The apartment is situated in a really nice old building just off Andrassy ut. close to a metro station. It is designed for self-catering, but there was no kettle for boiling water, and the stairs to the mezzanine sleeping area are very steep. Could do with a few more comfy chairs, too.

The living/sleeping room is spaceous, however with the number of unused and uncovered beds it is not that cozy to relax. It is more hostel alike. The kitchen is used as living room instead.

Good location. Facilities poor. Noisy bars nearby.

The apt we stayed at was perfect for my group. We stayed at the apt right across from the Opera house, in a historical building. The apt was spacious, with 4 beds fitted comfortably. There was a large common area and a large kitchen. It is located in a very upscale area, yet it is close to quite a few bars and clubs. On somedays, we were woken up by the beautiful voice of the opera singer warming up for the evening performance. On other days, we saw dancers dressing up for their show. It was the perfect location. The only complain is that the shower door does not close properly. So we always had a puddle of water in the bathroom after each shower. Overall, I would recommend it to someone who cares about the location and size of the apt and be able to ignore minor inconveniences.

Old, decayed flat in a fantastic building in a fantastic location in Budapest - just next to the Opera building and a few steps away from the famous Andrassi avenue and a metro station. However, beware: the flat interior is really decayed and IS NOT SUITABLE FOR YOUNG CHILDREN - there are hanging electrical outlets with wires showing throughout the flat. The flat needs to be refurbished.

Accomodation was adequate. What stood out was the services of Edgar; he picked us up at airport; made our trip most delightful; eager to please, accomodating. etc...etc. Location of apartment was very good. Facilities were adequate...could have used newer towels and sheets (everything was clean..but very used).

It was a spacious room with three beds in one room. It caters to Europeans and not necessarily Western travelers who are used to changes of towels instead of one towel per person for four days. the furniture was kind of hokey, a folding table in the middle of the room with a whole in it. However, for the location and the economy traveling we were doing, it was just okay. your scale needs to have a "not applicable" column as we were forced to answer questions that did not apply, like photos, services, etc.

The location couldn't be better. The apartment is in a beautiful old building next to the Opera House and the Opera metro stop. Four of us were comfortable there.

Four nights. Service provided by Mr Edgar was excellent. Pricewise this is value for money. However the owners need to inspect the quality of the bath towels as I feel that they need to be replaced as they are well worn. Everything was clean but a few refinements would assist.

My friend and I stayed in the apartment at Liszt F. square, 11 ("Oktogon" subway stop--one short stop away from "Opera") for four days in May 2006 which I booked through venere.com. The apartment is owned by the same person who owns the other "Opera" aprartments, of which I understand there are at least a half dozen (all located in the Opera-Oktogon area). Overall, it was a very decent place to stay. The location is amazing--you're in the middle of everything! There are lots of restaurants, conveniences, sights to see in the immediate surroundings, plus the subway was literally one minute walk away from the front door--yet the appartment was very quiet at night as the windows face an enclosed inner court). The apartment itself was very simple (basic, scarce furnishing, somewhat outdated kitchen) but functional. The value was good (it's EUR 30 pppn so we were paying EUR 60 per night for the apartment) compared to Budapest hotel rates, but I did find out that it is possible to find an even "nicer" apartment in the same area for EUR 45-50 per night (regardless of the # of people staying), if you know the right people... One thing that was kind of annoying was the fact that the owner lives in Italy and requires the payment in euros, so we ended up losing some money on the exchange rate as the ATM's in Hungary don't dispense euros, but only Hungarian forints. But, once again, we were quite satisfied with the place.

'Opera' has several appartments in convienient locations. You get whatever is open. foriegn owner, but local agent Edgar was efficient and multi-ligual. Appartment was sparcely furnished but comforable. No common area as these are individual flats and there is no office. . . call Edgar if you need help (we didn't)

The room was noisy but that could hardly be avoided owing to the location of the apartment. Budapest is a fantastic city and we did enjoy our 5 days there. I'm glad we didn't plan on cooking in the apartment because there simply was not enough kitchen equipment. No kettle!! The only real problem that we had was Edgar's driving which was EXTREMELY dangerous. He crashed the car on the way into Budapest from the airport and spent 30 minutes of our time filling out an accident report. This did not surprise us in the least since driving at that speed with a mobile in one hand and a bottle in the other is ridiculous. I suggest that you stop offering your customers transport from and to the airport. Let them take a taxi with someone who can drive. Otherwise, a great stay. Thanks!

We were met at the airport by the apartment owners representive (Edgar) in Budapest. Unfortunately he was 40 minutes late to collect us. We had to wait outside the apartment while the cleaning was finished before we could leave our luggage. On the morning of our departure we had to leave by 9.15am as the cleaner was arriving then as they were expecting guests on the same day. In Summary the apartment itself is good and in a great location. So if you are flexible and don't tend to worry about everything going 100% right all the time then its worth staying. But if the little things bug you then its probably not the place for you. We also found taxis you just as cheap as the transfer service offered.

Although we booked Opera apartment, we actually were placed in an apartment 200m away on Terez Korut. The apartment was spacious, but on an incredibly noisy street, which is not what we wanted. Also, there were no pillowcases and the bedlinen was very poor. We still enjoyed Budapest however, and would return, but maybe not to this apartment.

We had a bad experience because the person who usually picks up and signs into the apartment was not available (his mother was getting married), and the substitute was not knowledgeable. The apartment had not been cleaned between the previous guests as they were waiting at the apartment to be picked up when we arrived. This was an unusual circumstance, but does not excuse the condition of the apartment. The washing machine does not work (Budapest does not have laundromats, we arrived on a Saturday afternoon and the laundry was closed Sunday and Monday for a holiday). The kitchen did not have a toaster or even a coffee pot. The beds were small (although comfortable) with a quilt that did not cover two people. The shower curtain rod came down. There is no comfortable seating. The owner lives in Italy but should come to Budapest to upgrade this apartment because it has great potential to be really nice. The best asset is its location right next to the opera house, not far from town center. By the way, the photo of the building in the website is the opera house not the apartment building. We did have a very nice tour with the charming Mr. Edgar, the person who usually picks people up.
