minuses: the air conditioning is not very powerful, Paolo does not speak English at all. We recomend this B&B for those who have a low budget and want to have a pleasant stay in Florence.

Muy buena atencion por parte de Paolo y Marco. Ambos fueron muy amables y pacientes. El B&B es muy limpio y ordenado. Por su ubicacion en las afueras de la ciudad, es necesario estar en auto.

Alloggio carino, spazioso e pulito. Colazione sufficiente. Parcheggio invece negativo: il sito non diceva di richiedere già al momento della prenotazione il posto auto, così la prima notte ho parcheggiato in divieto di sosta, pagando comunque il posto auto!

The apartment is ran by two men who also have jobs on the side. We arrived early and had to wait 30+ mins. for someone to show up. The bed in the double room was very very noisy and I don't recommend this place for a couple. You can also hear a lot of conversations in the building and footsteps above. The provided towels were like scratchy sponges and I thought they were floor mats at first. The rooms were clean but it was like stepping into the 70's because the decor was so out dated. There was also no reason to charge us for parking. If you stay here use buses 22 & 57 to get into town. By the way 2 days in Florence in enough time to most of everything.

I booked a double en-suite room. When I was shown to my room there was no en-suite; when I questioned this I was told "But you have private bathroom". The bathroom was in the hall, where anyone could have used it. There was a kitchen sink in the room - not plumbed in. No offer of reduced rate; no appology. On checking out I noticed B&B is split into "Alton Room" and "Alpha Room". I booked into Alton Rooms - the room I was given was in Alpha part. Double booking I suspect. I don't NEED en-suite when I have a room, but I'd like to get what I pay for. I think I booked "a room with a view" as well. Alton rooms had this - but mine didn't! PS Breakfast rubbish - but same as most 'cheep' b&b, couple of slices of Melba Toast, prepacked croissant and coffee.

It's a great place for short stay. The room is large and clean. We can use kitchen at will. Paolo is very friendly and helpful. The only drawback is that it's a littly bit far from train station by walk. But you can take bus No. 22 and 57 there. We had good memmory on it.

This B&B is located inside a normal building near the centre of florence (10 min by bus), the place is not impressive but the b&b itself is very tasteful, very cleaned and modern. It is well decorated and spacious. With a small tv set, a varanda. The 'no-no's: the mosquitos. Be prepared! The breakfast is left in the fridge for you to make it the next day! For what you pay for, it should be much better.. and hope for quite neighbours, if not you'll hear everything they'll say...or do. We didn't meet 'Paolo' - whose name is in the title of the B&B- but we had the pleasure of meeting Marco who is a very nice guy! He gave us guides to the city and told us what we needed to know in terms of public transports. The B&B has private parking if you want to pay..but it is safe and not that expensive, compared to what you pay to park inside Florence..

It was my first time in Firenze, but the B&B was very nice. Paolo is a nice person and he explain us everything about the city, like a turist guide. Also we arrived earlier and he could be there for us. It is not so near to historical center, but there is a bus stop and it takes 15 minutes to arrive to the center. If I come back to Firenze I will go to this B&B again.

Paolo is a very friendly guy and the room was big and very clean. Firenze is a place where hotels are expensive but for that price I would have expected to be closer to the town center(You can take the bus if you want to)!!!! Having a kitchen allows to eat cheaper than going to the restaurant and typicall.

It's a comfortable accomodation, although it is a bit far from railway station on foot. I can reccommend everybody, who wants to discover Firenze and Toscana. And there is two chip supermarket in near here.
