Bed without Breakfast (for Breakfast you have to go to a public Cafe next door). We booked a double room with interior bathroom five months in advance. What we got was a room different as shown in the inernet with an external bathroom opposite. Depressed atmosphere in the accomodation facilities.

The location was very near the Florence main train station (SMN), a good transit point for those travelling to rome, venice etc. Easy to find the hotel. Antonio, the owner, is very friendly too. Room was spacious and clean. Water for shower a little cold but otherwise the room is great value for money.

Unfortunatly we haven'nt the mail conformation with us, so the owner of the room told us, that the price don't include breakfast. Comming back, we noticed that we did not get the full service (eg. breakfast) we had paid for. All other aspects of our staying were quite ok, we could use the room at arrival time at 7 a.m. and at the day of departure, we could have a shower at 9 p.m before going back by train. The hints of the owner of the room about food were excellent. So we are sorry and sad that we trust fully to the owner - be carful to get the full service you are paying - take the confirmation with you to avoid discussion about it!

Stanza molto ampia e pulita. Il signor Antonio è stato gentilissimo. Siamo rimasti estasiati per "Fiorenza", la nostra stanza, per l'atmosfera molto riservata e l'ambiente curato. Ottimo il rapporto qualità/prezzo !!!

The room was lovely, clean and spacious. Our host, Antonio was helpful with directions to the museums. The bathroom was immaculate. I wish there was an elevator but we knew that ahead of time. The teenagers had no problem darting up the stairs. Just this 50-something chubby mom had to stop and catch her breath half way up.

I was disapointed that breakfest was not served in the hotel but in bar which was situated about 30 m from the hotel.Unfortunately on Sunday this bar was closed.It shouldn't be like this. But the whorst thing was that we've got from the director 5 EUR/sic!/ - for two people for this breakfest. Amazing. I didn't like also that all rooms are on the third floor without elevator.

Easy to find. Well marked from the street. Room was "European-small" but neat and well kept and in an excellent location. Nice private bath. Host was very attentive and helpful. Take note: that this is a 3rd floor walk-up (three floors up from ground floor). 93 steps with no elevator. Managing the steps carrying luggage on arrival or after a long day sightseeing may be difficult for those with walking difficulties or who are very out of shape. Otherwise excellent for a young couple. Common areas restricted to just the main hallway. Breakfast is a bread roll, coffee and juice at a cafe two doors down the street. If you need a larger breakfast to make it through the sightseeing to lunch I recommend you stop at the local store and pick up something to keep in the room. There is a refrigerator in the room. Easy walking distance to all the central Florence tourist attractions. I would recommend this property to anyone physically able to navigate the stairs.

The room was spacious but there was an odour coming from the center court and we did not like having to go out to a coffee bar for breakfast, which we did not in fact receive as the proprietor did not give us a 'ticket' and the coffee bar refused to give us breakfast without it. The people in the coffee bar were not at all flexible and we found them rude.

Extremely welcoming and helpful host. Very good sized and nicely-appointed rooms. The hike up to the top floor was a bit tough for our elderly travel companions, but the stairs were wide and flat and well lighted.

We found Belluvue Hotel to be every thing, we wanted. The location was great because we came in on the train, it was easy to walk to and easy to find. The size of the room and the bathroom were great. Just be sure you are ready to walk up 3 (I would say closer to 4) flights of stairs. Great place!!

Antonio was very gracious and helpful. He met us at the door and called us by name. We were very surprised and pleased at the spaciousness of the rooms. The air conditioning worked very well. One very minor complaint: the bathroom smelled a little, probably due to the "electric toilet." (not obvious from outside the bathroom) We would highly recommend this bed and breakfast to anyone staying in Florence.

The hotel is very convenient to the rail station, and within easy walking distance to everything - it's on a busy street, so there was some noise in the room that faced the street, but the room at the back was very quiet. Antonio and his wife were extremely gracious and made us feel very welcome. We would defintely stay there again!

Very warm and personal staff. Made us feel that we belonged. Good central location and the room we had was very quiet. Our only criticsm was the breakfast, which was in a local "tabac" and not very good, except on Sunday, which was quite a distance away. We would recommend staying here. A good value for Firenze.

Antonio was so friendly and helpful! Spoke excellent English. The room was HUGE and well appointed. We overlooked the main street, but double-glazing and multiple sets of shutters allowed us to chose the degree of light/noise/privacy we desired. Highly recommend this hotel if you don't mind three floors of stairs (no lift). We didn't mind and would stay there again without hesitation.

Ideal location for walking from the train station, and convenient to central Florence. We were able to check in early to drop our luggage and take off. We were taking a late train to Rome the following day and were able to leave our luggage at the hotel after we checked out in the morning, enjoy a full day in Florence and then pick up our bags on the way to the station in the afternoon. The room was very large with air conditioning and comfortable beds -- perfect for our family of four. As there is no common sitting area or breakfast room, the price included a voucher for breakfast at the bar a few doors down the street -- coffee, pastries and juice served at a sidewalk table. All around a good value for the price. I'd recommend this for anyone staying in Florence a few days, especially for families -- just be prepared for several flights of stairs up to the 3rd floor (no elevator).

I and my wife stay in the hotel for 4 night. we had a great time in the Florance. This B&B does not got elevator so you have to carry your onw bags up to 5F. and in the room have no hot water kettle, it is not convenient. Breakfast small light ,very near the hotel in the same street foot away 20 meter, but on Sunday it is the problem far way !!! at night only a little bit noise once but ok. the other thing were very good. For the B$B it really is 5 star. location is excellent !!!!! i paid cash the owner were happy :).

I would recomend this hotel to all my friend and family. It was jost EXCELLENT!!!! Before trovelling to Italy I heard some recomendation from people "don't stay in two star hotel". Well I would rate this plase as 4 to 5 star hotel. I felt that I am staying with my family. It was great.

Antonio provides a wonderful home away from home. He obviously cares about his guests, and is always available to help. The room I stayed in was more than spacious. Keep in mind there is not an elevator in the builiding if this would matter to you (4th Floor)

The location of hotel Bellevue is near to S. Maria Novella station but it is on 3rd floor of building and no elevator. No private toilet but have shower in room. The host Antonio is very friendly so I still had a good time when stayed there.

At-home like place. The room was very large and equippped with a shower, no toilette. The owener who warmly welcomed us said to have it in every room by next year. No lift to the 3rd floor where the entrance was located, the area of dark staires was in reform to give a bright impression. This place shall be more cozy then. The breakfast service is given at a nearby cafe, which opens only at 8h00.

Nice room, very spacious. Very helpful and attentive staff. No in-room or in-facility telephone. Phones are across the street from a fourth floor facility. In-room shower and sink but no in-room bathroom. all slightly inconvenient.

This is one of the best hotels that I stayed in Italy! The owner is very friendly and helpful. He gives every gust a big warn welcome which you'll feel right at home! The room is so big that it is the size of most of the 1 bedroom apts. in New York City! Everything in the room is clean and new. The location is great: close to the train station as well as other attractions that the city of Florence offers. As far as the price, it is CHEAP for what you get! This little hotel is a gem waiting to be discovered! It is a very comfortable stay and I highly recommend it to every traveller! Oh, anyone who is planning to stay there after viewing my comments, please say hi to the owner's cute little doggie for me! Thanks.
